Overview
Sunridge Woods is a small select development comprising of detached homes set amongst small lakes and conservation area. Thanks to the I4 you are never far from those all-important Florida theme parks and attractions. Our 3 Bedroom, 2 Bathroom villa complete with 30ft x 15ft heated private swimming pool. Is superbly situated, being 7 miles south of the Disney main gate area and the US192, making all major attractions within easy reach. There are various shops, restaurants at ‘Champions Gate Shopping Plaza’ which is approximately 2 miles away. The drive from Orlando International Airport takes about 20mins and Sanford International Airport approx. 45mins. The villa is fully air conditioned, extremely comfortable is perfect for a relaxing holiday in the sun.
Facilities
The villa has emergency backup lighting, smoke alarms and a Fire extinguisher. For those early morning starts to the parks all bedrooms have an alarm clock.. All linens and towels, including pool towels are provided for your use. A keyless entry system allows for a stress free access, no lengthy check-ins on arrival. We do not allow smoking in the villa.
Living
There is a large bright and spacious living area, which has high cathedral ceiling with ceiling fan, where you can relax in comfort or simply spend some quiet time whilst relaxing away from the parks. Some of our other facilities include a selection of reading books for all ages, a free high-speed Wi-Fi internet connection, a 42inch LCD multi-channel TV complete with DVD player along with a small selection of films, provided for your enjoyment, The large patio doors provide direct access to the pool area.
Kitchen
The kitchen is fully equipped along with cooker, hob, fridge/freezer with ice-maker, chilled water dispenser, microwave, coffee machine, toaster, blender, waste-disposal and a dishwasher. All cooking utensils, pots, crockery and cutlery are included. A breakfast area is contained within the kitchen with seating for 6 people.
Dining
The dining area has a circular table and four chairs large enough for the family to eat together, along with a seating area in the kitchen for six people
Bedrooms
The master suite has high cathedral ceiling a ceiling fan, large walk in closet. It is furnished with a Queen Size bed and matching furniture which includes chest of drawers, and bedside cabinets, it benefits from an en-suite which has direct access to the pool area. There is a cable television complete with an integral DVD player in the room.
A queen size bed is in the 2nd bedroom with a chest of drawers, large closet, bedside cabinets, ceiling fan and cable TV. This room has duel aspect windows overlooking the pool area.
There are 2 twin size beds in the 3rd bedroom, along with a large closet, chest of drawers, bedside table and ceiling fan. There is a 32 inch LCD multi-channel TV with all cable channels complete with DVD player and a small selection of films are provided for our younger guests. This is useful if you have children who wish to use this whilst other members of your group are watching TV or relaxing in the main living area
Bathrooms
The en-suite bathroom has a large walk in shower, WC and vanity unit, the family bathroom has an American style tub/bath complete with overhead shower, WC and vanity unit. Hairdryers are provided in both bathrooms.
Games Room
The Garage which can be accessed via the kitchen doubles as a Games room; we have provided an American pool table, there is also a separate Foosball table.
Pool
Our 30ft x 15ft heated swimming pool is situated to the rear of the villa and is ideal for spending those fun days at the villa; it overlooks a wildlife conservation area and Lake Thomas. The pool area can be accessed via the family room or the en-suite bathroom, which enables you to come in for a shower, without walking right through the house. The swimming pool is screened to ensure your stay is insect free and affords privacy, as it has no rear neighbours therefore it is not overlooked. A selection of pool furniture is available including table, chairs and loungers. There is a selection of pool inflatable available for your enjoyment in the pool.
Garage
In side the garage there is an automatic washing machine, tumble dryer, iron and ironing board.

Baby Equipment
There is a cot/crib which can easily be moved or folded down and stored in any of the bedrooms. a High Chair and a stroller is also available for your use.
Location
Sunridge Woods Florida holiday villas to rent located just off HWY54 (Ronald Reagan Parkway) in Davenport Florida. A quiet development just 8 miles south of Disney World Orlando, the villas on Sunridge Woods villas are built on larger than average plots in a pretty community of woodland and lakes. Situated just of I-4 often referred to as the gateway to Florida, there is easy access to major attractions and the Atlantic and Gulf coasts for trips to the stunning coastlines in both the east and west. ChampionsGate, one of Orlando's top attractions featuring 36 holes of championship golf designed by golf champion Greg Norman, village retail centre with Publix supermarket and restaurants is 5 minutes away from your villa. For keen shoppers, there is a wide choice nearby including the Florida Mall, Premium Outlets, International Drive and Lakeland Mall.

Rental rates additional information
A deposit of £100 (US $150) per week is required when booking. This is non-refundable.
A fully refundable security bond of £200 (US $300) is required when final payment is made.
This will be refunded once we have clearance from our management company in the US
The final balance is required 10 weeks prior to departure
Changeover days are flexible. The villa is available after 16.00hrs on the day of arrival and must be vacated by 10.00 a.m. on the day of departure unless prior arrangements have been made with the owner.
A discount will apply for booking of eight nights or more please contact owners for prices.
A Cleaning fee of £110.00 is added to any booking of less than 7 nights
All quotes will be priced on the dates you request and are not guaranteed until a deposit has been paid and cleared by our bank. All Quotes are valid for 30 days from the day of receipt.
A cot and highchair for our smaller guests are available.

