Detached AVA FLORIDA DREAM VILLA with own heated pool and extended deck area with furniture plus a table/chairs for al fresco eating.   Located within a picturesque, quiet and small exclusive Mediterranean style enclave of luxurious villas at Lake Wilson Preserve, Champions Gate near Davenport.   Within 20 minutes of Disney Theme Parks, less than 5 minutes from wide range of shopping, banking etc facilities/championship golf courses. Sea World and Universal Studios are less than 30 minutes away. Interstate 4 is only 5 minutes away.   FREE (wireless) Internet and FREE local and international calls. Maintained both internally and externally to high standards for the comfort and enjoyment of our guests. Two Queen beds. One room with twin beds. Ideal for 6 persons (maximum 4 adults/maximum 3 children). You only need to bring yourselves, a few clothes, toothbrushes and toiletries. Parking space for one vehicle.  


Our lovely Ava Florida Dream Villa is situated within 30 minutes of Orlando International Airport in a quality location in the Davenport area at Lake Wilson Preserve in very close proximity to Champions Gate and approximately 10 minutes from Kissimmee - the location of Lake Wilson Preserve is perfect, the area around is undeveloped, resulting in the feeling of a country retreat, yet the community is conveniently close to Junction 58 of Interstate 4 (known locally as the I4), giving access to Walt Disney World in less than 20 minutes. Marker 5 of the 192 can be reached in just 10 minutes via a local road.

The Champions Gate development is just 3 minutes drive away and here you will find a wide range of shopping facilities that include a new Publix supermarket including pharmacy (it is open until 10 pm daily) which is only about a mile from our villa. Very conveniently located to pick up your provisions, being so close to our villa! Also located at this shopping area are Papa Johns Pizza, Hair Cuttery, China Taste, Cleaners, Subway, Tan, Liquor, McDonalds, Nail Care and Wells Fargo Bank. A gas station is nearby that offers competitive gas prices. You are also only 5 minutes away from a Walk-In clinic at which a doctor is on duty at Champions Gate where there are further shopping, banking and eating etc facilities to take advantage of. Golfers will find 2 Greg Norman designed courses and a David Leadbetter Golf Academy at Champions Gate. Even closer is the upscale resort of Reunion, home to 3 championship courses.

We provide all linen and pool towels, plus hair dryers and washing/ironing facilities - so you only need to bring yourselves, a few clothes, toothbrushes and toiletries, and pick up some groceries from the nearby Publix en route to our villa to be set for your self-catering vacation - a new Walmart has recently opened the junction of the 192 just some 7 minutes away !

Our vacation villa would be perfect for your needs, able to accommodate comfortably a maximum of 6 persons at affordable prices - we will not contemplate any higher guest numbers at any one time (maximum 4 adults / maximum 3 children).

All the guests who have stayed with us in the past have found our accommodation and exceptional service to be second to none. The substantial Lounge area, with its tall ceiling to provide a light airy atmosphere, is tastefully furnished for the comfort of visitors with a queen sleeper sofa, loveseat, cocktail table, floral and artwork and rug on the tiled floor that leads from the foyer and front entrance door to the patio doors that open onto the covered lanai and pool deck. A 32" colour Cable TV services also a Playstation 2 unit and a DVD player.



Kitchen area – with telephone facility - comprises wall units and drawers that provide a wide range of kitchen utensils, including an electric cooker, dishwasher, microwave oven, refrigerator (18.6 cu ft), electric coffee maker, toaster, blender, pots and pans, electric kettle and dish towels/cloths. An ironing board, 3.3 cu ft oversize capacity Washer and a 7 cu ft Dryer are also included.


The Nook – overlooking and providing access to the Pool Area via a patio door – comprises a dining table complete with 6 dining chairs, making it a must for regular al fresco eating!

Our villa is ideal for up to 6 persons (maximum 4 adults).

Located at the rear of our Villa, the fully carpeted Master Bedroom with ceiling fan in 2011 had a new luxury Queen size bed installed that forms a magnificent centre-piece, with units and soft lighting on either side, a walk-in wardrobe, triple dresser, mirror and luxury en-suite bathroom (shower) facilities. A 26" cable TV is supplied in the Bedroom.

