The extended decking with Own Pool/Jacuzzi and lovely lake view. Briliant watching the wildlife in and around the lake. Watching the Magnificent Sun rises and Sunsets, amazing colours of the sky. The pool area attracts the sun all day from early morning until sunset.
11 miles from Disney Main gate. Restaurants, shops within walking distance. A few minutes drive there are supermarkets, restaurants, Posner Park approx 5 miles drive.
Easy access to the I4 and 192.

We ask our guests to observe quiet times and be mindful of their neighbours.
Only pre arranged guests allowed to stay at the villa.
Air conditioning throughout except games room. Ceiling fans in all main rooms, except the disney bedroom. The Games room has ceiling fans.
Please ensure doors are closed at all times to enable air conditioning to work at its best. Leaving doors open can cause the unit to freeze.

Living
Lounge area has comfortable sofas, and a leather chair, 55" cable tv. Free Wifi, Telephone with free calls in usa, free landline calls to UK. There is an ipod/cd dock.
The Lounge has sliding doors leading to the large pool area, with great views over the lake. Remember to close the doors when in and around the pool area as the air conditioning will freeze over.
Kitchen
Kitchen is fully equipped, with Fridge/freezer, dishwasher, cooker, microwave, pots and pans utensils, crockery, silverware. Coffe machine, Blender , even egg cups, egg slicer, etc, etc.
There is a utility area, with washer and dryer, ironing board, iron.
Dining
Dining Table with seating for 8. Chargers, Table Mats to protect the table along with table cloth.
Bedrooms
5 Bedrooms, There are 7 beds in total. Preferably 8 or less guests. 2 Queen sized bedrooms downstairs both en-suite. TV's in both rooms ideal for steaming. Ceiling fans in both the downstairs bedrooms.
3 further bedrooms upstairs, Queen sized Bedroom with crib and there is a walk-in closet. TV in this room ideal for streaming. The room is Marine themed.
Two twin rooms, 1 Disney themed, 1 animal themed both with Tv's ideal for steaming. There are ceiling fans in the queen bedroom and animal bedroom.
Serviced by the 3rd full bathroom.

Pool
Pool is approx 28' x 15' and has a jacuzzi.
Pool heating is an extra charge, in some instances the pool is inclusive in the rates. The jacuzzi is heated via the swimming pool circularity system.
Extended decking area with plenty of sun loungers, chairs and tables, ideal for alfresco dining. There are plastic plates, bowls, tumblers, wine goblets to use around the pool area. NO GLASS allowed, for obvious reasons.
Outside
Pool area is extended with allowing for plenty of sun loungers, chairs and tables, great for al-fresco dining. Pool/Jacuzzi. Best of all the lovely lake view brilliant for watching the wildlife in and around the lake. We are slap bang in the middle view of the ornamental fountain which is lit up during the evening.
Garage
Games Room is in the garage. Plenty of parking on the drive.

High speed Wifi free for our guests use. The code is in the villa.

There is a crib in the Queen Bedroom Upstairs.

Driving Distances from Hampton Lakes to the Orlando Theme Parks
We have added the actual driving distances to all the main Orlando theme parks below, these are not the distances to the main gate which most people quote, as this would reduce the distance, but to the actual car park for each attraction. Most of the jouney to the parks are on highways or interstates driving between 55-65 MPH so it's pretty quick to get to all the parks.

Rental rates additional information
Easter, Christmas are £1095 per week plus pool heating. All the rates are Inclusive of 12% sales and tourist taxes
Pool heating is an additional extra at £140 per week.
£200 refundable security deposit required, normally returned within 21 days subject to management feedback.
Booking deposit required to secure dates required of £150 per week of booking and is non refundable.
FInal balance is due 12 weeks prior to arrival.
Accepted payment methods are Bank Transfer to UK Bank.

Fabulous villa
We had booked last minute and Carol was very accommodating. The villa was easy to find with all the directions carol had emailed. Easy access to the key. The villa was beautiful!! Clean and having a teenager the WiFi was great. The pool was clean and big and extra bonus of a bubble tub we called it. The area was quiet. The facilities was everything we needed from washing machine to the games room. Everybody had room to chill

Fantastic 5-Bed Villa in Hampton Lakes – Perfect for Families!
We had an amazing stay at this beautiful 5-bedroom villa in Hampton Lakes, Davenport. The home was spacious, spotless, and had everything we needed for a perfect holiday. The private pool was a real highlight – clean, peaceful, and perfect for cooling off or relaxing after busy days.
The games room was a huge hit with everyone, featuring a pool table, foosball table, and ping-pong – plenty of fun for everyone!
The location was ideal – just minutes from Highway 192, giving us quick and easy access to shops, restaurants, and all the major resorts and theme parks, including Disney.
Set in a quiet, well-kept community, the villa was a great base to return to each day. We loved every minute and wouldn’t hesitate to book again. Highly recommended!

Spacious villa
We have just returned from a 3wk stay at this lovely villa. The villa was very spacious and in a good location. The owners were very quick to reply to anything we had to ask while we were there which was very reassuring. The sun hit the pool area throughout the day/evening which was amazing for sun worshippers, but it would have been good if there was some shade like a parasol or something similar to give some outside cover, as an option.
I would highly recommend this villa as the owners were very helpful and the villa situated not far from all the local shops.
