Plenty of kitchenware and pool & bath towels. Great large washer and dryer.Lake views were lovely! Lots of seating around the pool. Nice and clean furniture/home. Comfortable beds and sheets. Extra blankets in the main floor closet. Good water pressure and heat for showers. Walmart and Publix very conveniently located. Would definitely reserve again when we return to Disney and/or Universal!

We stayed at the lake view house for a week and enjoyed every day of it! Check in was a breeze. Very responsive property owner (response time within few minutes ) Pool Area was Awesome View from the pool is beautiful! Pool water was clean and Crystal clear. Very Quiet I would highly recommend!

We spent 2 weeks here over Christmas. Had a lovely time - love the setting of the villa over the lake, beautiful sun rise. Villa is exactly as pictured/advertised and very close to all amenities, we used the shortcut via animal kingdom most of the time which cut a lot of the 192 traffic. Walked to Sunset Walk restaurants/Outback a few times. Owners were very responsive sending emails beforehand and also helping very quickly when we couldn’t turn the heating on during the cold snap. Especially loved the spa during the few days cold weather. Only disappointment was not seeing the Gators! Would definitely return.

This was our first time renting a vacation home and we couldn't have asked for an outstanding place, owner and experience. I would definitely recommend this property. Very nice and clean also located in a quiet community. Pool, hot tub, game room, and lake were a great. The extra bonus was every night at 9pm sitting out by the pool you can see over the tree line Disney fireworks! We didn't take in any parks but they are all close by along with great restaurants and shopping! Would definitely rent again!

The house and landscaping were spotless upon arrival and the keyless entry was a “no hassle” beginning to a magnificent stay. The residence is totally equipped with all of the amenities that you will need, to include multiple televisions, game room, WiFi, fully equipped kitchen, and a pool/hot tub that overlooks a lake (which is simply magnificent). The neighborhood is quiet and we couldn’t believe that we were so close to the theme parks, restaurants, shopping, etc. while being in such a quiet and family friendly location. The property owner (Derek) contacted us during our stay to make sure that everything met our expectations. What an amazing home for our week at Disney and Universal. So close to all parks. House and Pool were very relaxing and had all the amenities you could need for keeping a family entertained and relaxed. Very easy, Derek the owner is very responsive and courteous. Property was close to Orlando airport and Universal Studios. Great view of the lake from the pool which was refreshing to wake up to and and end the day with. Very nice having your own space and private pool that you can access whenever you want. The game room was great as well and we had fun playing air hockey. Bedrooms spacious and the master suite was excellent. Perfect Vacation! 5/5 Stayed May 2021 Christie T. We had an amazing vacation! The check in process was super easy. The property was very clean and well maintained. Communication with Derek and Julie was wonderful and they made sure we had everything we needed to make our stay memorable. They also left a bottle of wine for us which was a nice touch.We enjoyed relaxing by the pool everyday and watching the wildlife by the lake. The spa was fantastic and heats up separately from the pool, which is perfect for relaxing in after a long day at the parks. The property was in close proximity to parks and restaurants. Right from the beginning I had detailed communication from the property owner. Getting in the house was a breeze . House was very clean and well maintained. Was very cozy and comfortable to come back to after a long day. The pool and hot tub were a great ending to busy hot days. Nice sized game room for down time.Was conveniently located and just a short trip to all the parks. Shopping was close by or can have everything delivered rather quickly. Everything about our trip was fantastic and seamless. Check in was super easy. The house was gorgeous and clean. The pool was beautiful and the kids may have enjoyed the pool more than the parks. Anything you need, they have it (blenders, coffee pot, toaster, etc). Lakeview House was close to parks, shopping, restaurants, and multiple beaches that are only an hour and a half away. This home made for the perfect ending to some very long days. We utilized all parts of this house and would most definitely consider renting again. A big bonus at this property was the game room located in the garage (the kids absolutely loved it), and "gator watching." The kids loved looking in the lake for the gators every morning. We were able to see many gators and even some baby gators. Derek and Julie were phenomenal at communicating and went above and beyond to make sure that we were all set and comfortable in their home. They even left a bottle of wine for our enjoyment. They are very kind and accommodating. If you don't stay here, you are truly missing out on an outstanding experience.

The house is wonderful! We enjoyed the hot tub and pool after mornings in the parks. The house is so close to all the Disney parks it made for an easy commute. We have a 4 year old and a 9 month old. They have lots of baby gear that came in handy, it was like we were at home. They have everything you would need, pack and play, high chair, multiple strollers, crib, bounce chair and step stools for the bathrooms. The kitchen is also fully equipped. This Lakeside home is probably the best family vacation we have had in central Florida. Very close to all the Disney parks. From the start communication we received from Julie and Derek were phenomenal. The Amenities,Cleanliness and Views from the Hot Tub and Pool were amazing. Plenty of space and in a very secure neighbourhood. Tons of Shopping and Restaurants very close to the home. We utilized the local Super Target and Publix Grocery Store multiple times and were only minutes away. We usually like to try different areas and properties however, we hope to stay here again in the near future.

