This gorgeous 4 bedroom 3 bathroom home provides you with what you need for a perfect beach vacation. The Beach Palace is at the narrowest point of the island, where it is only 150 yards wide. The beach and Gulf of Mexico are 75 yards to the west and Florida's Intracoastal Waterway is 75 yards to the east. The Beach Palace has a private pool, wet bar, built in gas grill and full outdoor kitchen. Three ceramic tiled balconies with views of both the Gulf of Mexico & the Intracoastal Waterway. Inside the open plan kitchen has recently been updated and provides granite counter tops & stainless steel appliances. The living area has a flat screen television and plenty of seating, with the attached dining area hosting a dining table for eight. All areas have hardwood bamboo floors. The Master ensuite bedroom has a king sized bed, love seat and access to it's own private outdoor patio with seating. There are two further queen bedrooms and the fourth bedroom has two twin beds.

Location

Anna Maria Island is a barrier island, seven miles long, located at the southern entrance to Tampa Bay. Bounded by the Gulf of Mexico to the west, with its beautiful warm turquoise waters and cool white sugar sand beaches and, to the east on the Bay side is the Anna Maria Sound lined by mangroves. Access on to the Island is via bridges from the mainland (Cortez, Bradenton and Longboat Key).

Anna Maria Island has three cities, Anna Maria City, Holmes Beach and Bradenton Beach. Anna Maria City is on the north end of the Island and has the City Pier, Holmes Beach is located on the central point of the Island and is the home of the Manatee public beach and Bradenton Beach is situated at the southern part of the Island and features the historic Bradenton Beach City Pier and historic Bridge Street with its unique shops and miniature golf course.

Anna Maria Island is a beach lovers dream and retains the charm of old laid back Florida with boutique style shops, homemade ice cream, Tiki bars and quaint local restaurants. There is a Publix Supermarket and a free Trolley bus that can drop you at one of many locations around the Island for shopping, dining or exploring.

Sarasota, St Petersburg and Bradenton are close by with Orlando and Disney only a 2 hour drive away.

Start your day watching the sunrise overlooking Tampa Bay then, after a day relaxing on the beach watching the dolphins play, or a manatee or ray swim by, sip your favourite sundowner as you watch the sunset over the Gulf of Mexico.

World famous beaches like Manatee Park Beach and nearby Pine Avenue with it's shops, galleries and restaurants. Why try the Grouper sandwiches or rent a kayak and go dolphin spotting, there is so much to do.

PAYMENTS A 30% deposit is required upon booking payable via credit card. The balance is due 60 days prior to the arrival date. If the reservation is made within 60 days of the arrival date, the payment is due in full payable via credit card. (Please note all rates are calculated in US Currency). CANCELLATIONS If the Guest unfortunately needs to completely cancel their booking, the charges are detailed below. Cancellation notice given: More than 60 days prior to your arrival date – $100 admin fee 60 days or less - 100% of the total rental. OCCUPANCY: Occupancy is restricted to the number of guests clearly stated in the lease agreement. Violation of this policy may result in immediate eviction without compensation as per the lease agreement. We do not accept reservations from anyone under 25 years of age. We do not allow persons under 25 to occupy a property unless accompanied by someone over 25 years of age. CHECK IN/CHECK OUT TIMES Arrival time is 4pm. Departure time is 10am. SMOKING All our accommodations are SMOKE-FREE. The TENANT agrees to restrict any smoking to the outdoors. Smoking inside the condo, house or on the balconies is not permitted. Violation of the policy will result in a $500.00 special cleaning charge applied to your credit card on file and immediate eviction without compensation. PETS No animals or reptiles of any description will be kept in or on premises. Violation of this policy will result in a $500.00 special cleaning charge applied to your credit card on file and immediate eviction without compensation. SECURITY DEPOSIT Renter acknowledges that the damage waiver fee purchased at the time of rental covers damages up to $2500. The renter agrees to be responsible for all damages in excess of this sum which will be determined if necessary by arbitration. Renter agrees that in the event of failure to agree by arbitration, proceedings will be held in the Manatee County Court. After your departure the accommodation is checked by Housekeeping. The accommodation must be left in reasonable and clean condition or extra cleaning charges may be imposed. In the event it is found the accommodation incurred careless damage, requires excessive cleaning, or has missing items, the guest acknowledges and agrees their credit card will be debited to replace said items at the fair market price. Customer agrees to pay reasonable attorney fees and all court costs and expenses to enforce this agreement including appellate proceeds with or without legal proceedings. This agreement shall be governed and enforced according to the laws of the State of Florida. The prevailing party in any lawsuit to enforce any provisions of this agreement shall be entitled to an award of attorneys fees, cost of expenses for mediation, arbitration and trial or appellate proceedings. This agreement contains the entire agreement of the parties. It may not be changed orally, but only by agreement in writing signed by the party against who enforcement of any waiver, change, modification, extension or discharge is sought. Renters cannot assign or transfer this agreement. INDEMNIFICATION: Anna Maria Beach Rentals, Inc. shall not be liable to guests or to any party for any damages to property or for the injury to persons on the premises from any cause whatsoever, including defects in the premises or otherwise: guests shall indemnify and hold harmless Anna Maria Island Beach Rentals, Inc. from any and against all liabilities, claims, expenses, fees, loss of use of actions of any and any kind arising out of renters or their guests use and occupancy of the premises. The management is not responsible for accidents, injury or loss of personal belongings of any kind. ENTIRE AGREEMENT This agreement shall be governed and enforced according to the laws of the State of Florida. The prevailing party in any lawsuit to enforce any provisions of this agreement shall be entitled to an award of attorneys fees, cost of expenses for mediation, arbitration and trialor appellate proceedings. This agreement contains the entire agreement of the parties.
