This Florida villa is located in the gated community of Cumbrian Lakes and is situated only a short drive from the large Florida attractions yet at a distance where you can feel a sense of peace and harmony with nature. Our luxurious, single story, fully air conditioned villa has 4 bedrooms and 3 bathrooms. The villa also has its own games room and screened pool with a spa and a large patio area which looks out onto conservation woodland. The Cumbrian Lakes community is a peaceful place to stay.
Facilities
Living
The living area is a large open plan space which hosts a fully equipped kitchen, dining and lounge area. This area leads directly out onto the pool through patio doors. With its high ceilings this area has a spacious, bright and airy feel.
Kitchen
Out kitchen offers all appliances you would expect in your own home including a large oven, microwave, dishwasher and fridge freezer with ice maker. A separate utiility area is also provided which contains a large washer and dryer.
Dining
A dining area is provided in the living area and seats 6 people. Alternatively you dine outside by the pool.
Bedrooms
Our villa has 4 bedrooms to choose from, all of which have ceiling fans, televisions with cable TV and plenty of storage.
The largest of the rooms, the master suite, leads directly out onto the pool area through sliding patio doors and has a king sized bed, 2 large walk in closets and a large, luxury en-suite bathroom with his and hers washbasins, shower cubicle, 2 person corner bath and a separate toilet.
The second bedroom hosts a queen size bed, large closet and also has its own bathroom adjacent to the bedroom containing a bath, shower and toilet.
The third and fourth bedrooms both contain twin beds. These rooms share a ‘Jack and Jill’ bathroom with bath/shower, toilet, separate vanity area and linen closet.
Games Room
Our games room contains table football (foosball) and a full size pool table which can be converted into table tennis table.
Pool
Our large pool with spa is fully screened and looks directly out onto conservation woodland. A screened fence is also provided to keep small children away from the pool. Pool heating is available at an additional fee.
Outside
Our large screened patio area looks directly out onto conservation woodland. The outdoor area has an outdoor wall shower, table, chairs and sun loungers.

We had a great holiday in the villa, Becky was really helpful, gave us all the information we needed and kept in touch including checking in with us during a forecasted storm. The villa was great, in a fabulous location and just like the pictures with no issues, wouldn’t hesitate to stay again.

Fantastic Villa - Great Location - Excellent Comms
We stayed at the villa for a month in March 2023.
The villa itself is amazing with everything you could ask for.
The location is exceptionally easy to get too from the airport and it was in a lovely quiet location with extra parking outside the villa on the road.
The kitchen had everything you could need.
The Jack & Jill bathroom shared for the twin rooms was an extra bonus for us. So there was plenty of bathrooms. Opposite the main bathroom was the utility area which was perfectly snuck away for our washing.
There was also in the Garage/Games Room a high chair, Pushchair & Car Seat to use which we did use alot :))))
The Pool was lovely and had lots of sun during the day. The security net was a bonus because we had a toddler but that can be removed.
From the first contact to the end of our holiday the communication via emails were brilliant.
I cannot recommend this villa highly enough because it was everything we asked for and more.

Excellent Villa - Highly Recommended
We have stayed in many villas over the years and this is up there with the best. Everything is here for you to enjoy your stay. Home from home really.
Lovely large pool area with plenty of sun loungers and chairs.
Rooms were all clean and spacious with comfortable beds. Master Bedroom was especially spacious with lovely large en-suite.
Location is also ideal for the parks, Disney 20-25 mins with Universal roughly 30-35. I would highly recommend this to others.

Fantastic House

Post pandemic Florida holiday
Original stay booked for April 2020 and booking honoured by the owners until August 2022, post pandemic, with no additional costs.
Cumbrian Lakes was a perfect holiday home, very clean and comfortable with all the facilities required. Pool was terrific and used daily, games room was a lovely bonus. Close enough to all the amusement parks etc but far enough away to be peaceful.
All in all a lovely place to stay and we would definitely stay gain when we are visiting Orlando.

Amazing Villa and Owners
Our stay at the beautiful villa in Cumbrian Lakes was amazing in every way.
The villa is in the perfect location in a quiet neighbourhood near to everything Orlando has to offer. The high ceilings and comfortable large rooms furnished to a high standard, ensured we always looked forward to getting back each day.
We spent lots of time by the pool and had the pleasure of seeing lots of wildlife in the conservation area behind the screened pool area including raccoons, deer, a hawk and lizards.
Becky was our main contact and was a great communicator, incredibly helpful and understanding when we encountered a passport delay.
There are a lot of rental villas in Orlando, but in future this will always be our first choice.

Home from Home
We have stayed at this Villa 3 times now and have been spoilt by the heated pool and overlooking the conservation area and entertained by the wildlife. This villa is in a prime location to all the parks and everything on the 192.
The villa is always clean and has every thing you need to enjoy our stay and whilst this villa is still available to rent we will not stay anywhere else!

