This villa offers a peaceful and serene setting for you to enjoy central Florida.

Facilities

This is a NO SMOKING property both within the house and on the pool deck.

Property is fitted with a Security and Fire Alarm system.

This is a tranquil location, great fun for friends and families but large events are not permitted. 

Minimum age of person making booking of 25.

The Cumbrian Lakes HomeOwners Association requires the following:

#  Parking of RV's within the development is not permitted nor any street parking but the drive easily accommodates 2 large cars.

# Trash cans must be rolled out and returned from the roadside at specific times to avoid Fines. Any Fines resulting from non-compliance will be passed onto to the Renter at cost and may be up to $100 per Fine.

Arrival after 4PM and Departure before 10AM. Please advise if special arrangements are required at the time of booking and we will do our best to help out.

Rear area with access to Lanai. 3 sofa's units around coffee table. TV, Blue Ray DVD player, Sound Bar and Speakers. Roku stick. Spectrum /Roku multi-channel TV package and internet package (available to other digital TV's). DVD collection (several hundred) plus CD's. Internet speed up to 300 MBPS.

Front living area. 2 sofa's around coffee table. Quieter relaxation area. Large collection of books.

Kitchen

Fully equiped kitchen. Oven and hob. Fridge/freezer. Dishwasher. Microwave. Double sink unit. Upper and lower cupboards with full array of pots, pans and plates, utensils and cutlery. Electric kettle/jug, coffee maker, toaster, blender. Larder unit. Wall mounted telephone for local calls. Fire extinguisher.

Separare Utility Room with access to Garage. Within Utility are washing machine, tumble dryer, iron,  ironing board and clothes drying rack..

Pool

32 feet long pool with sprinkler jets. Depth varies from 3 to over 5 feet. Pool heat available if needed at additional cost. Not directly overlooked with high degree of privacy. Facing adjacent lake with illuminated fountains. Submerged pool lighting. South facing so great views to and from the pool all day and night. For reasons of safety a removable child safety fence is erected on the Lanai to restrict access to the pool as required. 

The Lanai is large and provides plenty of shelter for those wishing to relax undercover. On the Lanai is a large table, 4 soft chairs, 4 soft loungers/recliners and 2 soft foot stools. From the Lanai is access to a Half Bathroom.  There is external lighting and a ceiling fan.The edge of the Lake is just a 50 foot stroll from the secure Pool Enclosure gate.   

Outside

Set on a larger plot the property is surronded by lawn with trees and landscaping to the front.

Large lake to the rear with an abundance of wildlife. There are several lakes nearby all good for walking around.

The Cumbrian Lakes Community hosts a children's play area with soccer nets, play equipment and so on.

Garage

Pool and beach equipment (eg foldable chairs, kids play items etc) are stored in the Garage.

Fully assembled and decorated Christmas Tree is safely stored. 

Internet

Spectrum internet package (up to 300 MBPS) is provided.

Baby Equipment

Travel cot and associated bedding is stored in a Walk-in cupboard in Master Bedroom.

Rental rates additional information

Our rates are simple and transparent.

Any costs that are either considered extra such as pool heat or delivered by third parties such as cleaning will be passed to the Renter at cost with no mark up.

The Rental rates include all local and national taxes.
Minimum stay 7 nights but additional nights charged at daily rate.
Discounts available for stays exceeding 14 nights.

In additional to the daily rental charge must be added the end of stay cleaning charge. This is £120 and is passed through at cost.

Rental rate does not include for pool heat which is an option (for cooler months). Please remember this is a large pool and may take a day or so to warm up. As such if you want it much better to arrange ahead of arrival. To retain pool heat a thermal blanket can be pulled over the pool at night but the pool MUST NOT be used with the blanket in place. This is charged at an additional charge of £30/day or £200/week.

Please note the Cumbrian Lakes Homeowners Association have a trash can roll back policy and trash cans have to be placed at the road end of the drive the night prior to collection and returned to the house end of the drive the day of collection or they may impose a charge of up to US $100 per infringement. Any such charges would be passed on to Guests at cost. Please note the Owner may receive the Fine after the return of the security deposit.

A deposit to secure the property booking of £300 is required upon booking.

The balance is required 60 days prior to arrival together with a Refundable breakage/damage deposit of £300.

Refunds should happen within 30 days of departure following checks.

Payments by Bank Transfer.
