Rental rates additional information
· A 25% deposit is due upon reserving the vacation rental.
· All final payments must be paid 30 days in advance of your arrival date.
· Deposit may be paid by bank check, travelers checks, Visa, Master-card, or Discover.
· NO PERSONAL CHECKS
CHECK IN: 4pm or thereafter
· You will be emailed your final check in instructions 2-3 days prior to start of rental reservation. .
· Because we have high standards for cleanliness, some rentals may not be ready by 4pm especially during peak season. We appreciate your patience as our cleaners prepare your rental.
· Early check in may be available during our slower season, please inquire through the office or rental platform.
CHECK OUT: 10 AM
Units requiring parking hang tags MUST be returned to unit to avoid a replacement fee up to $150.00.
If excessive wear and tear is found on the property or additional cleaning is necessary due to spills, trash left onsite, unclean dishes, stains to furniture/carpeting, linens, excessive amount of sand/debris- guest authorizes the owner/management company to bill guest for the full amount of cleaning fees, replacement cost or repair.
At departure, remove all trash, pile dirty towels, turn off lights and ac up to 79. Units with dishwashers, please load remaining dirty dishes and start.
All cancellations are charged a $150 administrative fee
If stays have commenced, there will be NO REFUNDS for unused portion of stay for early departures.
Reservations cancelled with 30 day notice or more will receive a refund of deposit less the admin fee.

Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverage’s such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection.
CATASTROPHIC EVENTS & EMERGENCY EVACUATIONS:
· If a catastrophe (hurricane, tornado, earthquake, flood, fire, etc.) or any situation beyond our control impairs the vacation rental, we are not responsible for finding alternate lodging for the renter or for the renter’s financial losses related to transportation or alternate lodging. Therefore, we suggest you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk.
· Credit card information will be held for damages, excessive cleaning and missing items including keys, parking hang tags and linens/beach towels. Please notify Sandcastle Realty immediately to any damages/repairs to avoid extra charges.
RULES: By signing this form, you agree to abide by the posted rules of the rental you are staying in, the guidelines below and agree to be responsible for paying all rental charges.
One member of rental party must be at least 25 years of age and remain on the premises during the entire reservation. Otherwise, you may be asked to leave and forfeit the remaining time of reservation with no refund.
Parties must abide by maximum number of guests permitted per unit, if any overnight guests exceed occupancy without prior permission, the reservation may be cancelled immediately with no refunds.
The accommodation are not suitable for large parties, weddings or birthday celebrations.
Most rentals are in residential communities, please be mindful of noise and of pool rules. If the police are called due to the Renters disturbing the peace, we do reserve the right to terminate the rental agreement with no refunds.
Many of our rentals are not pet-friendly. Please inquire prior to renting on pet policy of rental. If there is evidence of a pet, without written approval the renter may be responsible for additional cleaning cost of rental/furniture as well as a non-refundable pet fee. Documentation may be required upon request.
ALL rentals are non-smoking; evidence of smoking will be a cost to renter up to $500.
All rentals are cleaned prior to arrival and upon departure. We do not provide daily maid service; however for additional fee, Sandcastle will arrange for additional maid service.
All rentals are offered on a self catering basis. Each rental will be provided a starter set: coffee, toilet/paper towel, soap and trash bag.
SUBSTITUTION OF ACCOMMODATIONS:
Circumstances may cause your confirmed rental to be unavailable. We reserve the right to substitute comparable accommodations. We cannot guarantee the confirmed rate in these circumstances, however accommodations and rates will be subject to your approval.
FAILURE OF EQUIPMENT / CONDITION:
In the event of failure of equipment to work, please notify our local managing agents immediately so repairs/maintenance can be made. Every effort will be made by the managing agents to resolve issues in a timely manner and may require approved third-party vendors to resolve failure/maintenance issues. Maintenance/repair of the unit may occur during your stay. In this case, our service department might require access to the unit, with or without formal notice. There will be no refunds or rebates given to Renter as a result of unfortunate circumstances outside of owner or managing agents control for unfavorable weather, act of God, disruption of utility services, malfunction or breakdown of appliances, or other equipment such as TV’s.
Renter waives and relinquishes any rights or claims against rental agent, owner or the managing agent for any damage that may result to renter from lack of maintenance, cleanliness, repair, defect including rental agent, owners or managing agents for ordinary negligence.
FURNISHINGS: – our accommodations to standard furnishings requirements, rental agent or the managing agents shall not be responsible for providing any additional requested furnishings or equipment not previously agreed to on the reservation listing. Some rental properties require routine maintenance such as pool, pest control, renter agrees to services being rendered while during their stay.
Construction- In the event of neighboring construction/renovations, rental agent, owner or managing agents shall not be held responsible to any type of advance notification to incoming guests, as we do not receive any type of notification of new or ongoing constructions/renovation projects. There will be no refunds issued due to these outside circumstances beyond Sandcastle Realty control.
LIABILITY: Rental Agents, owner or the managing agents shall not be held liable to guests or to any party for any damages to property or for the injury to persons on the premises from any cause whatsoever, including defects to the premises or otherwise; guests shall indemnify and hold harmless rental agent, owner and the managing agents from any and against all liabilities, claims, expense, fees, loss of use of actions of any kind arising out of renters or their guests on the premises. Rental agent, owner or the managing agent is not responsible for accidents, injury or loss of personal belongings of any kind.
TAX LAW CHANGES: In the event of any tax law changes, the guest is responsible to pay the monetary differences that might occur. These changes can affect reservations already paid in full and the guest is responsible to pay the additional fees shall it occur.
