Overview
Thanks for taking the time to view our holiday home in Florida.
The villa is 15/20 mins from Disney and sleeps up to 16 guests, it has 6 bedrooms, 4 have US King beds, 3 of them are en-suite, a private southwest facing 30ft pool, in ground spa, gamesroom with a pool table, large screen TV in the living room, 42' and 32' LED TV'S in all the bedrooms, free FOIS Wifi and premium TV.
The villa has a large open plan layout downstairs with a dining room, kitchen, living room and 2 large ensuite bedrooms. The beds have pillowtop mattresses.
Upstairs there are 4 large bedrooms, one of which is ensuite. There is a Disney themed Childrens room with two bunk beds and Bedroom 6 has two Queen beds in.
The pool decking has been extended and we have put luxury sunbeds with pads, reclining chairs with foot stools, a table and chairs under the lanai for shade. We have added a second decking area outside the screening for the winter sun.

The living room has a large corner leather sofa, large 55' TV and sliding doors leading onto the pool decking.
Kitchen
Fully furnished kitchen with a cooker, large American fridge freezer, dishwasher, microwave and pantry. All utensils, cutlery and dishware are provided.

Master Bedroom 1 - US Kingsize bed - Mastersuite, 42' LED TV.

Bedroom 6 - Disney bedroom, two double bunk beds, Disney bedding and comforters, wall art and rug, 32' LED TV, sleeps 4.
Bathrooms
Master Bedrooms 1 has a private bathroom with a walk in shower, corner bath, two wash basins and a seperate WC.
Master Bedrooms 2 and 3 have private bathrooms with showers over a bath, wash basin and toilet.
Bathroom 4 is upstairs and has a shower over a bath, wash basin and toilet. This is for the guests in Bedrooms, 4,5 and 6.

The pool decking and pool face south west.
The decking has been extended to a huge 50ft x 25ft so there is a lot of space around the pool for the family and children.
The pool is 30ft x 15ft and there is an inground spa, both can be heated.
We have had a econd extra decking put in outside the screening which is ideal for the winter months.
Outside
The villa is located on a very large corner plot and has gardens and an outside second decking that isnt under the screening.

The first master bedroom in the villa on the ground floor has a set of double opening doors leading into the room so it is very wheelchair friendly and that bathroom has a walk in shower.

Driving Distances from Hampton Lakes to the Orlando Theme Parks
We have added the actual driving distances to all the main Orlando theme parks below, these are not the distances to the main gate which most people quote, as this would reduce the distance, but to the actual car park for each attraction. Most of the jouney to the parks are on highways or interstates driving between 55-65 MPH so it's pretty quick to get to all the parks.

Rental rates additional information
20% deposit is required for reservations made for dates more than 10 weeks in advance. Reservations made for dates within 10 weeks, full payment is required. We do not charge a security deposit but all reservations are charged a compulsory $69.00 (£55.00) Insurance Damage Waiver which covers all guests within the villa for any accidental damages. This is a one off fee per reservation. Pool and Spa heat is an optional extra at £95.00 a week. We also offer a gas BBQ at £45.00 a week.

Great place to stay
This property was perfect for 6 elderly gentleman wanting to play golf. Everything was straightforward when speaking to Lee and everything went smoothly, we arrived late in the evening, we found the property easily. We settled in very easily, the beds were comfy, kitchen well equipped, the pool was very inviting, we could not have wanted anything more. Plenty of courses within an hours drive, thanks Lee

Big and comfy
My family and I spent the weekend at this home. We had such a great time, had space for everyone, big pool deck, enough space for parking and comfortable rooms. Lee is great!!!

The Milton's 4th of July holiday/vacation spot.
Me and my family reserved this home for our 4th of July holiday a few weeks ago. I must say this is a gorgeous, spacious home. There was 14of us and we had enough space for everyone. Our check in was great no problems at all. Dee the manager made sure the lights were on for us when we got to the home. I had a chance to speak with the owner Lee and he is an amazing person I will recommend family, friends and whoever else want to visit a home in the Davenport are reserve this home you and your family will not be disappointed. I am looking forward to my next trip because I will definitely be reserving this gorgeous home from Mr. Lee over in the UK. So please hop on it and rent this proposal for you and your loved ones. The area is absolutely amazing quiet, clean and free from any outside trespassers. They have 24 hour security that protects the property. Hampton Lakes villa
We just spent 2 weeks here and had an amazing holiday. The villa is huge - much bigger than anticipated - plenty of space for the 10 of us. The little ones loved the Mickey Mouse bedroom! The play room was a hit with the boys playing billiards. The pool was great - used every day to cool off after days in the parks. Dee the local manager was really helpful and kind to us. It takes about 30 mins to get to the park entry gates. There are plenty of supermarkets nearby. Nice big American fridge freezer which gives filtered water to drink. Thank you Lee!

The house was clean, beautiful place the host was amazing always in contact with us to see what we needed. Neighbors really nice didn't have any problem. Cant wait to reserve again.

Hampton Lakes
We have been to Florida several times and this was the best villa we have stayed at.
On arriving the villa was very clean, its so spacious and the owner had explained they had recently done some upgrades which make the house even nicer.
There are two large bedrooms downstairs with comfy beds and bathrooms which were great for us as we were two families so getting ready in the morning or at night were so easy.
Upstairs is huge with an additional four large bedrooms and bathrooms.
The pool was just brilliant, we couldn’t get the children out of it.
The games room has great and the kids loved playing pool.
The kitchen is gorgeous, well stocked and has just had new granite work counters.
The WIFI was brilliant, all in all we had the best holiday ever, we didn’t want to come home.
We will be coming back here and I would strongly recommend this villa others.
