Formosa Gardens Vacation Rentals and Villas in Orlando, Florida

Formosa Gardens Orlando villas and vacation rentals in Kissimmee, Florida.

Formosa Gardens Estates is arguably one of the closest communities to Disney World. This luxury gated community has premium Orlando vacation rentals making this a very popular location. NO SERVICE FEES

Formosa Gardens in Florida offers an exclusive development of spacious, executive 4, 5, 6, 7, 8 and even 9 bedroom vacation rentals and villas, so can cater for parties of all sizes. Most of our Formosa Garden Florida villas have oversized plots, with fabulous pools, spas and extended decks. Many of the Formosa Gardens vacation rentals have the additional benefit of internal games rooms, and even home cinemas! The wide boulevards and palm fringed streets add to the spacious feel of this Florida community, we have homes on Spinning Silk Court, Sea Pearl Circle, Emperor's Orchid Court, Formosa Boulevard, Rising Sun Court and Plum Blossom Court.

Built around a central lake (Star Lake), many of these Formosa Gardens Florida villas have fabulous lake views. This executive community is an ideal holiday location for families. Formosa Gardens gated community is located off Kissimmee's Hwy 192 West at Mile Marker 4 - less than 3 miles from the Disney theme parks, so that you can be first in the gates each morning!

What makes Formosa Gardens sort after is the size and layout of the homes as most of them have larger than normal plots, pools and are general living space. There are also a number of custom built homes like St Georges Manor which is 8,500sq ft and has 8 bedrooms and 8 bathroom as well as a lagoon pool. It's elegant furnishing, home cinema, large balcony over looking the pool are unlike anything else you will find in a normal vacation rental and it's homes like this that make Formosa Gardens villas very sort after.

Once inside the gates of Formosa Gardens you will feel a world away from the busy Orlando theme parks but once you have had some chill time and are ready for dinner and drinks you have a huge choice right on your door step. Less than two minutes in the car on Formosa Gardens Blvd which is right out of the gates and you have an Outback Steakhouse which is an International chain restaurant serving steaks, obviously as well as fish dishes, wings and there famous Bloomin Onion.

Just a bit further down the road you have a newly opened sports bar called Buffalo Wild Wings which serves burgers & fries plus pitchers of beer and is a great place to watch all of the days games and has a great atmosphere when the matches are live so if sports are your thing this is the place for you. There is also a Red Lobster almost next door serving fresh seafood, clam chowder which I love, also steak and chicken.

Less than 5 minutes from our vacation rentals on Formosa Gardens is Rolling Oaks Commons which has a number of restaurants as well as a Super Target super market. From Formosa Gardens head back out to HWY192 and then turn left and head about about a mile down where you will come to some traffic lights, either side you will see a number of restaurants. Located here you have Millers Ale House which is another sports / family restaurant which have nightly specials so check out menu to see whats cooking. On the opposite corner is an Applebees, and then across the road you have Longhorn Steakhouse, Bahama Breeze, Olive Garden, Logans Roadhouse plus a few other like Flippers Pizzeria and Sweet Tomatoes for salad lovers!

As you can see you have access to more than enough restaurants while staying at Formosa Gardens to keep everyone in the family happy. There are of course the usual fast food restaurants nearby like McDonalds, Taco Bell, Burger King for that late night snack or 4th meal as Taco Bell call it and if you love subs you have Subway right there, my favourite is a meatball sub!

Whilst staying at your luxury vacation rental on Formosa Gardens should you need medical help there is a walk-in medical center at Formosa Plaza and a number of pharmacies nearby.

Other nearby vacation rental communities include Windsor Hills, Emerald Island Resort, Windsor Palms, Acadia Estates plus many more, visit our search page to see a complete list.

The house was absolutely gorgeous it had all of the amenities that we needed we didn't have to go anywhere only to buy food. My family really enjoyed the pool and the movie room we actually had a movie night that was awesome. I will recommend this home to anybody that's going on a Florida vacation my family have decided that we're probably going to rent this home again next year.

The Perfect Disney Vacation Rental Home!

