Overview
Our large 1940 square feet villa has a large well equipped Kitchen 2 Lounges and 2 Dining areas.The extended pool Deck surrounds a 26 feet long swimming pool. The deck boasts a covered dining area with a ceiling fan and light .A place to enjoy the wonderful view and Florida sunshine all year round. Inside the villa there are two lounges, a formal Dining area, and a fully equpped kitchen which has been upgraded wih granite counter tops, widened Breakfast Bar and stainless steel appliances, the breakfast bar has 4 comfortable countertop chairs. The garage, which also doubles as our games room, contains the washer and dryer.Our villa has 4 bedrooms - a king-sized master with ensuite shower and bathroom, a queen-sized double room with ensuite bathroom with shower over the tub, and 2 twin rooms with a bathroom between them, with the shower over the tub. All bathrooms have granite countertops. The double rooms both have Smart flat screen TVs and the rear sitting area has a 65 inch flatscreen smart TV. All TVs have a Spectrum TV package including sports. Wi-Fi is complimentary.
Facilities
Towels and linens are all provided as part of the rental price. Additional blankets and pillows can be found in the built-in wardrobes in each room. The house is fully-airconditioned. A gas bbq grill is available to rent through our management company
Living
The open plan living room and dining room are the perfect place to spend an evening in after a hard day at the theme parks, beaches or out on the golf course.
The family room is furnished with luxurious sofas and a 65 inch flatscreen LCD Smart TV that has access to a range of TV channels as well as complimentary access to our house Netflix account. We also have free Wi-Fi that operates throughout the whole house.
Kitchen
The kitchen is outfitted with a fully operational hob, oven, microwave, fridge freezer (with ice maker), kettle, coffee maker and dishwasher so that you have all the comforts and conveniences of home at your fingertips. There is also a small breakfast area with a round dining table and chairs so that you can enjoy a more intimate dining experience. Our kitchen is also outfitted with a first aid kit and fire extinguisher that can be found to the right of the oven.
Dining
The beautiful open plan dining area (with seating for ten) is not the only dining area we have. There is also the four-seater breakfast area between the kitchen and family area and our outdoor dining area to the right of the deck with seating for six.
Bedrooms
The master bedroom has a super king sized bed, walk-in wardrobe, safe, dresser, en-suite bathroom with separate tub and shower as well as a 50 in smart flatcreen TV.
Bedroom 2 has a queen sized bed, dresser and built-in wardrobe with a third flatscreen TV and an en-suite bathroom with combined bath/shower.
Bedrooms 3 and 4 come with twin beds, built-in wardrobes and dressers with a shared bathroom between them. A cot is also available upon request.
Bathrooms
The master en-suite has a seperate shower and corner bath with dual sinks, large mirrors with overmirror lighting, a seperate toilet and leads into the walk-in wardrobe.
The queen bed en-suite has a bath with shower over the tub, single sink with a mirror and overmirror lighting as well as a toilet.
The shared bathroom between the two twin rooms has a single sink, toilet, airing cupboard where beach, pool and additional towels can be found as well as a bath tub with a shower over it.
Games Room
Our games room comes equipped with a pool table, cues, balls and chalk, as well as a fusball table, mountain bikes and golf clubs that you are welcome to use. The washer and dryer can also be found in the games room and there is a washing line that can be stretched across the garage to dry clothes that are not suitable for the dryer.
Pool
Our pool has been recently retiled and resurfaced and comes equipped with a handrail on the steps to allow our guests to easily get in and out of the water. Pool heating is available upon request for an additional charge.
Outside
At the front of our villa is a garden and a double driveway. The extended Pool Deck not only boasts arecently resurfaced and tiled 26 feet long pool, but also a covered dining area complete with cooling fan and light. You can spend rest days playing in our pool or lying out in the sun, watching the golfers go by on the 2nd fairway from the relative safety of our lanai. There are also sun loungers provided around the pool that can be adjusted so that you can sit and read in the sun or simply lie flat and soak up the rays. A new pool heater was installed in 2019.
Garage
Our garage has been converted into a games room but still provides you with laundry facilities. The garage is not there for cars to be stored in. Our double driveway provides ample off-road parking for our guests.
Internet
Our complimentary Wi-Fi is available throughout our property at no extra charge.
Baby Equipment
A cot and high chair can be rented through our management company.

While they don't take reservation you can call ahead (863 422 3910) to get your name on list for a table. I recommend doing this at least an hour before you plan to arrive.

Excellent as always
This is the third time our family has stayed in this villa - this time as a party of 6. This is an easy review to write! The house is spotlessly clean, very well maintained and well equipped with everything you need. Richard is a pleasure to deal with and is always helpful. The location is great for all amenities and access to the main highways. Southern Dunes is a beautiful community with a great golf course and clubhouse. I would highly recommend this villa and am sure my family will stay here again!

Fantastic and relaxing villa
We have stayed at a number of villas on Southern Dunes and Richard and Helen’s is one of the best. From initial contact with Richard right through to our return to the UK, communication was excellent. An impressive and detailed information pack was dispatched electronically prior to our arrival. The villa itself was immaculate, well presented and modern. The pool area has a wonderful view of the golf course and is a great place to relax and soak up the sun. Great 65 inch smart tv in the lounge and numerous other tv’s made evening entertainment a joy. In short we cannot recommend this villa highly enough, book it while you can!

Outstanding
This home and location could not have been better. Clean and modern with a wonderful view of the golf course. Restaurants and grocery shopping are within walking distance or short drive. Richard was an amazing host. Responding to any questions we had almost immediately. Cannot thank him enough. Would stay again if Richard’s home wasn’t constantly booked which in itself tells you it’s the high quality of the property.

Incredible Home
Don't hesitate to book this beautiful home! From the moment we entered the front door, we were so impressed! We have rented many times before and this was the "best"! The home is very clean and updated with all you could need for a vacation. We slept better in the beds than we do at home... They were so comfortable. Richard was very quick to respond to questions... The management company is very professional and quick to respond. Thank you Richard and Helen... Golf getaway
I have nothing negative to say about the property or our stay. The home was large, spacious and well laid out. Roomy kitchen with everything we needed during our stay. House was impeccably clean which we appreciated. Lovely pool/patio area with a spectacular view of the second fairway of Southern Dunes golf course. Richard was attentive as a host, provided all info for an easy check in and made sure we were settled in and happy. Would definitely rent this property again if we vacation in the area.

Very Nice !!!
Great house and great host. We would definitely stay again if we come back to Haines City. Enjoyed watching the golfers and the heated pool was awesome!! If anyone is looking to rent a house I would definitely suggest this is home. We stayed 2 weeks in January and wasn’t ready to leave. Melody

Festive Florida Vacation
Absolutely thrilled that this villa came recommended to us by friends. It was certainly home from home. The villa had everything that was required, superb utilities, Washer, Dryer, WiFi and the pool was simply beautiful with a view onto the golf course… but not to forget the beds, WOW never have we ever slept so well, the mattresses were so comfortable. Having had a good night’s sleep, we were all refreshed for the busy theme park days ahead! The walk-in shower was a great addition to. Perfect location for not only the theme parks but also local amenities such as a huge Walmart. Restaurants were only a short drive, Mannys being the family favourite. Great communication with the owners from the start. I would have no hesitation in recommending this first class villa to anyone.