This south-easterly facing 10 x 10 ft fully carpeted Bedroom with ceiling fan has a Queen size bed (new in 2015), a fitted wardrobe and a four drawer chest. A 19" cable TV is supplied to the Bedroom. Bathroom (bath/shower) facilities located in between Bedrooms 2 & 3 offer semi en-suite facilities to visitors.

This 10 x 10 ft fully carpeted Bedroom with ceiling fan has two single beds, a fitted wardrobe, a drawer chest with soft lighting thereon. A 19" cable TV is supplied to the Bedroom. Bathroom (bath/shower) facilities located in-between Bedrooms 2 & 3 offer semi en-suite facilities to visitors.

All three bedrooms were fully re-decorated in May 2012 in attractive pastel colours, with new televisions installed and all have the benefit of quality mattresses.

Located at the rear of our Villa, the fully carpeted Master Bedroom has the benefit of a luxury en-suite Walk In Shower with toilet, (single) sink and vanity cupboards.

Bedrooms 2 & 3 are serviced by a Bathroom (bath/bath tub/shower) which also has a (single) sink, toilet and vanity cupboards.

Hairdryers are provided in the Master Bedroom and Bedroom 2.

The private and heated 12 x 24 foot outdoor swimming pool - which enjoys sunshine for virtually all of every day because this is a one level building.

The pool is located to the rear of the building, enhancing privacy and it has an extended deck area and Dome enclosure screen.

Both the pool and the pool deck attract sunshine virtually all day because the front faces south and this is a one level building - dawn until dusk !

Pool heating is an optional extra, available at a cost of $25 (£20) per day plus Tax for a minimum of 5 days up to 21 days: beyond 21 days, the tariff is $450 (£365) per month plus Tax.

Special rates apply to Snowbirds for stays of 2 months or more (at the discretion of The Owners) @ $300 (£245) per month plus Tax beyond the initial period of 21 days of pool heating.

The cost of pool heating must be paid in advance of your Arrival Date.

The depth of the pool ranges from 3 ft to 5 ft with 400 watt incandescent (underwater) lighting. A pool alarm provides an audible warning of persons entering the pool area.

Three sun loungers and two additional chairs are provided for the comfort and enjoyment of guests.

There is a  covered lanai area with a table and seating for six people - the perfect setting to have breakfast outside and start the day as the Florida sun rises - and the that romantic/family evening meal, with the sun going down as you enjoy a glass of wine !

It is a requirement that all our Pool Rules are observed, including NO SMOKING on the pool deck and lanai and NO DRINKING whilst in the water on grounds of Health and Safety as well as the cost of recovering broken glass and re-filling the pool.

Topless and nude bathing is not permitted.

Neither Villa4uFlorida or The Owners accept any liability whatsoever for any injury or worse resulting from the use of any pool toys/floaters that are left by previous guests.


Our villa is located in Cardinal Court on Lake Wilson Preserve which is a very quiet road in a quality location comprising a picturesque and small exclusive Mediterranean style enclave of luxurious villas, protected by CCTV surveillance.  

The  area around LWP is currently undeveloped, resulting in the feeling of a country retreat, yet the community is conveniently close to Junction 58 of Interstate 4, less than 5 minutes away, opening up easy travel opportunities to visit beautiful locations such as Naples, Clearwater (view the sunset!), Cocoa Beach, Daytona Beach, Kennedy Space Centre and many other places of interest as you are soon on dual-carriageway/motorway standard roads!


Our villa can only accommodate parking for ONE vehicle on the driveway.

Vehicles are NOT permitted in the garage of our villa (which is reserved for domestic and recreational purposes only).

No parking is permitted on the grass/landscaped areas and/or sidewalks within Lake Wilson Preserve.

No street parking is permitted within Lake Wilson Preserve (except within the strict limitations laid down by Covenants/Regulations outlined below).

Additional parking spaces for your vehicles are not the responsibility of The Owners, Lake Wilson Preserve Home Owners Association or Villa4uFlorida, our management company.

This restriction on parking also adds to the security of the property in this low crime area.

The sub-division of Lake Wilson Preserve is governed by Restrictive Covenants - a set of “rules and regulations, guidelines, policies and processes” that the LWP HOA Board, ARB and other Committees follow and enforce at all times. These Restrictive Covenants were written and enacted by the Developer of the community. They are a legally binding and registered with Polk County and everyone is required to abide by them.