One of the best we have stayed in
Having stayed in many Florida villas for years we have stayed in some awful Properties , and some fantastic homes, this home we would defenatly return to. The home was lovely and clean , easy to get to, the management company where excellent and always helped with any problems . And the owners could not have been better ensuring everything was covered, and you had no problems , both before your holiday, during , and after your holiday . So when thinking of booking a Florida villa do not overlook this property you won't regret your decision our stay was for 50 nights and where highly delighted with our choice of villas.

Kissimmee vacation
The villa is very well maintained in a great location for the theme parks . Cumbrian lakes estate is very quite and the main 192 highway is just 10 minutes away for all your groceries and eating out.
If you are very lucky you might get a visit from bambi (deer) .
Judy&Becky will keep you well informed about your stay nothing to much trouble the house has everything you need .Having stayed at the home for the last 3years would not hesitate to rebook or recommend to family or friends

Our stay at Cumbrian Lakes
This was our second stay on Cumbrian Lakes at this lovely villa. We had a brilliant stay and it was just as good as our previous stay......well we knew it would be. The villa is an excellent base for exploring the area with easy access to all the areas attractions.
The villa is suitably equipped with everything you need and more. We really felt at home. We would fully recommend this villa

We have stayed in central Florida for the last 25 years or so and rented villas for the last 10 or thereabouts. Of the various villas we have stayed in this was the best with plenty of room and nicely situated. Everything was as advertised and we enjoyed it immensly.A suggestion to make it better would be TV instructions and some cleaning products on arrival such as washing up liquid or similar. Late flight arrivals benefit from something being in the house on arrival until you find the shops. We would stay in this villa anytime as it ticked all the right boxes and would certainly recommend it to everyone considering renting a home from home in Florida.

Great villa
We stayed here for 2 weeks and thought it was perfect. We were well informed before we left with all the details and directions for the villa. When we arrived everything was clean and tidy. Our Stay at Cumbrian Lakes, Florida
We have just returned from a wonderful holiday in Florida. We stayed at a lovely villa on Cumbrian Lakes. The villa was very clean and pristine and catered for our every need. The lounge area is very spacious, leading to a dining area and fully equipped kitchen. The bedrooms were excellently furnished all with TVs and the master ensuite was fantastic. The other bathrooms were also very well serviced. An added facility is a games room which provided many happy hours of entertainment. The pool area is lovely and we spent many happy days in and out of the pool. Backing onto a conservation area we were able to see some of the local wildlife which included deer.
We would fully recommend this villa which enabled us to have a brilliant stay in the sunshine state and will definitely be back.

This villa came very close to excellent.
Great villa with great facilities. Had problem with pool which was resolved in 5 days. Little short on cooking equipment and would have liked a welcome pack as arrived quite late in the evening. Had to use the corners of the lanai to get the best of the sun but did manage a tan! Great location for all Orlando/Kissimmee has to offer.

Easter Family trip
Our stay at the Cumbrian lakes villa was faultless. The description of the villa was accurate and all of the ammenities lived up to expectation. It was great having the pool and the kids were a permanent feature in it when we returned each day after our activities.

Great Florida Villa
We found the villa to be very clean and spacious, very well equipped with all you need for a two week holiday. The pool area is very welcoming with multi coloured pool lights and a jacussi too.
The villa has a very nice relaxing lounge area with a fully equipped open plan kitchen.
The bedrooms are very tastefully presented, with comfy beds.
The garage which has been made into a games room is terrific for kids, and adults too.
The villa itself is nicely situated in a very quiet cul de sac, part of the gated community of Cumbrian Lakes. We have stayed in this community several times and have always felt extremely safe. It has a terrific lake with pathways all around where this year we had a great up close encounter with an alligator that has made its home there!!
We visit Florida every year and would definitely stay in this villa again. The owners are extremely helpful with the booking process and genuinely nice people to deal with. This is their home from home, and they make you feel like it is your home from home while you are staying there. We would recommend this villa to anyone wishing to stay in the Kissimmee area, close to all the attractions that Orlando has to offer.

A beautiful villa with everything you may need for a wonderful holiday. This villa is in a good central location about 15 mins drive from Disney and about half an hour drive to universal and International drive. Pool area is lovely and everything is to a high standard.

Fantastic!!
We had an amazing time. It really was a 'home from home'. The Lounge is a good size as is the kitchen - which has everything in it!! The bedrooms are also a good size and we loved the walk in shower!! We loved the heated pool and BBQ area - which we used a lot. It is brilliantly located for the parks and restaurants.
We would definitely stay here again and highly recommend it!!

Fantastic Property in a Fantastic Location
No one could fail to be impressed by this beautiful villa furnished and equipped to such a high specification.The lounge is for relaxing in front of a large TV on comfortable sofas and armchairs. The kitchen has everything one would need. Each bedroom, individually styled with its own TV, has every amenity and the spacious master bedroom, with its beautiful en-suite is to die for.We loved the pool and spa with its comfortable sunloungers and dining area, after a day spent in the nearby parks and attractions.So much thought has gone into providing every comfort, including free wi-fi access,ideal for identifying wildlife from the conservation area which backs on to the villa.Even a cupboard full of books was there for us to use. We loved our holiday here and would highly recommend the villa to both families and couples.
