Overview
Our fabulous villa is located in the stunning Sunset Lakes gated community. Set around two lakes it offers a tranquil haven from the hustle and bustle of Orlando's innumerable attractions yet is only 15 minutes from the Disney magic.
Our heatable private pool has views over the lake and offers plenty of room for lounging in the sun, relaxing in the shade of the lanai and dining al fresco.
Our villa has 3 bedrooms & 2.5 bathrooms - a master bedroom with king sized bed and en-suite, a double with king sized bed and a twin with two single beds. Both bathrooms provide a hotel style experience.
The living accommodation is open plan and features doors to the pool area. A separate laundry room leads to the double garage.
Facilities
We provide the convenience of key collection at the villa, so there is no need to drive to a separate management company office to check in, and there are no restrictions on checking in late in to the evening.
Living
The open plan living/dining area provides a living area with a large flat screen HD TV, DVD player, Nintendo Wii (with one controller) and iPod speaker and docking station.
A safe is provided.
Kitchen
The kitchen is fully equipped with dishwasher, full sized fridge freezer with ice maker, a full sized cooker plus microwave. There is a breakfast bar with two bar stools and a programmable coffee machine, so you can wake up to the sensation of your coffee being percolated.
A large, modern front loading washing machine and tumble dryer, iron and ironing board are provided in the separate laundry room.
Dining
The dining area includes a dining table with seating for six.
Bedrooms
The villa sleeps 6 adults/children in three bedrooms, and a further small child can be accommodated in either a cot or a roll-out bed. The master bedroom includes a 5 ft (UK king size) bed, flat screen HD television and i pod alarm clock. The double bedroom has a 5 ft (UK king size) bed, flat screen HD television, alarm clock and the ceiling fan/light can be operated by remote control. The twin bedroom features two twin beds, a roll-out third bed and a flat screen HD television.
Bathrooms
The double and twin rooms share a full bathroom. The en-suite bathroom features a large walk in shower enclosure. Both bathrooms have hotel style fittings. Hairdryers are provided in both bathrooms.
Pool
The all important pool area is screened from the neighbouring houses by foliage and so offers privacy along with a lake view. The pool is heatable in the cooler months and there is a poolside shower for cooling off in the heat. There is a dining table which seats six people, sun loungers and side tables and an umbrella so you can position the shade to suit. There is also a barbecue.

Rental rates additional information
The rates quoted include 13.5% local taxes. We accept payment in GB pounds and US dollars.
Stays of three weeks or more - 5% discount on accommodation price.
Stays of less than one week are subject to a cleaning charge of £105.
Pool heating is optional - £105 per week.
A mid stay clean is optional - £105.
A start or end of stay BBQ clean is optional - £50.
25% deposit (non-refundable) payable to secure booking, balance plus £100 security deposit payable 10 weeks prior to check in.

Stay at Sunset Lakes
We recently, December 2021, stayed at Samantha and Adrian’s villa in Sunset Lakes. Only two of us but the villa had enough room for families. The villa was clean and felt safe at this time. They had even put a Christmas tree up for us ??. The bathrooms were very up to date, as was the washing machine and dryer. Plenty of seating for a group of people. We had paid for pool heating and we were lucky enough with the weather that we used the pool most days and the temperature was ideal. Unfortunately we had a problem with the internet service, but the communication from the owners was great and they did all they could to expediate getting it fixed. We enjoyed the location and felt safe on the site. We would definitely stay again if the villa was available for our dates.

Wonderful stay!

Relaxing
My husband and two kids enjoyed our stay at this property. The property was very clean and what we expected. I will highly recommend this place to anyone who looking for a nice, safe and quiet location to enjoy and relaxing.

The best place we’ve ever stayed.
We visit Florida quite regularly. This is the first time at this property and it was by far our most favourite villa.
The pictures don’t do it justice. It was decorated perfectly and was so clean when we arrived. The location is close to all the parks, food and attractions. Communication from the owners was great from the time we booked to the day we checked out! We would 100% stay here again! In regards to the pool heat, we paid extra for this. I was a bit unsure what to expect from the reviews. Some said it was still too cold to swim. I think this depends where you’re travelling from. For a British family who visited the villa in December / January, the pool heat was perfect! More than warm enough to swim and play around in All day! We were so pleased with everything to do with this property! Thanks guys!

Excellent Villa!
Everything about our stay in this villa was excellent, from the booking process right through to our arrival.
The villa itself is very clean and the photographs are an accurate reflection of the condition of the property. There is ample cutlery and tableware etc as well as cooking equipment.
Washing and drying facilities were of good quality also.
The villa is in a great location, very close to Disney and also a wide range of shops and restaurants on the 192.
We wouldn't hesitate to stay there again in the future.

