Overview
Our executive 4 bedroom villa on the lovely Highlands Reserve community has everything you need to make your stay as welcoming and comfortable as possible. Fully air-conditioned, our villa offers a relaxing family room, separate dining area, fully equipped kitchen, breakfast nook, separate utility room and a spacious south west facing pool area. With well appointed bedrooms our villa comfortably accommodates up to 8 people.
Facilities
All bedding and bath towels are provided.
We do have a number of beach towels which you can use by the pool and take out with you to the water parks or beach. Please could you wash and dry these beach towels the day before your departure.
Living
The lounge area has a 50" flat screen HD Smart TV with sound bar and subwoofer. The sound bar is also Bluetooth and ideal for playing music from a smartphone or tablet.
Three settees are positioned around a coffee table with two lamp tables to the sides.
Patio doors to the lanai and pool deck.
Kitchen
You will find our fully equipped kitchen has a new (2017) cooker with ceramic ring top, microwave, dishwasher, fridge/freezer with water dispenser and ice maker, coffee maker and toaster.
In the cupboards and drawers you will find everything you will need for self-catering, including pots, pans, wok, baking trays, dishes and a variety of cooking utensils. Along with cutlery, plates, bowls, mugs, glasses, including items for outdoor eating, there is everything you may need.
Just off the kitchen there is a utility room with a washer and separate tumble dryer. An iron and ironing board is in the storage cupboard (next to the fridge/freezer).
Dining
Our dining area has a fully extended dining table with 6 chairs. We have also recently added a matching sideboard to complement the dining area.
There is also a smaller matching table and 2 chairs in the kitchen area. If necessary this table and chairs can be brought into the main dining area to seat 8 people together.
Bedrooms
The Master bedroom has a king size bed, a 40" flat screen TV, walk-in wardrobe and en-suite.
The 2nd bedroom has a queen size bed, a 22" flat screen TV and large built-in wardrobe.
The 3rd and 4th bedrooms both have two full size single beds and large built-in wardrobes.
Bathrooms
Family bathroom with tub, shower, two sinks, WC and hair dryer
En-suite with the Master bedroom has large walk-in shower, two sinks, WC and hair dryer.
Pool
The pool deck is southwest facing and the sun is on the pool by 9:30am - 10:30am depending on the time of year. We have a mature hedge at the back and on the righthand side, with our neighbour on the left having a high white fence our pool and lanai area has total privacy.
The lanai area is in the shade until approximately 2pm - 3pm, so if the sun becomes too much you can move into the shade.
There are 4 sun loungers by the pool and 4 chairs and a table in the lanai area. The cushions were bought in 2013 and have been re-stuffed recently.
The patio door has a safety alarm which will sound if the door is opened without the override button being pressed. The button is situated at adult height. Once pressed it allows 15 seconds to exit and close the door.
Outside
We have recently re-designed the front garden with new plants, new lava rock ground cover and our friendly ‘Welcome Bear’
Garage
In the double garage you will find items that you can use round the pool area during your stay. The driveway in front of the garage has space for a further 2 cars.
Internet
High speed broadband is available throughout the property. The television in the lounge is a SmartTV and it is possible to sign into UK Netflix if you have an account. Please remember to sign out at the end of your stay.
Accessible
The villa is a single storey, therefore no stairs. The path up to the front door is flat with no steps. There is a slight threshold at the front door and at the patio door to the pool deck. The pool has steps into the water, but no handrail. The shower and bath do not have handrails.
Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community, and pass the welcoming waterfall, you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve Orlando community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
After a hard round of golf why not check out the locals favourite bar, the Paddy Wagon! Located at Berry Town Center, the nearby shopping plaza, the Paddy Wagon has quiz nights, ladies night and lots of drink specials. As well as multiple tv screens showing all your favourite sports and English Premier football.
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it’s easy to see why!
Highlands Reserve Orlando Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Rental rates additional information
POOL HEAT is an optional extra at an additional cost of £145 per week. We offer this between October and April only.
A SECURITY/BREAKAGE DEPOSIT of £200 is required on all bookings regardless of duration of stay. This is refunded back after our local management company has checked the property after your departure and that everything is in order.
A BOOKING DEPOSIT of £100 per week or part week booked along with a completed booking form (emailed to you) is required to confirm a booking. If a booking is being made within 8 weeks of the arrival date full payment, including the security deposit, is required.
Our ACCEPTED PAYMENTS are by cheque (UK bank account) or by bank transfer. We also accept PayPal, but with an additional 3% receiving fee on the amount being paid.
If you have to CANCEL for any reason our charges are as follows:
More than 8 weeks before rental start date........Deposit forfeited
Between 4 and 8 weeks before rental start date ......50% of total cost forfeited
Less than 28 days before rental start date.......100% of total cost forfeited.