We just returned home from a week’s stay in King Triton’s Palace. The house is located in a quiet and safe gated community close to shopping, restaurants, grocery stores, mini golf, and the parks. We have stayed on Disney property but enjoyed this experience even more as we were able to spend quality time with extended family and friends as well as have our own private pool, hot tub, swing set, and splash pad. In addition to all of those amenities, there is also a large yard which we used to play Kan Jam and cornhole. We spent a lot of time sitting on the lanai which had two tables and plenty of chairs and loungers for all. The house had ample space inside for our family of four plus three other families. The house was super clean and updated. It was in pristine condition just as the pictures show. Everything was very well maintained and the kitchen was well-equipped. The kids really enjoyed the arcade machine and everyone loved the movie theater room. You will want for nothing in this gem of a vacation home! Thank you Debbie for a magical week! A wonderful vacation!

Our family had a wonderful stay in King Tristan's Palace. The house was beautiful just like pictured. Our grandkids loved the themed bedrooms! The theater room was awesome for our family movie nights. We enjoyed the beautiful pool, the kiddie end was perfect for our youngest grandchildren to play in. We cooked almost all of our meals in the well equipped kitchen. The layout of the house was great for our family. We had 7 adults and 8 children in our group, we had plenty of space. I almost forget the playset on the property for the kids. The grandkids loved swinging and climbing on it! It is conveniently located to Disney Parks, Sea World, shopping, restaurants, etc. We would definitely recommend renting this home to anyone traveling to the area. The owner Debbie was kind and easy to work with and very quick with responses. Thank you for a wonderful vacation and we will be back!

Wonderful vacation

My family of 16 spent a great week at King Triton's Palace. The needs of family members ages 6 months to 91 years old were fully met. The house was fully equipped and had something for everyone. The pool was a terrific respite from long hot days at the parks and watching the TV on the pool deck was enjoyable. The huge TV in the media room was a favorite with its comfortable seating. The family watched the Macy's Fourth of July fireworks show on the big screen as well as sports and the kids favorite shows. The house was conveniently located near restaurants and grocery stores and was a 10-15 minute drive to the parks. I recommend the house to any family who wants to spent a wonderful vacation at Disney World. Working with Debbie Finn, the owner, and Anne the local contact was a pleasure.

The BEST Disney Rental EVER

We love Disney and frequently rent homes near Disney. We've stayed at this house several times and it continues to amaze us. The house is kept in pristine condition and the owner is diligent in keeping everything clean, new and in great working order. Since we visited the last time, the theme rooms are new and updated (and a lot better), the kitchen appliances were new, and all of the mattresses are new and comfy. The kitchen is so fully equipped we could make Christmas dinner. There are so many little touches that make the home so comfortable. We didn't need the baby equipment on this trip but they have everything if you do have young kids or babies. We loved the open kitchen -living room-breakfast nook floor plan. We appreciated the new in room air conditioners in the two downstairs masters which helped keep the house comfortable for everyone in our party - I am not a fan of Florida humidity! Many similar homes only have an upstairs and downstairs a/c unit so the extra new bedroom units was definitely noticed and appreciated. The house includes free pool and spa heat as well as the gas grill. We liked that we weren't "nickle and dimed" with lots of additional charges. The price was inclusive and our damage deposit was returned promptly. The owner Debbie and the manager Ann were responsive and easy to work with. We had another great stay and we will be back again!

A Week with King Triton

We are a family of 12 (three generations with 4 of the children between the ages of 8 and 11). This is just a great house. The children loved the pool and play area - it was so nice to have a heated pool and hot tub as a couple of the days were cool. The home theatre was a great hit as well as the arcade games and lego. The kitchen is so fully equipped. Everything we needed and lots of it. Lots of area for the adults to congregate for sunning or just for chatting. Everything is detailed as we like it. Thanks so much

2nd Stay- Love the new theme rooms

This is my second stay at King Triton's Palace. We loved the new Under the Sea pirate beds and Buzz Lightyear spaceship beds. The home is in pristine condition and the owner and manager are great to work with. We enjoyed several days of relaxation in the house without even going to the parks everyday! The pool was warm and the kids also enjoyed the swingset in the back yard.