We really enjoyed this home. It was very clean and comfortable. Loved the back yard views. So enjoyable to have a quiet morning coffee and watch the birds. It’s close to many amenities. Derek and Julie were very accommodating. We asked for an extra night and a late checkout and it was no trouble. To say nothing of the welcoming bottle of wine. The management company brought our bbq the day after we requested it. I would definitely recommend this home, especially if you have a family of any age and want to visit the Disney parks!

My family stayed at Derek and Julie's place last week. We gathered to visit with my cousin, aunt and uncle. They visited Epcot one day on their own; it's close enough to drive to. We cooked in the kitchen. The hot tub and pool were nice and worked great. Used the game room one afternoon as well with my sister and dad. From the hot tub we saw fireworks in the distance. Great place to visit again and recommended.

This home was perfect for a week stay for my husband, daughter, son-in-law and 3 grandsons ages 3, 10 and 14. My husband and I claimed the master suite on the first floor and they had the entire upper level which worked out very well. The house was exactly as described in the listing, fully equipped, and in perfect working condition upon arrival. We took full advantage of the pool, hot tub and garage game room. My oldest grandson is an avid fisherman so the lake front location was particularly important to us. Both he and his 10 year old brother caught several large large mouth bass as well as many smaller ones. The location was convenient to shopping, restaurants and all the Disney Parks. We spent several days in the parks and enjoyed the quiet location and house amenities during our off days from the Disney mania. One thing I especially appreciated was the prompt and friendly communication from the owners Derek and Julie. I had a few questions prior to our stay and they were always promptly responded to. We received a welcome call from Julie the day after we arrived to make sure that everything was okay. By the end of our stay I felt like we were old friends. I would highly recommend this rental, and would definitely rent it again.

Derek and Julie were a pleasure to work with from the time we booked and all through out our stay. Their home was everything we needed to enjoy our stay in Florida. We came down for the AAU Nationals volleyball tournament and it was so nice to come back to a house and swim in our own pool rather than be stuck in a hotel . Our four girls and my mother in law all had their own space and the kids LOVED the game area and learned how to play pool, foosball and air hockey! We will definitely book with Derek and Julie again in the future! Thanks again!

We thoroughly enjoyed our time at this vacation rental. It was wonderful. The pool was divine and the view amazing. We loved the fountain and the view of the fireworks. The house was very clean. No dirt or bugs detected. There was plenty of towels and the homeowners thought of everything. The neighborhood was safe and secure. We've rented several homes in the area and we were most impressed with this one.

We have just arrived back home from our absolutely amazing time in Florida and definitely one of the main reasons was this fantastic luxurious villa we stayed in for three weeks. To begin with all the communications/queries with the owners Derek and Julie were dealt with extremely promptly and both of them were helpful and accommodating. We were emailed directions to the villa a week beforehand and were also provided with a 'Welcome Handbook' on arrival at the villa covering everything from instructions how to use appliances and technology, suggestions of places to go and even a short cut to Disney's Animal Kingdom theme park which is surprisingly is only a short distance away. Julie rang us the day after we arrived to check we had settled in. She also rang when the unexpected news of Hurricane Matthew happened which for us was very reassuring. Both Julie and Derek were extremely kind, helpful and very accommodating with regards to this unexpected news and for this we feel they went above and beyond what we would have expected. This made it as stress free as possible considering the forecast of Hurricane Matthew. We must also say Keith, from the property management team who helps run the villa on behalf of Derek and Julie, was also very good during our stay there and especially with advice about the hurricane. With Derek, Julie and Keith they couldn't have done more to help us and provided excellent service from start to finish, which was the best we have ever received. The villa certainly has the WOW factor. The villa inside was very comfortable and had everything you possibly could have wanted. The furnishings were of a high standard. There was also plenty of linen and towels provided. The main feature that definitely was the jewel in the crown was the pool, spa, outside pool area and the most amazing views of the lake at the back we have ever experienced whilst on vacation. We could have stayed forever in the spa/pool area looking at the view of the lake and fountain as it was simply breathtaking. It was also a perfect way to end your busy days at a theme park, relaxing in the pool or spa at night with the fireworks from Disney at a distance. We couldn't have asked for anything more. Location was very good and very close to all the Disney parks/areas, shops and restaurants. It also had easy access to the 192 and I4 for all the other attractions like Universal, Sea World and International Drive. Definitely would recommend.