Fantastic Villa

Lovely villa in excellent location
The villa was easy to find and in an excellent location, near to Orlando and many of the areas main attractions. There are many good restaurants in the area and plenty of local amenities.
The villa was lovely, well maintained, spotlessly clean and equipped with everything you could need. The pool was great, with sun for most of the day, a great area to relax.
We all loved it here and would highly recommend.

Perfect holiday villa
From the very first contact Jackie couldn't have been more helpful, answered all our questions and gave us great advice on car hire pick-up and travel from the airport etc.
The villa is spotlessly clean, really well equipped with everything you need, lovely comfortable beds, good wi-fi, and a beautiful private pool area, that isn't overlooked by neighbours which is often the case with Orlando villas.
It's in a great location for travelling to the parks and other attractions, plus there's a Publix and some resturaunts nearby too.
This villa has everything to make your holiday perfect and I would highly reccommend it. When visiting Florida again I wouldn't think of booking anywhere else.

Christmas Stay
We had the pleasure of staying at Jackie’s lovely home over Christmas 2022. Jackie was an exceptionally helpful and accommodating host and even left us her Christmas tree and decorations to put up during our stay ! The pool was secluded and private and lovely and warm despite the cooler weather . There was everything you needed at the house and I wouldn’t hesitate to return or recommend to anyone else requiring a well equipped and located home in Orlando .

Recent stay at a fantastic villa!
We stayed here for 2 weeks in late November and had a fantastic time. The Villa is very spacious and we made full use of the heated pool and super fast WiFi.
Comfy beds, great shower facilities and arrival day was nice and smooth.
The owner (Jackie) has been very friendly and gave us all the information we needed well in advance of our stay. It was also nice to hear how her recent visits to Orlando have been - particularly post Covid-19.
The location is a nice quiet area, felt very safe. Very handy for Publix down the road and only a short drive to the theme parks at Disney and Universal.

Perfect Vacation Home
I cannot fault this villa rental or the communication with the owners at all. After our initial booking, Jackie keep us informed regularly on their experiences travelling from the UK to USA post Covid which was really helpful and reassuring.
The villa itself was perfectly situated on a corner plot and very private with fencing and shrubbery, we enjoyed many hours by the pool.
The amenities within the villa are excellent and make vacationing there very easy. It was only myself and my husband staying this time but we would happily rent this vacation home with our extended family as it’s very spacious and child friendly. Highland Reserve is a great place to stay with easy, and walkable, access to a Publix, takeouts, restaurants and bars. 20 mins drive and you are in the heart of Disney (around $20 in an Uber) but there are many other entertainment places closer on the 192.

Highlands reserve fab holiday.
We have just returned from staying at this beautiful villa. Prior to our departure, Jackie was amazing at giving us all of the information we needed, and was on hand whenever I had any questions. Location of highlands reserve is fab, we found it easy to get to everywhere we wanted to. The villa was absolutely beautiful could not fault it, pool was very private the children spent all their time having fun in the sun. We just loved everything about our stay and would return in a heartbeat.

First time back in 3 years
Couldn't have chosen a better villa with lovely owners and great location we were kept up to date on local information and the owners experiences of travelling after lockdown, Jackie and family go out of their way to make your stay the best it can be. The villa was lovely and welcoming, we could hardly get the kids out of the pool, there was everything needed for a great holiday

Excellent vacation rental
Just returned after spending 15 nights in this wonderful villa.
Owners were easily accessible, in constant contact with the latest news regarding travel and covid rules. No question was ever too much trouble.
Villa was in the perfect location for us, close to restaurants, supermarkets and the drive to Disney.
Would definitely recommend.

Fantastic home from home
This is a fantastic 4 bedroom villa on a quiet corner spot on a lovely and well regarded golfing estate. The kitchen was very well equipped and the whole villa was clean, warm and welcoming. The pool is very private and there were lots of pool towels provided. Jackie has been extremely helpful throughout and the management company who look after the villa are also very prompt and helpful. We would love to come back and stay again in the very near future.

