Aviana Resort is a gated community of luxury short term rental Orlando villas. Aviana Resort has a 6,500 square foot clubhouse which include a cyber café, large pool area, gathering room and reception area. From our initial enquiry with Samantha, right through to arrival, departure and coming back home again, all communication was excellent and she was always very quick to respond to any questions or queries. We (party of 6 adults) stayed in a 4 bed/3 bath villa in Davenport on the Aviana Resort. The whole estate and area is very well maintained and we regularly saw groundsmen hard at work. The villa was clean and tidy, with ample towels and bedding. The dining area allowed for all of us to sit and eat together, but we had to move one of the sofas through from the dining area into the lounge area in order for us all to be able to sit together in the evenings - not an especially big issue for us, but as it is a villa for 8 people it might be worth considering the seating arrangements for future guests? The pool was plenty warm enough without the need for additional heating (June) and was a welcome sight at the end of a long day at the parks. The villa is well-positioned if you have a hire-car, being approximately 20-30 mins to Disney and 40 mins to Universal. The commute was made longer when we were there due to roadworks on-route and a busy section of the I-4 at peak times, so don’t let these times put you off, as on a clear run, it is quicker. All in all highly recommended and we would definitely use Sungrove Villas again. Thanks again, Sam, great service!

Wow what a trip and what a fantastic villa we stayed in. Above and beyond what we expected. Perfect location within 25 mins of Disney (obv a bit of traffic on some days). The gated community was perfect with no issues whatsoever. Thank you for making our trip so memorable and hassle free.

From making the initial enquiry to arrival everything was very easy and straightforward. Samantha who we dealt with was very friendly and made the booking process easy, nothing was too much trouble. She would answer any questions or queries quickly.
Paying the deposit and the final balance was simple and we were kept informed as to when the balance would be due.
The villa itself was spotless and very comfortable. It had a very homely feel to it, so coming back after a long hot day was fantastic. The bedrooms were all a good size with 2 of them being en-suite. The location of the villa was great too and being in a gated area made us feel very secure. There was a supermarket, a couple of takeaways and a petrol station very close to the villa which was good.
Being at the villa was lovely and relaxing and I would highly recommend using Samantha and Sungrove Villas.

Great property
This is a beautiful property with its south facing pool with no neighbors behind it. It is in a fully secured gated resort with many amenities. Pool heat worked great and is well worth it to make the experience more enjoyable. I would gladly stay here again.