Fantastic House in Farmosa Gardens

The property was exactly as pictured. The children's bedrooms are all brilliantly decorated, the pool with its zero-entry was a major plus point for us with two pre-school non-swimmers in tow, and the splash pad is a great addition too. The cinema room is a real bonus (but I think the air-con needs some attention in there - note - air con is great in the rest of the house). The house feels comfortably furnished and there is plenty of space if you are part of a large group. The kitchen is well stocked with everything you need and we appreciated the provision of basics like washing-up liquid, dishwasher tablets and washing detergent which you don't always get in rented properties. We liked all of the plastic children's plates and cups which meant we didn't have to worry of they made their way out to the pool are! The Lego table was a huge success with our daughter who played with it endlessly! It was nice to have so many stories to choose from for bedtime too - no need to bring your own kids books. The provision of pool furniture was excellent - you'll never be short of places to sit, and you can get sun all day but find spots of shade too should you so desire. Thanks too for all of the pool towels - makes a real difference being able to just grab a dry one every time you take a dip! Formosa Gardens still remains, in our opinion, the best location in Orlando for staying in a villa and visiting all the parks as the houses are well spaced out and not overlooked unlike so many of the other estates nearby. The only suggestion we would have - lamps in the children's bedrooms, or even nightlights as the only lights you could have on were gleaming bright white ceiling lights, and a coffee table or something similar in the lounge as there was nowhere to stand a drink if you were sat on the sofa and not near a cup holder. Other than that, a great stay. We would recommend and would definitely return. Thanks for letting us stay in your wonderful home!

King triton's Palace

Just returned from king Tritons palace with my children and grandchildren. Have to say don't know why we wasted all that money on the Park because the kids couldn't have been happier splashing around in the pool and playing in the back yard. Quiet, safe community add to this spectacular house. Clean, spacious and fully equipped and Debbie is a pleasure to deal with. Minutes from Disney. A great experience. We will be returning

Wonderful home for creating great memories!

Great family vacation home! All you need to do is bring groceries and enjoy. Amenities and location to Disney, Universal, shopping and resturants was perfect. We had 12 people and there was more than enough room. Home is also great if you have anyone that is handicapped. Most of the living area and bedrooms are on the first floor and there is room for a wheelchair. The pool is awesome for all ages! The managers Ann and Reggie responded immediately to any concerns we had. Can't say enough about this vacation home. Would highly recommend to anyone.

We've stayed at this property several times and it is always fantastic. We were the first guests to experience the newly renovated Cinderella and Under the Sea rooms....they are simply AMAZING! The house was very clean and the managers Ann & Reggie are fabulous to work with. We've never stayed in a nicer vacation home!

Perfect vacation house

The property was everything the web site said it would be. Very well maintained and fully equipped. Was very impressed with the amount of toddler/baby furniture available along with the upstairs/downstairs gate to the stairs. Conveniently located close to Disney, shopping and eating places. Met the property mangers while we were there . Very friendly and helpful with all my questions. Pool alarms on all doors with a bathroom access to the pool area that made it great for the kids. Would stay here again and highly recommend this place.

An Amazing Stay in This Amazing Villa

We returned yesterday from a 2 week stay in King Triton Villa and we all miss it already. The owner Debbie was super helpful answering all my questions before I booked and leading up to the holiday, she is very friendly and approachable. Our party was mysrlf, my husband, 3 adult 'children" and their partners and 3 grandaughters, 2 were 8 months and one 2.5 and each and every one of us couldnt fault the villa and the amenities. There is litetally everything you could ever need for babies, toddlers or children here. High chairs, booster chairs, an upstairs and downstairs stair gate, too much to list! The cinema room which I thought we might not use, we all sat in every night. We've stayed in dozens of villas in Kissimmee and the pool is far and above the best we've ever seen, for children it cannot be beaten. When my 2.5 grandaughter first got in the pool with her water wings and said "Look Nanna I'm flying' , I'll treasure that memory always. We spent so many happy hours around the pool. We are hoping to do the big family trip again in 2018 and I'll not waste time looking elsewhere we'll be rebooking Villa King Triton. Thank you for an unforgettable family vacation.

Fantastic Villa, good central location

A fantastic Villa, well maintained clean and tidy throughout. Rooms spacious with everything needed to make it a home from home. relaxing setting to come home to after a long day at the theme parks. Shops and bars close by too. I find it hard to attribute any faults, you wont be disappointed if you decide this villa is for you and your family. Any issues regarding maintenance quickly attended too by the management company. First class service. Would recommend you give this villa consideration.

