Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community, and pass the welcoming waterfall, you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve Orlando community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
After a hard round of golf why not check out the locals favourite bar, the Paddy Wagon! Located at Berry Town Center, the nearby shopping plaza, the Paddy Wagon has quiz nights, ladies night and lots of drink specials. As well as multiple tv screens showing all your favourite sports and English Premier football.
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it’s easy to see why!
Highlands Reserve Orlando Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

- Epcot - 15 miles
- SeaWorld - 21 miles
- Universal Studios - 24 miles

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Perfect villa for families
My family and I have just returned from a long break in Florida at Diane's villa and everything was perfect!
The villa itself is clean, spacious and very well equipped to be used as a home from home with a great pool that overlooks the golf course and gets sun most of the day. The kids enjoyed having a splash morning and night and the sunset views over the back were quite magnificent.
Ideally located, the villa is just 25 minutes (max) from Disney and a little more to Universal with lots of shops and restaurants within a short drive.
The highlands estate in which it is located is quiet and modern and has the golf course which looks amazing in the sunshine. Unfortunately I didn't get the chance to have a knock but often watched the fairway shots to the tenth hole along with seeing a few of the wild birds in the area (including a golden eagle one morning).
I would highly recommend the villa to any couple or family visiting Orlando and we will more than likely be back in future.
Many thanks to Diane personally, who made the experience so simple and enjoyable.

Perfect Villa June 2023
This villa is lovely, bright, and spotlessly clean, with a great location, and very well presented. Communication with Diane was always first class ... with immediate response and support. On arrival we had a little problem with the pool heating, but not only did Oscar from the management team come out right away and solve the problem, but Diane telephoned from Canada to ensure all was well. Can whole-heartedly recommend!

Home from home
Just back from a 2 week stay in this lovely villa,set in a peaceful and tranquil setting-ideal location for all we had planned.
I have stayed in a number of villas over the years and this was certainly the best so far.We loved relaxing round the pool in the evening with a nice cold drink,watching the fantastic sunsets.
The communication from Diane was first class both before and after returning and would have no hesitation in recommending a stay at her villa,hopefully we can return in the future.

A great vacation
This is a really lovely property in a very nice, quiet location. Very good if you play golf as you back on to the course. Thanks to Diane for all her help and assistance during our stay, we had a great time. Would definitely recommend this property and look forward to staying there again.

Amazing villa !!
Me my husband and our 2 kids age 17 and 15 stayed at this beautiful villa in October this year for 2 weeks. Its in a fantastic location, not that far from Disney and the villa has everything you would possibly need! The area around has lots of restraunts and supermarkets so you don't have to travel far to eat out or do a food shop. Diane the owner has been very helpful from us booking the villa to us coming home nothing was too much trouble. The communication has been brilliant!! I would give Diane and her beautiful villa 10/10 and cannot wait to come back !!

Home at last!
This was our 3rd stay in Diane and Joe’s fantastic villa, it has everything we need for busy days in the parks and relaxing evenings by the pool. It’s such a home from home for us. Just want to say a huge thanks to Diane and Joe for being so accommodating to us after we had to cancel due to covid in 2020, we really hope to be back real soon xx

Superb, fabulous, home from home.
Great, great owner, excellent and detailed information. No question was too much trouble. The villa is perfect, great lounge, well stocked kitchen cupboards, beautiful master king bedroom, lovely queen bedroom and a Twin room (we didn't use). Location was perfect, nice and quiet, pool overlooking the fairway of the golf course. Lovely lighting in plants for night-time. Plenty of pool furniture. What more could you want. We will definitely be back as this is the best villa we have stayed at in all our years of going to Florida.

Fantastic holiday location
We stayed at Diane's property in August 2022 and had an amazing couple of weeks.
The property has everything you could want from a home from home with the added bonuses of a fantastic pool area and amazing weather to top it all.
The property was well equipped, clean and well maintained.
Any questions we had were answered quickly by both Diane and the local property management team.
Access to the Disney Parks is straightforward and with the help of Google Maps, or equivalent, there are many route options to help avoid any delays or problem traffic.
My favourite spot was chilling on the lounger by the pool overlooking the golf course (not too busy while we were there).
If we are ever lucky enough to be able to return to Disney, we will definitely consider returning here.