Very Comfortable
A very clean and comfortable villa, well presented, and with all the amenities you would expect. A nice pool area and lake view, one of the best villas we have stayed in on Sunset lakes.We liked it so much we have booked again for next year.

Wonderful home close to Disney
We had a fantastic stay. Owners were easy to communicate with and were very accommodating. The house is clean and very comfortable. It was great to have a pool too. Close to multiple supermarkets and only 15-20 min drive to Disney parks.

Fantastic stay!

Definitely recommended as a great base for your Fl
This well furnished home provides everything a family needs and is situated in a great spot on a quiet estate / sub-division.
Good sized pool area with well placed bushes to provide all the privacy you need, but without blocking the light.
Easy drive along the 192 to Walt Disney World, or up the I4 to Universal Studios Orlando if that's your thing.
There's nothing better than coming back to your own space after a busy day shopping or enjoying the theme parks.

Second stay!
We’ve just arrived back from our second stay in Sam and Adrian’s villa - and it probably won’t be long until our third! As per my previous review, there really is nothing to fault with this villa - you especially can’t beat waking up to the view of that lake! You literally can’t beat having Sam and Adrian as owners too - nothing is ever too much and they reply to any questions straight away. Perfect Location
From booking to departure this villa is first class. Adrian and Samantha are unfailingly helpful, and the villa is clean, tidy and well equipped. Located in a pleasant gated community, it genuinely is 15 minutes from Disney. Where many villa owners claim their property is that close, this one genuinely is. It couldn't be more convenient. Shops, restaurants and other amenities are a 5 minute drive. The kids loved the pool at the end of hot days at the park. All in all, faultless. Highly recommended.

Highly recommended, would stay again in a heartbea
If this home comes up as you search, don't pass it up. It's that good. House was clean, Both full bathrooms are remodeled. Kitchen well equipped. Quiet neighborhood. Pool was clean and great seating around it. Beds were comfortable. Property manager had everything to go as we need a baby bed set up as well as an additional pull out bed. Check out procedures were easy to follow and the property manager was easy to get a hold of. Owners responded to all my emails prior to our stay within a couple hours. Home is within close vicinity to grocery shopping, restaurants, and all the Disney parks. Have been using VRBO/Home Away for the past 10 years, a couple times a year, and it is without a doubt one of the better rentals we've stayed at.

Perfect villa in the perfect location
A fantastic villa situated close to amenities and Disney parks. Owners were extremely pleasant and accommodating and we had a wonderful stay and will stay again next time we are in Orlando. Villa was extremely clean and furnished in a modern style and perfect for a family of four, or more. Pool area was excellent and gated community felt safe and secure . Wonderful vacation villa
We spent the month of March at this vacation home and completely enjoyed ourselves. Immediately on entering we were impressed with the very clean, bright atmosphere as well as how well supplied this villa is. Sunset Lakes is a well maintained and safe area. We spent 95% of our time at the villa outdoors and were very happy with the quality and comfort of the outdoor furnishings in comparison to other vacation homes. During booking Samantha and Adrian were efficient and quick to respond to questions and after check out they promptly informed us how as to how our security deposit would be returned. We did have occasion to call the Management Company for small issues and found them to be equally responsive. You will not be disappointed should you choose to book this villa.

Perfect!
We came as a party of 4 in November last year and in all honesty, we booked this villa due to the great price - but on arrival we realised you get so much for your money! We visit the states twice a year and were hesitant in staying in a different villa to usual, but we loved it that much we've just book for the 2 of us to stay here again November! Samantha and Adrian are always so quick to reply to your messages (not that you need them) and just make the whole experience so much easier. We can't wait to stay in your beautiful villa again! Great value disney villa
Second year in succession we stayed at the villa for 2 weeks and we had another excellent time. This villa is in a great location and is very close to Disney. Can't fault it and would certainly recommend it.

All we could ask for
We stayed for 6 weeks and enjoyed everything about Samantha and Adrian's home. It has an open concept so makes it perfect for preparing meals and socializing at the same time. The pool is not only lovely but is private with a view of a pond. Samantha responds within hours if necessary and is extremely accommodating. This home is "a find". Loved it!

Disney Villa
Owners were very responsive during the planning / booking process. House is in a gated community and very easy to get to. Disney properties 20 minutes away. If you are a golfer courses at Orange Lake Resort no more then 10 minutes away. We even took at trip over to Daytona Speedway and the light house that is in the Daytona area. Drive to Daytona about 1 and 15 min. Very nice property and well worth the price we paid.

Excellent villa
Exactly as described- everything needed for our two and a half week stay. Very clean and well maintained. Location is excellent, a short drive from the west 192 shops and restaurants and an easy drive to Disney, Universal and the I4. The owners provided excellent communication at all times (even when on their own holiday), and could not have been more friendly. Damage deposit was returned straight away. Absolutely no niggles or complaints at all, would highly recommend.