Violations of these Restrictive Covenants will result in fines and other penalties being charged to Villa Owners by the LWP HOA – kindly note that ANY fines and other penalties that are imposed due to breaches of Restrictive Covenants by Guests and their visitors will be charged against Security Deposits etc. The two main areas that could mostly affect you relate to the timely putting out/taking in of re-cycling/garbage bins; parking on the grass; street parking: and the parking of a vehicle on the driveway that overhangs the pavement/sidewalk.

a) it is illegal in Florida to park within 15 feet of a fire hydrant and within 30 feet of STOP signs: the law also requires that vehicles MUST be parked, even if temporarily, in the same direction as traffic flow.
b) special permission is required (via the property owner) from the HOA if you are having friends over for dinner or having a special occasion and street parking is required. Do NOT park in front of another villa.

The reason for such restricted parking is that the streets within LW are considered to be EMERGENCY VEHICLE LANES for Fire Trucks, Ambulances and Law Enforcement vehicles. If there are obstructions that prevent access, someone could potentially not get the care they require in an emergency. Also, the mail person is not permitted to leave his/her vehicle to deliver the mail and nor is the garbage person permitted to leave the vehicle. Health and Safety issues also feature of course.

Monitoring is undertaken by CCTV and an Enforcement Officer.
IMPORTANT Restrictive Covenants relating to the Parking of Vehicles
On Page 29 of the Restrictive Covenants, Article IX, Section 17.
Vehicles and Recreation Equipment – No commercial vehicles, mobile home, motor home, house trailer or camper, boat, boat trailer or other recreational vehicle or equipment, or the like, including disabled vehicles, shall be permitted to be parked or to be stored at any place on any portion of the Property unless parked within a garage, or unless the Developer has specifically designated certain spaces for some or all of the above. This prohibition on parking shall not apply to temporary parking of trucks and commercial vehicles used for pick-up, delivery and repair and maintenance of a Lot, nor to any vehicles of the Developer. 

No on-street parking shall be permitted unless for special events approved in writing by the Developer and/or the Association.
Any such vehicles or recreational equipment parked in violation of these or any other regulations contained herein or in the Rules and Regulations adopted by the Association may be towed by the Association at the sole expense of the owner of such vehicle or recreational equipment if,
(I) it remains in violation for a period of twenty-four (24) consecutive hours or
(ii)  it remains in violation for a period of forty-eight (48) non-consecutive hours in any seven (7) day period.
The Association shall not be liable to the owner of such vehicle or recreational equipment for trespass, conversion or otherwise, nor guilty of any criminal act by reason of such towing and neither is removal or failure of the owner of such vehicle or recreational equipment to receive any notice of said violation shall be grounds for relief of any kind.

Unless otherwise stated, above prices EXCLUDE Florida Tax @ 12%, Standard Housekeeping (Cleaning, linens etc) Charge $100+Tax and Owner Booking Fee $35 plus Tax.

Minimum Stay is 5 Nights (7 for Easter/Christmas)

Pool Heating: optional extra @ $25 per day plus Tax (see below).

The standard maximum is for 6 persons, including maximum 4 adults/maximum 3 children: an additional premium of £150 per person will apply for each Adult in Excess of 4 Adults if permitted at the sole discretion of the Owners or its Management Company, noting also that the Property is not available for Hen/Stag Parties or similar.



We require to know the full name and postal address (including Post Code), date of birth and Passport Number/details of the Principal Hirer (who must be at least 25 years of age) plus full names of Guests and Dates of Birth of any persons under the age of 25 years.

We require that there must be at least one adult of age 25 years or more and children are never left unaccompanied
There is an additional daily charge of $25 per day plus Tax - (subject to change) - for heating of the Pool which must be paid in advance (minimum 5 days) It will normally take between 24-48 hours to heat completely the water and thus advance notice is preferred to aid the delivery of our quality service.
Our villa is ideal for up to 6 persons (maximum number of adults permitted: 4 / maximum number of children: 3)

A non-refundable Deposit of 25% of the Rental Charge is all that is required to make a reservation, with the balance payable one month prior to the date of arrival - credit cards can be accepted via Paypal ( all Paypal charges are the responsibility of the Hirer), or otherwise payment can be made by check/cheque or by electronic banking direct to our account.

