Located in Kissimmee the Lake Berkley Resort is only 20 miles (30 minutes) from Orlando International Airport (MCO). If you are flying in to Tampa International Airport (TPA) this is 80 miles (90 minutes) via Interstate 4. The last airport would be Sandford International Airport (SFB) which is 50 miles (60 minutes) drive. As you can see the Lake Berkley Resort is close to everything so an ideal for your next Orlando vacation.

Rental rates additional information
All rates and additional charges are subject to sale tax and tourist tax of 13,5%.
End of stay cleaning charge UKP 165
Optional Pool heating @ UKP20 per day - we recommend pool heating between October and April.
To secure the booking we ask for a deposit of UKP 400.
Additional, we request a UKP 275 damage deposit, which will be refunded if the villa is left in good order.
Rates are subject to change without notice.
We accept payment by bank transfer.
Before a booking can be accepted a member of the party must complete and sign a booking form and pay the deposit to secure the booking. The full amount is due for payment 45 days prior to arrival.
Cancellation policy
In the unfortunate case that you will need to cancel, there is no charge if cancellation is received 30 days prior to arrival, if you cancel 15-30 days before arrival, cancellation charge is 50%, if cancellation received less than 15 days before arrival, cancellation charge is 100%.

Amazing Property
We had an amazing stay at this property! The house was perfect for our large family, offering plenty of space and high-end amenities. The pool was a definite highlight, and the view was absolutely stunning—ideal for relaxing and making memories. The home was impeccably clean and very well-stocked with everything we needed for our stay. The location was also fantastic—close to shopping, grocery stores, and local attractions. We loved being near a museum and having access to kayaking and nature hikes, which made exploring the area so much fun. It was clear that a lot of thought went into making guests feel comfortable. We would highly recommend this property and would love to stay here again!

Outstanding location, tranquil beautiful views
Outstanding resort the whole of lake Berkley was very well kept ,as far as the Villa there is everything you need available .for us a big tick the beds were very comfortable the property manager responded promptly to a couple of minor needs . Excellent facility’s ,if I had to give a minor criticism the patio furniture needs updating for next year although the structure had not faults the cushions had seen better days .with this said I wouldn’t hesitate in reminding this villa to anyway looking for a stunning safe location with all your holiday accommodation needs met x

Amazing House
This house was beautifully decorated, comfortable beds, wonderful pool and hot tub. The view of the lake and the ducks was an added bonus. we enjoyed our stay so much!

Great Stay
We had a great stay. The house was nice and accessible. The back burner of stove didn’t work when we arrived (and wasn’t needed) but I sent an email that evening and the next morning someone was there to discuss it. Very responsive.

Great Stay in Kissimmee

A beautiful bit of paradise
Wow what a beautiful location, each morning sitting watching the sun rise, beautiful wildlife, peaceful, idyllic location. Close to everything you need and far enough away to feel the peaceful location. I would throughly recommend the villa. The owners are very helpful & easy to communicate. Wonderful
This was our second time in this home. It’s a great place! The outdoor space is our favorite with the privacy, comfortable seating, lake view, awesome pool and hot tub. The neighborhood feels safe. We enjoyed walks and playing pickleball at the nearby court. The pool and hot tub both held their heat nicely even with some overnight temps in the 40s. The inside has comfortable beds, plenty of space, a fun game room, stocked kitchen, and a nice round table with comfortable chairs which was perfect for late night card games. Communication with the owner and property manger was easy and in a timely manner.

Amazing Stay
My family & I had a great time at this Villa. The hot tub was relaxing , we did pay extra for heating the pool, worth it in Novemeber. Rooms clean and comfy. Lots of dishware & silverware pots pans. Was happy to see a hair dryer as we pack only carry-ons. The property manager was so fast to our one request. Amazing guy. We would book again location was perfect to Disney parks and resturants. We loved our stay

Villa in Lake Berkley Resort
Perfect property for a family of 8 made up of 3 generations. Location was great - very close to the Parks but located in a quiet and safe spot with great views over the lake. Villa was well laid out and had everything we needed. Pool and hot tub were very welcome after a long, hot and tiring day at the Parks. Highly recommend and would definitely stay there again if we visit Florida in the future.

Amazing home and view
Our entire holiday was made even more special and enjoyable thanks to Willem and Viktoria's beautiful home.
The setting on the lake with the beautiful view will live with me forever.
The home was perfect in every way for our party of 8, the gated community and closeness of everything you need from shopping to eating out made it more relaxing.

Perfect vacation house
Perfect house for more than one family. We had 12 family members that fit very comfortably. I loved being in a gated community with 24/7 guards. I felt very safe walking there late in the evenings. The house and property was very well maintained. I think my favorite part was early mornings watching the wildlife. We was very close to all of the attractions and stores. I recommend anyone to eat at the 192 Crab & Lobster. So good! Thank you so much Willem for being such a great host. We appreciate you very much!