Our family loved our stay in Derek's home. The home was exactly as it was described. It was very clean and everything was in working order. Clear directions were given for all of the technology and appliances. Derek checked in on us soon after we arrived to make sure we were settled and comfortable. Our teenage children thoroughly enjoyed the game room. The kitchen was spacious and well-equipped. The open floor plan allowed for all of us to interact when we wanted to do so, but the beautiful bedrooms allowed each child their own space when needed. The Master Bedroom was very spacious with a large Master Bath. There were plenty of linens provided in all areas of the house. The crowning jewel was the pool that looked out on the beautiful lake. We spent most of our daytime hours at the Disney parks, but our family started and ended each day in the beautiful pool and hot tub. It was a great place for us to plan our exciting adventures for the day, and then to recap each magical moment as the moonlight shone on the lake. One evening, we watched a fireworks display from the pool! There were plenty of restaurants and shops close by. We were delighted to find a Publix and a Walgreens nearby for picking up food items for the week. The house was truly 5 minutes to the Magic Kingdom and Disney Parks. I would recommend this house to anyone. Without a doubt, we would stay here again.

We had an excellent experience at lake View!!!! The house is very comfortable, well equipped and the heated hot tub was the best for relaxing after long days walking in the theme parks. We stayed in this home for a week while in the area with our two kids (9 and 11). The home was beautiful. Very clean, lots of room... we couldn't have asked for a more perfect home away from home! I'm not sure why we ever stayed in a hotel with rentals like this. The kids would have been just as happy to stay here and swim in the pool/hot tub than go to Disney (some days). When not in the pool or Disney we played toss outside or enjoyed the game room (the kids now love to play pool). Everyone was very easy to work. We highly recommend this home!

We had a great time at Derek and Julie's home. The pool and hottub were perfect (the awesome weather helped!), fantastic view, and the house was very clean and had everything we needed, including crib and highchair, pool toys, etc. We made use of the games room as well, the kids had fun! Derek or Julie replied to emails quickly for a couple of questions we had during our stay, and also phoned to check in with us. There were instructions left that gave details of most things we needed to know. Although there wasn't too much within walking distance, it was a quick drive to Disney, as well as grocery stores and other shopping, restaurants, mini golf, etc. It was a great stay, we would love to go again!

For our first visit to Disney (with a 3 and 5 year old), we are so glad that we opted to stay off the property and at your lovely home. Everything was in tip top shape when we arrived. Even though the temps were low for the Floridians, we swam everyday in the pool and the hot tub soothed our aching muscles after a long day at the parks. Working with Derek was so simple- and he provided us with very clear directions for everything we needed during our stay. We wouldn't hesitate to return!

efore we set off we were given very clear instructions on how to enter the house and turn off the alarm system which was very easy for tired weary travelers.On entering the villa the fist impression is fantastic a real home from home with a welcome bottle of wine and a note from Derek and Julie which was really appreciated. This was our first ever booking with HomeAway/VRBO and we were immediately drawn by the description, photos and other reviews on the site for Lakeview House. We decided to go for it (a family of 3 adults, 2 children) and the booking process was seamless - Derek, the owner, was in constant touch and with very useful information ahead of arrival. Although our flight from the UK had a bit of a glitch (meaning we arrived in the dead of night) we found the place without issue. There is always a nagging doubt with 'owner direct' type sites that pictures can be taken to flatter, or camera angles used to conceal. However, this is completely without warrant in this case and I can categorically guarantee that what you see in the pictures is absolutely what you get in real life! Think that wonderful vista over the lake behind Mickey and Minnie framing the fountain is an illusion? Absolutely not, it's that fantastic. Think the pictures of the pool and spa look too good to be true? Well believe it, we enjoyed them to the full. Games room really that capable? Oh yes, my son and I enjoyed the pool table and the air hockey immensely. This villa was perfect, and as travellers a long way from home, it was a joy to stay in. Location was excellent - to the west end of the '192' so great for driving to the parks and in a quiet and tidy residential street. As there is no-one immediately to the right of this villa (there's a small 'inlet' from the lake) there is a 'semi-detached' feel to it which adds to the sense of open-ness and space when out the back. Facilities were superb, kitchen well appointed, TVs everywhere. Missing 'ice hockey' pucks were spotted before we arrived and dealt with proactively - this villa is clearly well managed and Derek gave us a ring mid-stay to check everything was ok. Beds were comfy and air con and fans meant the villa was always a welcome and refreshing haven at the end of tough day in the parks. It was an intense two weeks for us as a family, as we were doing the Disney and Universal 'thing' to the max but the villa was everything we hoped for and more. We whole-heartedly recommend this villa either as a base for doing the Orlando 'Madness' or simply as somewhere to stay 24/7 and soak up the sun quietly. We will certainly return, God-willing, and if you're reading this and tempted to book, go ahead and bon vacances! Thanks you Derek and Julie for sharing your home with us.