A VERY ENJOYABLE STAY AT ALAN AND ANN'S VILLA
We were at Alan and Ann's villa throughout February and we enjoyed our stay very much. The villa is very comfortable and relaxing, situated on Sunridge Woods which is a quiet location. Conveniently located for a good choice of supermarkets and dining. The heated pool is a great feature during the cooler months. Plenty of entertainment including the theme parks is a relatively short drive away. The beaches and Tampa are also easily accessible by car journey. Alan and Ann provide you with all the information you need and are on hand to assist with any questions.
The management company who look after the villa locally is run by Jane who is also very helpful with any need you may have.

Really Nice Villa
Stayed here for 16 nights, in January 2026. The Villa is in a very quiet area, and is close to all the attractions. The pool area has plenty of areas to sit, and lie in the sun. Everything that you need for your stay is provided, and the communication from Alan re directions etc was first class.
There are restaurants, and supermarkets nearby so you can choose to eat in or eat out. If we return to Orlando we wouldn’t hesitate to book again.

Stay at Our Florida Dream
We have just returned from a wonderful 2 week stay in this beautiful villa. It is equipped with everything you could possibly need. The pool is a great size with plenty of outdoor seating. The information and help given by Alan from booking to arrival was excellent and we would not hesitate to recommend this villa to family and friends.

Our 3rd visit
Once again we have enjoyed our stay at this lovely villa. Communication with the host was always prompt and helpful.
The villa is spotlessly clean and well kept. Set in such a tranquil spot, we were spoilt by the peace and quiet particularly around the pool area. Visits from the local wildlife daily, especially the bunnies that seemed to come and watch us having our morning coffee by the pool ;) we look forward to returning .

Alan and Ann's lovely home
We choose the villa originally for location as we were on a Disney/Universal holiday and wanted to be just off main track. It did not disappoint they have given the holiday home the perfect touches.
Theres TVs in each room (we managed to keep the kids away from them) by using the pool and fuzball table in the garage. The pool was very clean and warm and very relaxing after being on feet at parks all day.
The kitchen comes stocked with every utensil/pot (just add your food).
The beds are so comfy we all had perfect night's sleep and the AC fans are noiseless.
I would highly recommend thier beautiful home to all my friends and family. We will be back.

Dream home for magical holiday
We have just returned from two weeks in this Florida home and it was amazing .
Fantastic communication from Alan nothing was too much trouble and code for door and arrival details emailed to us exactly when they said.
The villa is beautiful and has everything you could possibly need for an amazing holiday. Beds were super comfy , we had the one with on suite and my daughter and her boyfriend had the other double room and used the family bathroom next door.
The pool , what can I say we all loved it . Temperature was perfect , private not overlooked by anyone and nothing but nature reserve to sit back and look at whilst enjoying a meal or bar b que which we did a few times.Inflatables and spray guns available which my daughter loved plenty of outdoor sitting.
The villa was in a lovely peaceful area close to restaurants and publix and Disney only 25 mins away depending on traffic, universal was about 35 mins. but nice easy drive .
We have stayed in Disney a couple of times but have to say we prefer a villa . It is cheaper but it is also nice having more than just a room to go back to ,you don’t have to eat out all the time and having your own pool is great. We have stayed in villas the last few times we have been but I have to say this has been by far the best .

Lovely villa in great location
We had a fabulous holiday in this villa. Great communication from the owners. Lovely big pool at the back and views over a nature reserve.
Well located for theme parks and major attractions.
Kekes breakfast diner nearby is unmissable!

Ideal holiday base for Theme Parks
Really enjoyed our stay at the villa. Clean, tidy and very well equipped. Good quality fixtures and fittings and comfy beds. The pool is great and always warm with no hidden charges like other places. Big driveway with easy parking by the door. The games room in the garage was a nice touch. Decent location close to facilities and parks but far enough away that you don't feel swamped by Disney! I would recommend to anyone looking for accommodation

Wonderful villa
We couldn't have asked for a better villa for our stay in Orlando. All the information provided by Alan before we arrived was really helpful and clear. The villa was so wonderfully clean and welcoming when we arrived and our children were straight in the pool (which was where they spent as much time as possible on our rest days). The pool was a perfect temperature and wasn't overlooked so was a lovely place to spend time.
The villa really did have everything we needed and we would definitely hope to stay here again.

Lovely Villa, Home from Home
We stayed for 2 weeks, everything we needed was provided. The pool area is the jewel, bigger than normal pool which you can actually swim in, sun all day and the BBQ and seating area was well used by us.
Three large bedrooms, a comfortable living room and well-fitted kitchen felt like we were at home immediately.
Accessories in the garage such as Beach Chairs and Freezer Boxes meant we had what we needed for days out and beach visits.
You won't be disappointed!