Amazing family vacation home

The home was amazing. Great location, close to Disney World, shopping and restaurants. The pool was nice and warm. Our family enjoyed the pool all day and all night. It was easy to use the heater for the hot tub and the lights were fun at night. The grand-kids enjoyed the outdoor play equipment as much as the pool, very helpful to keep them busy. They also really enjoyed the themed bedrooms. The theater room was a real treat for us. We enjoyed having family movie night in there. The kitchen was filled with all the necessities from home including plastic cups and plates for outdoor use, themed cups, plates and utensils for the grand-kids and lots of pantry space. The strollers and baby equipment that are there made our stay much easier. We used the stroller both days we went to Disney. It was a life saver. One suggestion would be to have the outdoor BBQ be gas rather than propane. Another suggestion to any guest staying at the home, check out what was left from other travelers before getting groceries. We found garbage bags, and dishwasher detergent - so we didn't have to get our own. The only complaints we had were: 1. being unable to locate the remote for the outside TV. 2. The upstairs master bathroom vanity tap leaked all over the counter. 3. we found glass outside by the pool, it actually ended up in my granddaughter's foot. It was an amazing family vacation for our family which included 6 adults, 3 children and one infant. We will definitely use this property again in the future! The Voakes Family

Awesome Owner!

We were actually staying in a different rental home when hurricane Matthew struck Florida. In order for that property to be ready for a large wedding party and to allow for us to stay an extra day due to a cancelled flight, the property manager contacted Debbie to let us stay at her home. Debbie was not only allowed us to stay there but was more than fair with the price considering the circumstances. The property was clean, stocked with all kinds of things you might need, and cool amenities (pool, theater room) to boot we couldn't have been more lucky to land here. Thanks Debbie for your hospitality when we were in a tough spot!

Magical Vacation and Magical Vacation House

We just returned from our first family vacation to Disney World and already miss King Triton's Palace! There cannot be a more perfect property for visiting Orlando, especially with a big or multiple families. Loved that every master bedroom had its own bathroom, it made getting ready in the morning so easy. Our little boys loved the Toy Story room! The kitchen was equipped with everything you needed. And the pool!! It was a HUGE hit. The shallow end was just perfect for our little guys and the hot tub was perfect for the adults after a long day at the parks. We were able to drive to Disney World in 15 minutes! Most of all, we enjoyed being able to return to a quiet neighborhood after a busy day at Disney World. After our kids were asleep, it was so nice for the adults to gather in the living room and spend quiet time together. A treat since we live far away from each other! We had a magical vacation, and much of that was due to King Triton property. We cannot wait to go back!

Best vacation home for families

We just finished staying at this house for the second time and had another wonderful vacation. This home is so well equipped with everything you want that within an hour of being there it feels like home. I can't imagine staying anywhere else on our family vacations to Orlando, except maybe Debbie's other house in the same area. Dealing with Debbie to make the reservations and the local property managers were both very prompt and courteous, making the whole experience smooth and easy. Thanks Debbie, looking forward to coming back in the future.

Our family just finished up a stay at King Triton's Palace on 7/16/11. This house is amazing!! We had two families for a total of 11 people (8 adults and 4 kids under 11). Never once did we fell crowded. Everything was just as described and bigger than the pics show. It was very well maintained and clean. It is truly right off of 192 but be aware that the 3 mile drive to Disney can take upwards of 20 minutes with traffic. That said, it is still very convient to all area Orlando parks and many restaurants. The house is also very well equiped if you have babies or toddlers. They had a pack and play, a full size crib, bouncy seat, lots of baby toys & books. The pool even has a whole section about 12" deep that can act as a splash pool for little ones while others swim in the main body of the pool. Each bedroom came with a large closet with built in shelving and drawers. The kitchen had everything you could want if you are cooking. Even a ton of kid friendly plates, and even sippy cups for the little ones. There was also one HE washer and 2 HE dryers. An arcade machine and air hockey table were also available for everyone in our party to enjoy. The TV in both the living room and master king near the pool both were flat screen. Debbie and her local representative were very responsive when we told them that the pool door had a minor opening in the screen. It was fixed the very next day. Best of all we had our security deposit back within 4 days of checking out! I can't say enough postive things about this house. We only wish we could have booked two weeks so that we would have time for the parks and to just hang out at the house. Truly an amazing place!!

This was the best Florida vaction ever.