This is required against damage, theft etc.

A security deposit of $300 / £250 is required - a credit card will be accepted by Villa4ufloridea - our Management Company ( this is required to protect the Owners against damage, negligence, violations etc and the Deposit is refundable within 7 days of Departure in the event of no claims being made against it. **************************************************

The villa can be occupied any time AFTER 4pm on the day of arrival and guests of the owner are permitted by special arrangement to report direct to the villa, subject to registering at Villa4uflorida on the next business day following arrival in order to comply with Florida law.
Check-out Time NO LATER THAN 10am - prompt departure is requested since this will enable our cleaners to prepare for the arrival of our next guests. Guests are particularly reminded to ensure that upon check-out they have removed all their personal belongings since the Owners cannot accept any liability or responsibility in respect of items which remain at the villa after check out as standing arrangements are that such items that are left will be disposed of.
For the health and comfort of our guests, a VERY STRICT non-smoking policy is operated – fines will be imposed for violations with immediate eviction of all guests without any refunds


We regret that pets are strictly not permitted anywhere on the premises - fines will be levied for violations plus immediate eviction of all guests with NO refunds.


The use of drugs (other than prescription drugs) and the dealing of drugs within the property are strictly PROHIBITED.


A BBQ is not provided to avoid complaints from guests regarding cleanliness and hygiene. A BBQ can be hired via our management company but must NEVER be used anywhere within the confines of the pool/al fresco eating area, front porch or garage - only outside of the insect cage for reasons of safety. A re-painting charge of the full pool area will be incurred for any damage to the surface.

You must inform “The Owners” immediately in writing if you wish to cancel the reservation. Please note that in such circumstances the original Deposit (initial non-refundable down payment) will be forfeited automatically and any other monies paid will be forfeited/become payable on a sliding scale:

· At more than 180 days (3m) notice in advance of the agreed Arrival Date of the Booking, 100% of the Balance Due will be refunded (but excluding the minimum 25% Deposit which is non-refundable)

· At less than 180 days (3m) but more than 120 days (2m) prior to the agreed Arrival Date of the Booking, 50% of the total Rental Charge (including the non-refundable Deposit) is payable upon demand

· At 120 days or less notice prior to the agreed Arrival Date, NO refund of any Deposit, Balance Due or Advance Payment will be permitted and the FULL Rental Charge becomes payable immediately payable on demand (excluding any pool charges paid in advance).

By hiring our villa and entering into this contractual agreement to hire our villa for the stipulated period, you are bound by these Terms and Conditions and undertake that your Party will respect our Property and its Contents at all times so that the structure, fabric and contents are not damaged in any way whatsoever.

As with most privately owned rental properties, there are times when our villa may become unavailable at short notice. In the event that the property at 110 Cardinal Court becomes unavailable for any reason, “The Owners” reserve the right to offer to provide you with alternative accommodation of equal value.

In the event of circumstances beyond the control of “The Owners” requiring them to cancel the reservation, ie including acts of God, civil disturbances, riots, flood, drought, fire and legislation, only repayment in full of any monies paid in respect of the reservation will be made. “The Owners” in conjunction with their management company will do everything in their power to find suitable alternative accommodation: however, “The Owners” cannot accept any liability whatsoever in respect of any loss or damage by the renter in these circumstances. This does not affect your statutory rights as a consumer.

It is recommended that Travel and Medical Insurance is purchased to cover costs incurred in these circumstances.

It is strongly recommended that as soon as travel/vacation contractual arrangements are entered into ie travel (by air, road and sea), cost of accommodation, car parking etc that Travel Insurance is effected by the Party Leader for all guests within his/her group in order to minimise financial hardship caused by unexpected illness, injury or worse – mindful of the below Cancellation Policy. In view of the high cost of medical treatment in America, Medical Insurance is also of paramount importance.

Fabulous time at Ava Dream Villa - so convenient !

It was so convenient for all the parks and the I4 and we had no trouble finding our way around. The villa itself was really comfortable and we felt at home.
