The extended decking with Own Pool/Jacuzzi and lovely lake view. Brilian watching the wildlife in and around the lake. Watching the Magnificent Sun rises and Sunsets, amazing colours of the sky. The pool area attracts the sun all day from early morning until sunset.
11 miles from Disney Main gate. Restaurants, shops within walking distance. A few minutes drive there are supermarkets, restaurants, Posner Park approx 5 miles drive.
Easy access to the I4 and 192.

Air conditioning throughout except games room. Ceiling fans in all main rooms, except the disney bedroom. The Games room has ceiling fans.

Lounge area has comfortable sofas, 55" cable tv. Free Wifi, Telephone with free calls in usa, free landline calls to UK. There is an ipod/cd dock.
The Lounge has sliding doors leading to the large pool area, with great views over the lake.
Kitchen
Kitchen is fully equipped, with Fridge/freezer, dishwasher, cooker, microwave, pots and pans utensils, crockery, silverware. Coffe machine, Blender , even egg cups, egg slicer, etc, etc.
There is a utility area, with washer and dryer, ironing board, iron.
Dining
Dining Table with seating for 8. Chargers, Table Mats to protect the table along with table cloth.
Bedrooms
5 Bedrooms, There are 7 beds in total. Preferably 8 or less guests. 2 Queen sized bedrooms downstairs both en-suite. TV's in both rooms ideal for steaming. Ceiling fans in both the downstairs bedrooms.
3 further bedrooms upstairs, Queen sized Bedroom with crib and there is a walk-in closet. Sea themed.
Two twin rooms, 1 Disney themed, 1 animal themed both with Tv's ideal for steaming. There are ceiling fans in the queen bedroom and animal bedroom.
Serviced by the 3rd full bathroom.

Pool
Pool is approx 28' x 15' and has a jacuzzi.
Pool heating is an extra charge, in some instances the pool is inclusive in the rates. The jacuzzi is heated via the swimming pool circularity system.
Extended decking area with plenty of sun loungers, chairs and tables, ideal for alfresco dining. There are plastic plates, bowls, tumblers, wine goblets to use around the pool area. NO GLASS allowed, for obvious reasons.
Outside
Pool area is extended with allowing for plenty of sun loungers, chairs and tables, great for al-fresco dining. Pool/Jacuzzi. Best of all the lovely lake view brilliant for watching the wildlife in and around the lake. We are slap bang in the middle view of the ornamental fountain which is lit up during the evening.
Garage
Games Room is in the garage. Plenty of parking on the drive.

High speed Wifi free for our guests use. The code is in the villa.

There is a crib in the Queen Bedroom Upstairs.

Driving Distances from Hampton Lakes to the Orlando Theme Parks
We have added the actual driving distances to all the main Orlando theme parks below, these are not the distances to the main gate which most people quote, as this would reduce the distance, but to the actual car park for each attraction. Most of the jouney to the parks are on highways or interstates driving between 55-65 MPH so it's pretty quick to get to all the parks.

Inclusive of 12% sales and tourist taxes
Pool heating is an additional charge at £140 per week, unless specified in special rate.
Cleaning charge £120.
Christmas and Easter additional charges.
£200 refundable security deposit required, normally returned within 21 days subject to management feedback.
Booking deposit required to secure dates required of £150 per week of booking and is non refundable.
FInal balance is due 12 weeks prior to arrival.
Accepted payment methods are Bank Transfer to UK Bank.

Good information and communication- couldn’t ask for more.
Villa
Wow wow wow- fab 5 bed house with pool hot tub and every essential you could think of. Everything was spotlessly clean. Washer/dryer// dishwasher / oven microwave etc could want for nothing else.
The living space was huge and so comfortable - so much so we spend more time in the villa than previous villas we rented.
Carol provides the renter with local information for shops supermarkets etc and Publix / Walmart and within easy distance to reach. The are also has fast food places Starbucks close by. U really could want for anything else in the area.
Highly recommended and 5* from us - so much so we would have no hesitation in booking again.

Really Enjoyed
Thank you for the use of your villa. Really enjoyed the spacious pool area, and comfy sun beds. The villa itself was great, the fact the things in the pantry for our use was very helpful. Overall we really enjoyed our stay, and perhaps maybe able to use it again one day.

What can I say about our week , except FABULOUS!
Contact with owner was first class. So helpful and knowledgeable about everything Florida. The minute you walk through the door you will be amazed with size, cleanliness and beautiful feeling of Home. Everything you need is in villa and believe me as we are old timers with hiring villas. Rooms fab, ideal for families. Pool size great and location could not be better. Outlook from pool area is lovely as you look out to lake. Very private.
Villa has great Wi-Fi and telephone back to UK free.
Pictures on the web page does not do justice to this beautiful home in Florida. We are already planning another visit and will be devastated if we can’t get our dates
I would highly recommend this villa to anyone going over to sunshine state. You will not be disappointed.
