Overview

Villa is air conditioned and also has ceiling fans in all bedrooms, main lounge and lanai.

Facilities
Clean linen and towels are included and additional sets stored in wardrobes. Pool towels are also provided. Our home is cleaned prior to your arrival and the pool/deck cleaned weekly. Additional cleans during your stay can be arranged, at an extra cost.
A non-refundable deposit of 20% is required to hold a booking. Final balance is due 6 weeks prior to holiday start date, including a £300 security deposit. This security deposit will be returned within 10 days of your return home
Flexible changeover day. Arrival after 4pm and departure on final day is 10.00am. Complimentary late checkout and early check in may be available on request, please enquire.
Living
Family room has comfortable, attractive seating area, very larg 85” 4K smart flat screen TV, Blue Ray wifi DVD player, and patio doors leading out to the pool area.

Kitchen
An open plan fully equiped kitchen with oven, microwave, air fryer, fridge/freezer dishwasher, coffee machine, toaster etc and all cooking utensils, crockery and cutlery. The breakfast bar has bar stools providing an additional seating/dining area.
There are also USB/USC chargers in the kitchen area.
Dining
Formal dining area has a comfortable sofa and seating for 6 at the dining table and multi CD player/stereo unit. Breakfast nook has a table and 6 chairs and overlooks the pool area. A relaxing way to start the day with your family.
Bedrooms
Two master suites, each has a super king size bed, with new (2025) matresses. Large flat screen smart TV, alarm clock, ceiling fan and two large walk- in closets. Upstairs huge bathroom has an oval sunken bath, his and hers washbasins, a cloakroom and an enormous shower. Downstairs equally large bathroom has free standing bath, his and hers washbasins, cloakroom and large rainshower and wand.
The patio doors from the downstairs suite lead directly to the pool deck and upstairs the sliding glass doors open to a private south-facing balcony with seating. A perfect location to enjoy the sunset or the wonderful daytime view of the woodland and lake beyond.
The two other bedrooms have twin beds, ceiling fans, large flat screen smart TVs and large closet. They share a Jack&Jill bathroom with bath and shower
Bathrooms
Two huge en-suite bathrooms to Bedrooms 1 and 2. Bedroom 1 has an oval sunken bath, Bedroom 2 has a freestanding bath. Both have his and hers washbasins, a cloakroom and enormous shower.

Pool
The pool area is south facing, onto woodland and overlooking one of the community’s lakes to the left. There is an extended pool deck with pool/spa (additional electric pool heating, if required-charges apply). Pool size is 28-by-12-by-(up to) 6 feet deep. There is a huge lanai with ceiling fan and light, which provides shade if required. There is ample sunbathing space with luxurious pool furniture and also a pool bathroom and external shower. The pool/spa area is completely screened to protect from insects. All external access doors to the pool area are protected by alarms for peace of mind for those with small children.
Outside
Screened Large lanai and sunny south facing deck with pool and spa. Overlooking conservation area very quiet location with local wildlife often spotted. Sun loungers and table and chairs. Outside pool toilet and external shower. Electric pool heating also available.

Double garage currently being used as a games room

Free fast 500mps WiFi broadband and printer/scanner. All the family can use lap tops smart phones etc

Superb villa - home away from home!
We stayed in Wekiva Villa in May 2025 and loved it. The villa is beautiful, well laid out, has modern furnishings and plenty of space. The villa is equipped with everything you could possibly need for a comfortable stay, including a games room. The pool and hot tub are particularly great - it is not overlooked, gets the sun most of the day and there is plenty of space to sit outside. We really enjoyed watching the birds and wildlife in the wooded area and the short wander to the lake behind the villa. Cumbrian Lakes is a quiet gated community. It is an easy 20-30 min drive from all of the main amenities in Orlando, including Disney, Universal and plenty of shops and restaurants. The owners were friendly, responsive and helpful and it’s very clear they take great pride in the property. We would recommend the villa to anyone and wouldn’t hesitate to book again if we were to visit Orlando again!

A home from home
We have been to Florida many times and this is one of the best villas we have stayed. There are lots of extra touches that make this villa a true home from home. Plenty of space for our party to relax both within the villa and around the pool. Some parts of the villa have been upgraded from the photos making the stay even more comfortable. A welcome pack with some home essentials was a pleasant surprise. Communication from Peter has been excellent.

The Perfect Vacation!
We recently had the pleasure of staying at this beautiful holiday vacation home in Orlando, Florida, and it exceeded all our expectations! The house is stunning. One of the highlights was the immaculate cleanliness – we didn't encounter a single ant during our entire stay, which is rare in Florida! The kitchen was fully equipped with everything needed, from egg cups to an air fryer. Whether you want to whip up a quick breakfast or prepare a gourmet dinner, this kitchen has you covered. We opted for pool heating and enjoyed the pool to the max. It was a fantastic addition that made our stay even more enjoyable. The location was very convenient, with the best journey times to parks, beaches, and shopping we have had during our years of coming to Florida. Overall, our experience was fantastic, and we highly recommend this vacation home to anyone looking for a perfect getaway in Orlando.
