Overview
The Palms is located in a quiet residential estate along HWY27 in Davenport, just off Florence Villa Grove.
Berry Town Centre a 2 minute drive away has lots of restaurants from Applebee's Bar & Grill, Paddy Wagon Irish Pub, IHOP, Adlers Burgers, as well a number of takeaways.
There is also a Publix supermarket for all your groceries and a couple of banks. On the corner just in front of Berry Town Centre is a Circle K gas station. This is also walkable.
Across the road are a number of new businesses including a Starbucks, 7 Eleven store,Twistee Treat ice cream, Giovanni's Pizzeria & Kitchen.
If you drive out of the Palms and onto the US27 north a little further afield is Walmart Superstore ( 5 minutes drive ) which has a number of recognised food outlets nearby including Burger King, Arbys, KFC, Chipotle Mexican Grill and of course a McDonalds so you are pretty much covered for everything you need within a few minutes from " The Palms "
Facilities
Below are the approximate driving distances to the main Orlando theme parks. These are not the distances to the main gate but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well signposted.
- Animal Kingdom - 11 miles
- Hollywood Studios - 13 miles
- Magic Kingdom - 15 miles
- Epcot - 15 miles
- SeaWorld - 21 miles
- Universal Studios - 24 miles
There are a couple of other ways to cut out some of the traffic at busier times along these routes which can be supplied.
Want some time away from the attractions? Why not try NorthEast Regional park, just 2 minutes up the road with 6 artificial turf soccer fields, tennis courts or if you just want to relax walking and jogging trails. Also has a small dock for fishing on the lake.
A little further afield is Lake Louisa State Park, Clermont 4,500 acres of beautiful, real Florida! Just minutes from the area's major attractions,and a 15 minute drive from the house ( 10 Miles ). the park hosts guided horseback rides, guided kayak eco-tours, kayak canoe and bike rentals, fishing, hiking, biking,swimming, and just about anything else you would expect in a natural setting. Home to 20+ miles of trails, 7 lakes, a swim beach, playground, fishing piers, and more, you could spend days on end exploring this treasured gem or why not try a relaxing Hot Air Balloon Ride with Orlando Balloons or Bobs Balloons, You may see these going over the house, while having your morning breakfast by the pool.
Prior to your arrival we will endeavour to make your Orlando villa experience as smooth as possible and supply as much info as we can. If you need something specific please ask and if we do not know (after 30 years of visiting ) then we will try to find out.
Living
Spacious and airy open plan living area with Large Flat screen TV with 3 comfortable sofas to relax on in the evenings.
Kitchen
Large Stainless steel American fridge freezer with Ice and filtered water built in, new cooker, dishwasher, coffee makers, kettle and fully stocked cupboards with cooking utensils, glasses etc. Large industrial washer and dryer available in separate laundry room.

Table seats 8 people alongside separate breakfast bar with 4 bar stools.

Master Bedroom 1: Queen Bed. Located on ground floor at the rear of the property directly overlooking the pool. Bedroom linked to master ensuite bathroom and has walk-in closet, with ample hanging and storage space. Walk-in closet has safe for securing valubles. 32" TV/DVD player set up in room, bedside lamps have charging points and there is also a ceiling fan in addition to air conditioning.
Master Bedroom 2: Queen Bed. Located on ground floor at the front of the property directly overlooking the road. Bedroom 3: Twin Bed with Disney Bedding and Decals, Located on first floor at the front of the property, next to first floor family bathroom with large walk-in closet, with ample hanging and storage space. TV/DVD player set up in room.
Bedroom 4: Twin Bed. Located on first floor at the front of the property. Bedroom linked to bathroom with large wardrobe with ample hanging and storage space. TV/DVD player set up in room and bedside lamps have charging points.
Bedroom 5: Twin Bed. Located on first floor at the back of the property. Bedroom linked to bathroom with large wardrobe with ample hanging and storage space. TV/DVD player set up in room and bedside lamps have charging points..
Bathrooms
Ground floor master en-suite bathroom has walk-in shower and large corner tub for a relaxing soak after a long day at the parks and double sink.
Ground floor 2nd en-suite bathroom has walk-in shower and double sink.
Ground Floor seperate WC and wash basin.
First floor bathroom has bath with overhead shower and double sink.
Hairdryers are available in all bathrooms.
Stocked with Bath towels and Bath sheets.
Games Room
The villa has a games room located in the garage decorated with signed sports memorabilia equipped with 7ft Burgundy Reno pool table with optional table tennis top, darts, and a large air-hockey table and table football available for a fun evening. AC not available in room.
Pool
Private pool at rear of property with sunbeds for sunbathing and Rattan table and chairs set up to enjoy early morning breakfast & relax with evening drinks. Complimentary BBQ available. Pool can be heated at small additional cost.
Pool Safety - This property has an alarm to the rear door.
Pool Towels provided for your convenience ( Please do not use the Bathsheets ).
Please Note:- BBQ is complimentary for all guests ( Gas not supplied ) please ensure BBQ is cleaned thouroughly prior to departure for use of future guests, BBQ cleaning Fee payable if not left in an appropriate condition.

