Overview
A well equipped 4 bedroom villa with a real family feel - a true holiday home, not a business. Lake Berkley is a beautiful gated resort in Kissimmee, with 24 hour security, based around the main lake and 2 smaller lakes. It is a 10 minute drive from Disney; 25 minutes to Universal and The Wizarding World of Harry Potter. A large Walmart is less than half a mile away. Kennedy Space Centre, Legoland, Busch Gardens, Sea World and the Gulf resorts and Atlantic Beaches are all in easy reach.
Facilities
Lake Berkley is an elegant, spacious resort, with a clubhouse, large communal pool and children's splash area. Within the air-conditioned clubhouse is a seating area with TV, toilets and a gym (for those over 16 unless accompanied by an adult). Basketball and tennis courts are located by one of the smaller lakes. There are also charcoal, communal BBQs fixed in the pavilion area by the fishing dock and children's play area. Catch and release fishing is permitted from the dock. The walk around the main lake provides the opportunity to see lots of Florida's natural wildlife.
Living
The family area has a large-screen Internet TV with both Sling TV packages, DVD player and collection of DVDs. There is also a library of books and a few games. There are two armchairs and a large sofa around the coffee table. The patio doors lead directly onto the pool deck and are safety alarmed to protect young children. Free Wi-Fi and continental US phone calls.
Kitchen
The kitchen is fully-equipped to cater for a family of 8, including stove, refrigerator, freezer, dishwasher, toaster, blender, coffee machine, with a variety of saucepans, flatware, crockery and glassware.
The laundry, with washing machine, dryer, ironing board and iron, is located in the air-conditioned garage and games room.
Dining
There is a formal dining area with a table and six chairs. There is also a breakfast nook with a small table and a further four chairs. Outside there are a table and chairs on the shaded lanai.
Bedrooms
Master bedroom with king size bed, en-suite bathroom with walk in shower and direct access to lanai. Large walk-in closet, TV and DVD. Bathroom also has direct pool deck access.
Queen bedroom with queen size double bed, en-suite bathroom with bath tub and shower. Large double closet, TV and DVD.
Twin rooms each have 2 x twin beds (one also has a full-sized cot), built in closets and TV with DVD.
Bathrooms
The king bedroom en-suite has cabana door access onto the pool deck. All doors are alarmed to protect non-swimmers and young children. The shower is walk-in and has a seat at either end of the shower. Single sink and WC.
Queen en-suite has a single sink, WC and tub with shower over.
The main bathroom is fitted with a single sink, WC and tub with shower over.
Games Room
The games room is located in the garage and provides a full-size table tennis table, "Foosball" table and air hockey; the room is air-conditioned.
Pool
There is a private pool with privacy hedging on all sides. The pool can be heated (at an extra charge). There are four chairs, two sunloungers and an extra chair/lounger. The lanai provides a shaded area for dining. All doors to the pool are alarmed.
There is also a community pool and childrens' pool and water play area at the clubhouse.
Outside
The villa is situated on a quiet road within the peaceful and beautifully maintained Lake Berkley resort. The landscaping is a particular feature.
Garage
The garage houses the laundry and games room. There is a private driveway with parking for 2 vehicles. Further parking is available on the road outside.
Internet
Wi-Fi is provided free of charge. Free phone calls are available within continental USA.
Baby Equipment
A high chair, full size cot and a pack 'n' play (travel cot) are provided.
Accessible
Whilst no specific conversions have been undertaken, the pool has a safety handrail for entry. The master bedroom shower has level access with a small lip, and a seat. The villa is on one level.

The last airport would be Sandford International Airport (SFB) which is 50 miles (60 minutes) drive. As you can see the Lake Berkley Resort is close to everything so an ideal for your next Orlando vacation.

All reservations require a £300 security deposit which is refundable after your stay. Deposits are not refunded for cancellations unless another booking is secured.
Pool heat is an extra at £20 per day (when required).
Payments can be made by Bank transfer/cheque/Paypal in Sterling or US dollars

Beautiful villa in a lovely community
The owner gave us all the details we needed to access the villa and it was easy to find. It was spotless and the furnishings were lovely. Loved the fact that it was a gated community so we felt very safe and the gym was well equipped which we visited most days after our early walk round the beautiful lake. The grounds on the estate are extremely well kept too.
Loved the games room in the garage.
It was very well located as far as the theme parks go.
In fact it was so good we’ve booked again to go back twice next year.

Lake Berkley Gem
We recently stayed at this villa (November 22) and found it to be comfortable and well situated. The resort is very secure within a gated community, with gatekeeper guards 24/7. The property and community is very well located, close to Highway 192, and Walt Disney World just 20 mins drive away. We found the villa itself comfortable, with 4 bedrooms and three bathrooms, as well as a purposeful kitchen, and nice pool area.
The $64k question that most people would ask is…. Would you use the property again, and the answer is a resounding YES. The price is not expensive, and it meets our needs

Superb Villa in an excellent location!!
Thankyou so much Julie and Ian for a stress free rental.
The villa is in a perfect location, close to walmart, wawa and restaurants as well as being a short distance from Disney and Universal Studios.
The villa was clean, tidy and has ample space for 2 families of 4 if needed. There were only four of us so we only used 2 of the rooms - our children opted to share the spongebob room and loved it, but all rooms were well equipped with plenty of storage for clothing etc.
Great to have a washing machine on hand and the kitchen has all the plates, bowls and cutlery you need.
The pool area was well kept and maintained and although we didn't manage to use it much, the children loved it.
A beautiful and quiet gated community to be on.
Julie and Ian are fantastic, easy to get hold of if needed and quick to respond. We didn't have any issues at all throughout the booking process or during our stay. We couldn't have asked for more.
We loved it so much we have booked again for next year ( we didn't even wait until we were home and booked it whilst still in Florida ) we can't wait to return and our children are counting down the days already!!
