Overview
Our fabulous villa is located in the stunning Sunset Lakes gated community. Set around two lakes it offers a tranquil haven from the hustle and bustle of Orlando's innumerable attractions yet is only 15 minutes from the Disney magic.
Our heatable private pool has views over the lake and offers plenty of room for lounging in the sun, relaxing in the shade of the lanai and dining al fresco.
Our villa has 3 bedrooms & 2.5 bathrooms - a master bedroom with king sized bed and en-suite, a double with king sized bed and a twin with two single beds. Both bathrooms provide a hotel style experience.
The living accommodation is open plan and features doors to the pool area. A separate laundry room leads to the double garage.
Facilities
We provide the convenience of key collection at the villa, so there is no need to drive to a separate management company office to check in, and there are no restrictions on checking in late in to the evening.
Living
The open plan living/dining area provides a living area with a large flat screen HD TV, DVD player, iPod speaker and docking station.
A safe is provided.
Kitchen
The kitchen is fully equipped with dishwasher, full sized fridge freezer with ice maker, a full sized cooker plus microwave. There is a breakfast bar with two bar stools and a programmable coffee machine, so you can wake up to the sensation of your coffee being percolated.
A large, modern front loading washing machine and tumble dryer, iron and ironing board are provided in the separate laundry room.
Dining
The dining area includes a dining table with seating for six.
Bedrooms
The villa sleeps 6 adults/children in three bedrooms, and a further small child can be accommodated in either a cot or a roll-out bed. The master bedroom includes a 5 ft (UK king size) bed, flat screen HD television and i pod alarm clock. The double bedroom has a 5 ft (UK king size) bed, flat screen HD television, alarm clock and the ceiling fan/light can be operated by remote control. The twin bedroom features two twin beds, a roll-out third bed and a flat screen HD television.
Bathrooms
The double and twin rooms share a full bathroom. The en-suite bathroom features a large walk in shower enclosure. Both bathrooms have hotel style fittings. Hairdryers are provided in both bathrooms.
Pool
The all important pool area is screened from the neighbouring houses by foliage and so offers privacy along with a lake view. Note that presently some of the foliage is in a period of regrowth. The pool is heatable in the cooler months and there is a poolside shower for cooling off in the heat. There is a dining table which seats six people, sun loungers and side tables and an umbrella so you can position the shade to suit. There is also a barbecue.

Stays of less than one week are subject to a cleaning charge of £105.

25% deposit (non-refundable) payable to secure booking, balance plus £100 security deposit payable 10 weeks prior to check in.

Pictures don't do it justice
Just got back from this wonderful villa and after staying in many over nearly 20 years this is one of the best. We loved the pool and sitting by it watching the wildlife. The bathroom decor and shower are next level and thanks for shelves for shampoo etc, suprisingly not many think of this. Adrian and Samantha made booking simple and we would definitely use them and the villa again.

Great location. Great Villa
This is a perfect villa for a family going to the parks (or anything else!)
Disney is a 15 minute drive from door to getting out the car. 30 mins to universal. That's even with traffic.
The Villa itself is great. Pool area is clean and tidy. Nice size pool and isn't overlooked. Living room is massive, bathrooms are nicely finished and Sunset lakes is very quiet.
Kitchen is well equipped with everything you'd need. The washing machine and dryer are great to have.
Absolute bargain of a Villa with owners who communicate really well via email. Nothing is too much trouble.
Don't miss your dates. Get it booked.

Stay at Sunset Lakes
We recently, December 2021, stayed at Samantha and Adrian’s villa in Sunset Lakes. Only two of us but the villa had enough room for families. The villa was clean and felt safe at this time. They had even put a Christmas tree up for us ??. The bathrooms were very up to date, as was the washing machine and dryer. Plenty of seating for a group of people. We had paid for pool heating and we were lucky enough with the weather that we used the pool most days and the temperature was ideal. Unfortunately we had a problem with the internet service, but the communication from the owners was great and they did all they could to expediate getting it fixed. We enjoyed the location and felt safe on the site. We would definitely stay again if the villa was available for our dates.

Relaxing
My husband and two kids enjoyed our stay at this property. The property was very clean and what we expected. I will highly recommend this place to anyone who looking for a nice, safe and quiet location to enjoy and relaxing.

The best place we’ve ever stayed.
We visit Florida quite regularly. This is the first time at this property and it was by far our most favourite villa.
The pictures don’t do it justice. It was decorated perfectly and was so clean when we arrived. The location is close to all the parks, food and attractions. Communication from the owners was great from the time we booked to the day we checked out! We would 100% stay here again! In regards to the pool heat, we paid extra for this. I was a bit unsure what to expect from the reviews. Some said it was still too cold to swim. I think this depends where you’re travelling from. For a British family who visited the villa in December / January, the pool heat was perfect! More than warm enough to swim and play around in All day! We were so pleased with everything to do with this property! Thanks guys!

Excellent Villa!
Everything about our stay in this villa was excellent, from the booking process right through to our arrival.
The villa itself is very clean and the photographs are an accurate reflection of the condition of the property. There is ample cutlery and tableware etc as well as cooking equipment.
Washing and drying facilities were of good quality also.
The villa is in a great location, very close to Disney and also a wide range of shops and restaurants on the 192.
We wouldn't hesitate to stay there again in the future.

Very Comfortable
A very clean and comfortable villa, well presented, and with all the amenities you would expect. A nice pool area and lake view, one of the best villas we have stayed in on Sunset lakes.We liked it so much we have booked again for next year.

Wonderful home close to Disney
We had a fantastic stay. Owners were easy to communicate with and were very accommodating. The house is clean and very comfortable. It was great to have a pool too. Close to multiple supermarkets and only 15-20 min drive to Disney parks.
We highly recommend this property.