Fabulous home. Lovely estate which is very quiet. This was our second stay here and Gary is an excellent host that makes sure you have all the information you need, and is always on hand to deal with your queries. 5 minutes from the nearest shops and 5 minutes from some great pubs.

Absolutely Amazing Villa!
We have just gotten back from an amazing 2 week stay in this villa. We booked up way back in March 2024 for July/Aug 2025 and from beginning to end Gary & Lorraine have been incredible. We have had regular updates, little chats about the area with local knowledge that became a god send to avoid traffic! No question was every to daft for them, they really did go that extra mile. The villa is massive! we are a family of 5 including 2 teenagers and everybody there own space. We found ourselves looking for everybody at 1 point! It's perfectly situated for Bars/restaurants, grocery stores etc but also not right on top of the parks so it's nice and quiet. Disney was about 20min drive away, universal about 40mins.
It's very well equipped, it has everything you could possible need including a games room that has everything from darts to air hockey and a brilliant pool to chill out in after a hard days walk around the parks, that has the sun on it most of the day so gets nice and warm. It's so quiet in the area it was nice to sit by the pool at and time of day and chill.
All in all we had an amazing time, it was home from home and we can't wait to rebook asap.
Thankyou Gary & Lorraine for everything we can't recommend both you guys and the Villa higher. 20 out of 10 from us!

Spent 5 weeks enjoying the property. Easy to find, excellent directions by the owners. House is very well equipped, comfortably set up. The pool was very well set up, lounge chairs are certainly a lovely plus. Terrific hosts, very easy to communicate with. I would highly recommend. Thanks for the great vacation.

Great Villa in a Great Location
Rented this villa in February 2025 for our family. 4 adults and a baby. We were not disappointed! Pre-rental communication was very good with questions answered promptly. Villa itself is spacious, very well appointed and ideal for families with a lovely pool area and pool. Location is ideal with easy access to US27 with Walmart, restaurants etc and US192 with literally dozens of restaurants and the route to Disney! Owners checked all was well when we arrived and kept in touch should we have any questions. Would thoroughly recommend.

An Amazing Beautiful Villa for your Family Holiday
WOW! The Palms at Lake Davenport is amazing, it is beautifully maintained, very clean and tidy with everything that you need for a home from home holiday especially the Games Room which was a hugh bonus for the kids, many table tennis tournaments over the holiday, the Villa was great to come back to after a full day at the parks to relax and chill out. The Villa is situated in a lovely area with lots of restaurants, takeaways and supermarkets near by which was ideal.
From the initial booking right through to arriving back home, Gary and Lorraine were fantastic. The Information that i received prior to departure was exceptional, from the directions from the Airport to the Villa including back roads so you miss the traffic was a great touch and it made you feel very at home.
The highlight of staying at The Palms was that we felt like we were home! and we loved it!!!
Nothing was ever too much trouble for Gary and Lorraine and we hope to return in the near future.
I would highly recommend this property.

Fantastic 2nd stay
Yet another brilliant visit. The weather was amazing (only 1 hour of rain in a fortnight) and I spent days lazing either by the house pool or at the community one just a 2-minute walk up the road. Tips given by the owner helped enormously in cutting out some of the traffic queues in the mornings for the nearby theme parks. In the evenings we either cooked food on the BBQ or went to nearby Margaritaville Resort, where there are loads of restaurants, shops and bars, the owner also told us that on the weekend they hold a classic car show with live bands performing in the evening. Was a fun experience outside of the parks and will definitely visit again.

Davenport villa
Fabulous villa in Davenport. Has everything thing you’ll ever need for a holiday in Florida. Great pool area that we are so pleased we arranged to be heated as the kids were in it early mornings and late evenings as well as during the day. We loved the pool table and dart board in the games room. Great location for everything really. 20 mins to Disney. 30 to universal/I drive area but can be a bit more with traffic but we were lucky on that front. Publix supermarket IHOP and Applebees restaurant 5 mins away. The 192 with a vast array of restaurants/shops 10-15 mins away. Air con worked well so was house nice and cool as very hot outside when we went. Gary and Lorraine extremely friendly and helpful hosts before and during stay. Fantastic!!
Right from the first enquiry Gary was extremely helpful and efficient with replies. The overall booking process was very smooth and I even had a phone call from Gary to check I had all the information I needed. Brilliant !!! The Palms is a beautiful 5 Bedroom villa and really did feel like home from home. The Villa was incredibly well equipped. The games room was exactly as advertised and we had many hours of fun. The pool was sparkling and inviting and late night swims after visiting parks are the perfect way to unwind and end the day. The deluxe BBQ was an incredible bonus and we enjoyed multiple evenings with Steak on the BBQ, Cold beer in hand and the kids having fun in the pool. Overall fantastic accommodation and hosts, I cannot recommend highly enough.