Christmas 2021 Trip
We cannot say enough positive things about the villa and Jackie, the owner. The villa was exactly as described and found everything to be in excellent condition. Really felt like staying in someone’s home rather than a tired and abused rental.
We have stayed in several rental villas in the Orlando area and this one really stands out.
Jackie provided a lot of information ahead of our trip, especially on how things are with travelling in the current Covid world we live in.
We highly recommend this villa and will certainly be booking again when we are next in Orlando.

Home from home , Five stars
This villa is a real gem and certainly home from home .
From the moment you walk in , you can see the high standard of furniture , decor and cleanliness.
Everything you require is there , utensils , pool towels , pool floats , some cleaning materials left by previous guests .
Pool is wonderful and the best heated pool we have had for our Dec stay due to the design of the water inlets heating the pool . Very private and sunny .
Loved my daily swim , even on a drizzly morning .
Jackie is a wonderful host and came back very quickly with any questions I had .
The community and golf course are great . Good amenities with a publix just up the road and Championsgate the other way .
Villa is situated Disney side and about an 1 1/5 HR max commute to Clearwater and Busch Gardens .
I4 is becoming busier and you will have to allow extra time for your commute to and from SeaWorld and Universal .
I get off at junction 67 and go the back way down international drive south for both parks . I also use this route for the premium outlets through little lake Bryan , saves alot if time .
I thoroughly recommend this villa and will be staying here again .

A lovely villa with great amenities
We visited as a family 1st-15th November 2019 and could not have been happier. Jackie was a pleasure to deal with, professional and knowledgeable. The villa was fully equipped and everything perfect for the family holiday.
As a villa owner, albeit with my villa in long term rental and therefore unavailable, we were so pleased to stay in somewhere of this quality. I thoroughly recommend the property to anyone seeking a high quality base for exploring the central Orlando area.

Davenport Delight!
We had a great stay at this Highlands Reserve villa, ideal location just off the US27 highway with easy access to all the main sights and beaches as well as local shopping and food outlets on the doorstep, and a large Walmart only 5 minutes drive away. Nicely maintained, quiet, safe area. Villa itself was excellent, everything we needed was there. Lots of space, great private pool, very comfortable bed and quality furnishings, lovely place!

This is the second time we have stayed in this beautiful villa. We really enjoyed the private pool as well as the clean and spacious accommodation. It is very well equipped with everything you could possibly need for a comfortable stay and perfectly situated for attractions and shops. Great Villa
Villa was lovely and had everything we needed for our 3 week stay. It was very clean and comfortable and plenty of room for the 6 of us. The pool was very private and most welcome for cooling off after long days at Disney and beds were very comfortable for a good night's sleep. The owner was her helpful and responded to any queries we had quickly and gave us all the information we needed to find the house on arrival. Late checkout was great. Villa is close to all amenities and a short drive from Disney parks. We were sad to leave.

Wonderful home from home
I have been staying in the area for holidays for over 20 years and this home is highly recommended.Very well equipped and immaculately clean on arrival with everything a family needs for a relaxing self catering break.Safe quiet neighbourhood with 18 hole golf course plus shops and restaurants very close by.Owner very easy to deal with and simple booking process.Close to 192 and Disney .

Nice Villa, Good Location
Spent 10 days in October staying in this lovely villa. On a corner plot with hedges/fences surrounding, this meant it was pleasantly quiet with pool privacy. The villa itself was nice, clean and comfortable with all the facilities we would need. Jackie provided plenty of information ahead of arrival, ensuring we had no trouble finding and entering the villa. There some amenities nearby such as publix, arbees and ihop with walmart/target and others not too far away.

Brilliant villa - just perfect for our family of 6
We have stayed in several villas in the Davenport area, and this one was great from the start. It was a real plus to have all the essential coffee/ washing up liquid etc already there, as some previous villas have been bare.
The villa had everything and was very well maintained and spotless. It was easy to find just off the C27 and not far from shops/ fuel/ food/ bank and the I4, so perfectly located. The pool was just the right size for us 6 and the outside area private.
Great friendly communication with the owner. It was a good price and welcoming and homely and we would definitely stay again. Thanks

Lovely villa
We stayed at this villa for 2 weeks in June/July. The location is very quiet, the villa is spotlessly clean, and was well stocked with all we needed to make a most comfortable stay. It was also secluded at the pool, which was surrounded by hedges. The owner Jackie was extremely helpful filling us in with all the details we needed for the journey and many other helpful details.
There was a Publix nearby , actually within walking distance.
We would definitely recommend this villa.