Perfect House for a Family Trip to Disney
House was as advertised. Large well equipped Kitchen, big fridge with ice maker. There was also a laundry room with washer & dryer. Fabulous pool & hot tub. Six Bedrooms, 4 Baths with multiple sized beds … including 2 kings. Fun games room. Nice community. House has fantastic views of the lake … a bird watchers dream. Lovely palm trees and landscaping. Well maintained yard & grounds. Everything was convenient, yet away from the Disney traffic. Took less than 30 minutes to get to and fro. Also near to major expressways so easy to travel to either coast for day trips … Tampa, Clearwater, Kennedy Space Center,, Daytona Beach, etc. Everyone in our extended family had a wonderful time … spent hours on end enjoying the backyard. The youngest, our 5 year old Granddaughter arrived unable to swim … and a week later was proudly doing the dog paddle from one end of the pool to other. Management Team was great … and easy to work with. Highly recommend this property.

Lake Berkley lakeside villa review
The villa was fantastic , clean and tastefully decorated.

The view from pool area is wonderful with the lake and palm
trees in full view.

Wonderful place, great location!
Big thanks to our excellent hosts and such a great property.
We spent just over 2 weeks here over Christmas 2022 (the coldest Florida winter for 30 years!!). The property was meticulously clean and well prepared, instructions for location/access were perfect and it suited our family brilliantly. It's in a quiet location, but still in very easy reach of the Disney parks and local restaurants/facilities . . having stayed in Clermont previously it was nice to be closer to the action but still not have it intrude when we wanted to escape the madness!
Hot Tub was a great feature and would recommend pool heating in winter months (although our holiday timing was exceptionally cold on certain days).
Entirely recommend the property for family fun in Orlando/Cocoa/Cape Canaveral and would definitely stay again if we decide to go back to central Florida.

Just as the listing says!
From the moment I saw the hot tub photo, I knew this was the vacation spot for me, my husband, son and his best friend. The photos are exactly what you will get when you enter this stunning spacious gated community home! From my booking to my arrival, the host Williem and Victoria couldn't be better hosts! The value of this gated community located with 45 minutes of everything is your next vacation spot. 20 minutes to Disney, about 45 to Universal Studios, and literally down the street from Walmart, every store or restaurant you need will not disappoint! You'll need to get food, so Wal-Mart was so close and so easy to access, plus it's a full service Wal-Mart. It has everything from food to clothes to a Disney shop. We visited almost daily for our needs. The pool and hot tub were my happy place. Got up every morning around 7 to watch the beautiful "bird island" as I called it. Wonderful lake Berkley is simply peaceful. You'll need to follow the quiet time rules as this place is so quiet, but yet, during day you can swim and have fun!! From the moment you enter the private gates to finding the home, the space is amazing! 6 bedrooms, 4 bathrooms, game room, sunshine and space to move about, you will love it here!! I would return in Florida's winter months as August/September is just to hot for me. Daily Temps reached 100, and honestly, to hot, for me. But that pool... just what I needed for my aching bones. For 2 wonderful weeks my body never felt so good!!! Returning to Midwest, I'm already hurting. You'll love it here. Williem and Victoria have a beautiful home. They are super to communicate with. The management company very nice. No issues for us!! Thank you again for a wonderful home!! We for sure will recommend to anyone we know and perhaps will return one day!!

Fantastic Villa with an outstanding view
I’ve stayed in Lake Berkeley before ….. this was the best villa yet ….. spacious, clean with a breathtaking view from the pool across the lake . Resort is kept immaculate with private security. Family Reunion
We had a fantastic time at this villa .The property was as described , clean and fully equipped for our stay. A great location with all the parks and attraction less than a 30 minute drive away . We particularly enjoyed the lake views and my grandson was enthralled by the duckies and other wildlife. I highly recommend an early morning coffee by the pool watching the sun come up. The games room was very popular with the older children and also some of the more competitive adults. All in all highly recommended place to stay, an oasis of tranquillity within the craziness of Disney.

Excellent property! The heated pool and hot tub were wonderful and just what we needed to escape our cold MN winter. Comfortable outdoor seating. The view is lovely. Gorgeous sunrises. My husband fished and the young adults played tennis and used the golf clubs to go to a local club nearby. Safe and friendly neighborhood. The lake offers a great walking path. Plenty of indoor space and seating. Nicely updated.

Orlando Golf Trip
The property was Amazing! We spent our evenings enjoying the heated pool and hot tub after every round of golf. The neighborhood is gated and very safe. This was a business trip for us with 8 adults. The home was spacious, VERY clean and easily accommodated our entire group with room to spare. We felt safe as I was towing a trailer that could not stay in front of the home, I found the location where the trailer was left was secure and easy to get in and out. I would definitely recommend this home and the owners and would use them again!

Beautiful, luxurious and memorable stay!
We had the great fortune of spending a 3 day weekend in this beautiful villa. The moment we entered the villa we were struck by the opulence. It was spacious, clean and beautifully decorated.. literally like a dream. The highlight for us was the stunning lake view from the pool and jacuzzi! The barbecue grill was just the perfect cherry on the cake. We thoroughly enjoyed our stay and would love to go back for a longer stay. A huge thank you to the hosts, Viki and Willem for providing all the necessary and detailed information to make our stay even more comfortable

Brilliant Time
Villa had everything necessary to allow us to enjoy our time spent both inside and out. Everything was spotless on arrival. All instructions we received prior to our trip allowed for easy access to the property. Early mornings spent by the pool watching all the wildlife in and around the lake was really memorable.
