Overview
Our executive 4 bedroom villa on the lovely Highlands Reserve community has everything you need to make your stay as welcoming and comfortable as possible. Fully air-conditioned, our villa offers a relaxing family room, separate dining area, fully equipped kitchen, breakfast nook, separate utility room and a spacious south west facing pool area. With well appointed bedrooms our villa comfortably accommodates up to 8 people. Please check our Special Offer dates during the year.
Facilities
All bedding and bath towels are provided.
We do have a number of beach towels which you can use by the pool and take out with you to the water parks or beach. Please could you wash and dry these beach towels the day before your departure.
Living
The lounge area has a 50" flat screen HD Smart TV with sound bar and subwoofer. The sound bar is also Bluetooth and ideal for playing music from a smartphone or tablet.
Three settees are positioned around a coffee table with two lamp tables to the sides.

Kitchen
You will find our fully equipped kitchen has a cooker with ceramic ring top, microwave, dishwasher, fridge/freezer with water dispenser and ice maker, coffee maker, toaster and juice squeezer. All iteams have been renewed in recent years.
In the cupboards and drawers you will find everything you will need for self-catering, including pots, pans, wok, baking trays, dishes and a variety of cooking utensils. Along with cutlery, plates, bowls, mugs, glasses, including items for outdoor eating, there is everything you may need.
Just off the kitchen there is a utility room with a washer and separate tumble dryer. An iron and ironing board is in the storage cupboard (next to the fridge/freezer).
Dining
Our dining area has a fully extended dining table with 6 chairs. We have also recently added a matching sideboard to complement the dining area.
There is also a smaller matching table and 2 chairs in the kitchen area. If necessary this table and chairs can be brought into the main dining area to seat 8 people together.
Bedrooms
The Master bedroom has a king size bed, a 40" flat screen TV, walk-in wardrobe and en-suite.
The 2nd bedroom has a queen size bed, a 22" flat screen TV and large built-in wardrobe.
The 3rd and 4th bedrooms both have two full size single beds and large built-in wardrobes.
Bathrooms
Family bathroom with tub, shower, two sinks, WC and hair dryer
En-suite with the Master bedroom has large walk-in shower, two sinks, WC and hair dryer.
Pool
The pool deck is southwest facing and the sun is on the pool by 9:30am - 10:30am depending on the time of year. We have a mature hedge at the back and on the righthand side, with our neighbour on the left having a high white fence our pool and lanai area has total privacy.
The lanai area is in the shade until approximately 2pm - 3pm, so if the sun becomes too much you can move into the shade.
There are 4 sun loungers by the pool and 4 chairs and a table in the lanai area. The cushions were bought in 2013 and have been re-stuffed recently.
The patio door has a safety alarm which will sound if the door is opened without the override button being pressed. The button is situated at adult height. Once pressed it allows 15 seconds to exit and close the door.
Outside
We have recently re-designed the front garden with new plants, new lava rock ground cover and our friendly ‘Welcome Bear’
Garage
In the double garage you will find items that you can use round the pool area during your stay. The driveway in front of the garage has space for a further 2 cars.
Internet
High speed broadband is available throughout the property. The television in the lounge is a SmartTV and it is possible to sign into UK Netflix, Amazon, Disney etc. if you have an account. Please remember to sign out at the end of your stay.
Accessible
The villa is a single storey, therefore no stairs. The path up to the front door is flat with no steps. There is a slight threshold at the front door and at the patio door to the pool deck. The pool has steps into the water, but no handrail. The shower and bath do not have handrails.
Location
Highlands Reserve villas located in Davenport, Florida just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve villa community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it's easy to see why!
Highlands Reserve Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Shops and Restaurants near Highlands Reserve
Highlands Reserve is located along HWY27 in Davenport. Right next door is Berry Town Center which has lots of restaurants from Applebee's Bar & Grill, Paddy Wagon Irish Pub, IHOP, Adlers Burgers, Mia Pizza, Sundays Fish and Chips as well a number of takeaways.
There is also a Publix supermarket for all your groceries and a couple of banks. On the corner just in front of Berry Town Center is a Circle K gas station.
Across the road are a number of new businesses including a Starbucks, 7 Eleven store / gas station, Twistee Treat ice cream, Jersey Mike's Subs and the recently opened (October 2024) Giovanni's Pizzeria & Kitchen which is great.
If you drive out of the main Highlands Reserve community entrance and then go straight across the lights then turn left they have added a number of other new businesses including a car wash, dental care and a number of fast food restaurants including Wendy's, Chipotle Mexican Grill and Mc Donalds. There is a also a Dollar Tree and Dollar General and a CVS pharmacy so you are pretty much covered for everything you need within 2 minutes from the Highlands Reserve community.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Rental rates additional information
POOL HEAT is an optional extra at an additional cost of £160 per week. We offer this between October and April only.
A SECURITY/BREAKAGE DEPOSIT of £200 is required on all bookings regardless of duration of stay. This is refunded back after our local management company has checked the property after your departure and that everything is in order.
A BOOKING DEPOSIT of £100 per week or part week booked along with a completed booking form (emailed to you) is required to confirm a booking. If a booking is being made within 8 weeks of the arrival date full payment, including the security deposit, is required.
Our ACCEPTED PAYMENTS are by cheque (UK bank account) or by bank transfer. We also accept PayPal, but with an additional 3% receiving fee on the amount being paid.
If you have to CANCEL for any reason our charges are as follows:
More than 8 weeks before rental start date........Deposit forfeited
Between 4 and 8 weeks before rental start date ......50% of total cost forfeited
Less than 28 days before rental start date.......100% of total cost forfeited.

Fantastic
Excellent experience from start to finish. From the communications with Jackie and the information provided to the actual villa itself. Excellent location, near enough to everything but far enough away from the hustle and bustle also.
We would recommend this villa to anyone going to Florida, especially if going to the Disney Parks is top of your list.
Plenty of supermarkets and places to eat nearby.

Fantastic 3 week holiday in Florida villa
Stunning 4 bedroom villa in a great location which is not far from all the attractions Orlando has to offer. We have just returned from the best 3 week holiday. Villa is extremely spacious and pool area is fantastic and gets the sun for most of the day. Owners of the villa are lovely to deal with from start to finish and I wouldn't hesitate booking this property again next time we visit.

Great Villa
Firstly the communication and response from the owner has been excellent …..
Villa is in a great location of highlands reserve and shopping/eating amenities in close proximity. The villa was clean and had everything you would need for a great stay.
I would highly recommend staying here and plan to use again in the near future