Fantastic Holiday Villa
We were lucky enough to pick Diane’s gorgeous villa for our long awaited holiday for 2 weeks in August 2022. It was perfect & absolutely spotless, the pool was a delight after a long day at Disney. It was comfortable, everything you needed was there. The information supplied by Diane was just great, located it from the directions really easily, it’s literally 15 minutes from Disney & is in a great location, nearby everything you need, but in a lovely quiet area. It’s got the biggest most comfortable bed we’ve ever slept in! The pool was cleaned weekly, the pool chairs were plentiful & comfortable & with an umbrella should you need it. Would highly recommend a stay here & would stay again without hesitation in a heartbeat. Diane was so helpful with our booking & nothing was too much trouble. Thanks Diane, we had an absolutely amazing holiday!

Fantastic Holiday Home!!!!
Everything about this villa was fantastic, from the start Diane’s communication was excellent. The location is ideal for exploring the parks and it really is a home from home. If your looking for a 3 bedroom 2 bathroom villa near Disney, I don’t think you can beat this, trust me I have stayed in many over the years. Loved the whole experience, the rear outlook over the golf course watching the sunset was beautiful. I would not hesitate to recommend this home from home as a place to stay.

Home from Home
I’ve had the pleasure of staying at this villa on several occasions and would highly recommend it. The villa is clean comfortable and very safe! Traveling by myself with my daughter it was important to me to feel secure and this villa definitely met my requirements. The pool area is large and the pool is cleaned regularly. The host is very approachable and answered any questions I had promptly, which also assured me with my stay. If you’re looking for a well equipped villa in a good area then I would not hesitate to recommend it.
All bedrooms are fresh and clean and a comfortable lounge to relaxing in, kitchen is well equipped and washer dryer is definitely a bonus!
All in all a little hidden gem.

Our fabulous stay at this vacation home 2nd time
This was our 2nd stay at this beautiful, clean & spacious well kept home, as we last stayed here before in 2019 & enjoyed our stay , hence our return June 2022. We stayed 3 weeks each time.
Diane is very informative as to location & details required prior to arrival & makes it very clear if you have any questions that she may help to accommodate with. The property is very well maintained & clean, along with an abundance of clean bed/bathroom linen & every thought is taken to a pleasant & comfortable stay. Every effort is taken in to consideration to be enjoyed in this home.
The pool & tranquility of the outdoor space is superb for days when you want to take things slow. The house is easy to find in a very desirable community location of Davenport
This is a lovely suitable home from home for us, with all the surrounding amenities as well as to being close to family/friends, within close proximity in neighbouring Clermont.

Home away from home !
This was our first vacation as a family post the pandemic and we wanted a home away from home. This property really surprised us with its location, cleanliness, amenities, service etc. My teens really loved the space, privacy and the wonderful pool and hot tub and did not want to leave the house for any other activities. As a family, we were able to create wonderful memories. All in all, 5 stars for a great experience.

A relaxing retreat!
We spent two weeks staying in this lovely villa. It was so comfortable and made a fantastic relaxing retreat after hectic days in the theme parks. It was an ideal size for our family of 4 including two grown up children! The outlook from the swimming pool was lovely with views through the trees to the golf course. I wouldn't hesitate to stay here again should we return to the area.
The owner and the management company were both great and very responsive. I would thoroughly recommend this villa!

Hidden Gem
This is our 11th year coming to Florida. This is a lovely 3 bedroom villa, I cannot believe it is not more booked, it is very clean and well kept, nothing worse than a long flight, turning the key and finding not that was described or the photo's being 10 years old. Special thanks to Diane from start to finish she has been very professional in all our dealings, and everything she promised to do she has done, this alone builds confidence in the overall package of renting this villa. There has been a few updates since the photo's where taken and I think Diane is always updating all the time. I would have no reservations at all in recommending this villa to anyone. Also Iain and staff from management company also very friendly and sorted out our minor issues very quickly.

Amazing Villa
My wife and I stayed in this Villa last year. We have been visiting Florida for many years and although we have stayed in bigger Villas previously none was as nice as this. Great location for golf & Disney. Beautifully maintained & great service from the Canadian owners. Couldn't fault anything.
