Overview
This luxurious single storey home comprises of over 2,500 sq ft of air conditioned and heated living space, with enough room to comfortably accommodate 8 adults in 4 good sized bedrooms. There are 3.5 bathrooms including two en-suites and a poolside bathroom, a large open plan seating area, a fully fitted kitchen, a formal dining area and we have converted the double garage into a fun games room. At the rear of the property you will find a large pool and Jacuzzi spa, which affords a high level of privacy due to a fence running behind the property. Located conveniently just a minute off Highway 27, West Haven places you in the ideal location to experience all that Orlando has to offer. Walt Disney World is under 15 minutes drive away, whilst many award winning golf courses such as Champions gate, Celebration, and Southern Dunes can also be found close by. There are a number of shops, restaurants and supermarkets just a couple of minutes down the road.

Facilities
Living
The main hub of the villa is the living room, which can be found at the rear of the property. It contains a large L shaped sectional sofa, plenty of table space and lighting, and an entertainment system compromising of a large screen television with cable TV and a DVD player with a selection of family movies.
There is a large set of patio doors which allow direct access out onto the lanai and the pool deck beyond, as well as flooding the room with plenty of sunlight.
The living room is the ideal location should you wish to get out of the sunshine for an hour and relax with a good book.
As an added bonus, there is a area just off the living room which has a desk, ideal should you want to write post cards home or check up on your emails.
Kitchen
Kitchen
The modern fully fitted kitchen comes complete with every modern convenience, including a cooker, microwave, American style fridge/freezer/ice machine, dishwasher, toaster, smoothie maker, kettle and coffee machine. There is also a good selection of cutlery and crockery (including plastic dishes and glasses for when dining by the pool area). The only thing you need to provide is the food!
There is seating for three at the large breakfast counter and a telephone from which local calls are free (ideal for ordering take away), and all other calls can be paid for as taken.
Laundry Room
Should you wish to do any laundry, we have a high capacity washer drier, iron and ironing board located in the Utility room which can be found next to the kitchen and also gives access to the games room.
Dining
The villa has a formal open plan dining room located at the rear of the property adjoining the living room and the kitchen. It has a large wooden table and eight chairs, and is ideal for those special dining occasions as well as the more casual ones. Two large windows let in plenty of natural light into this part of the villa.
Bedrooms
• Master Suite 1 - The first Master Suite is located at the rear of the property, overlooking the pool area. It has a fantastic King-sized bed and a luxurious en-suite bathroom complete with a Roman tub/bath, huge walk-in Shower, his n hers basins and vanity mirrors, and a separate WC. Storage space is no problem with a large walk-in closet, and as a final touch of elegance you even have your own doorway out onto the pool deck.
• Master Suite 2 - The villa's second master suite can be found at the front of the villa. It has a King-sized bed and en-suite bathroom complete with a bath, separate shower unit, his n hers basins and vanity mirrors, and a separate WC.
• Bedrooms 3 & 4 - Bedrooms 3 and 4 each contain two single beds making them ideal for adults or children in your party. The two rooms are located next to each other and are also adjacent the home’s third bathroom which comes complete with a bath / shower unit. Storage space for both rooms and the second master suite is provided by a built-in closet and drawers in each room.
Bathrooms
In addition to the en-suites and family bathroom we also have a very convenient poolside WC and washbasin and open air shower.
Games Room
To add to your enjoyment we have converted our two car garage into a fun games room. The room features a pool table, table tennis, air hockey and a electronic dartboard. The villa also has a high speed WI-FI internet connection although you will have to bring your own laptop to use this facility.
The games room/garage is built onto the villa and has internal access from inside the villa via the utility room.
Pool
The villa has its own luxurious swimming pool and jacuzzi spa. It is surrounded by a large extended patio and includes a large covered Lanai with ceiling fan should you prefer to sit in the shade.
The whole area is very private as the pool deck backs on to a high wooden fence, whilst down the sides of the pool cage we have grown hedges.
The pool and spa have underwater night lighting, which really adds to the character of the area especially at night, and allows you to go for a late night swim.
The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in, and there are a selection of pool toys for the children to play with.
Outside
The villa is located at the beautifully landscaped gated community of The Manor at West Haven. The Manor also features onsite facilities including tennis courts and a children’s play area, which are available for you and your family to use at no extra cost.
Garage
The villa has a wide driveway which can easily accommodate two large vehicles side by side. Parking on the highway is not permitted during night time hours.

Location
The Manor at West Haven offers luxury Orlando villas with private pools to rent located just off HWY54 in Davenport Florida. West Haven is a large estate made of six smaller communities, each with it's own gated entrance. As you enter West Haven, the approach is exceptionally attractive as you drive down a beautifully manicured driveway towards the holiday homes. West Haven is close to Champions Gates golf club and hotel, where you have restaurants, shops and a large Publix supermarket on your doorstep. The Manor at West Haven is the smallest of the gated communities, consisting of a single circular road called Burford Circle. As you enter the community, to the left is a tennis court, two child's play areas and communal pool which guests are welcome to use.

Fantastic villa, great location
First times staying at this amazing villa. We loved everything about it from location to it being a true home from home. Everything from games room to getting the sun all day at the pool. The house has been really tastefully decorated and maintained so well. The host Deanne was fab to deal with. We look forward to returning.

Great villa
We stayed at this lovely villa over Xmas.
Great communication with Deanne before and after renting. Villa is easy to find and in a great location. Villa has a great space for everyone with lovely pool and jacuzzi for relaxing in the sun. It was definitely one of the best villas we have stayed in Florida. Would definitely recommend and we would all return.

We had a absolutely lovely 3 weeks in August staying in this villa. 4 adults and 2 kids.
This was our first family holiday to Orlando so we did lots of research, this villa certainly didn't disappoint!
The Villa had everything we could possibly need, kitchen is so well equipped, beds were very comfortable. The pool was amazing, we all loved the pool, it was so warm, great for a late night swim after a day at the parks.
Owners responded to any communication very promptly, booking was easy. Would highly recommend.

Excellent villa
First time we have stayed at this vill, though we have been visiting Orlando every year for the past 20 plus years.
Deanne was a pleasure to deal with during the booking and payment process. We recieved the check-in codes well in advance of our stay.
The villa is very spacious and clean. The kitchen very well equipped with just about every tool we could possibly need. Carl, from the management company, arrived on the first day to check all was as required, which we thought a nice touch. As previously mentioned by others, his villa is on a secure gated site and about 10 minutes from Champions Gate shops and restaurants. Will defiantly look to booking again for next year.

End August 2022 - 2 Week Stay - Excellent
This was our fourth time in Orlando but the first time we have stayed in this villa. As always when you stay somewhere new, you are a bit anxious about what is shown on the pictures is correct however this villa lived up to the pictures and our expectations.
I dealt with Deanne (owner) throughout the whole process and everything was very smooth and simple from booking, paying, to receiving all details for the villa. If you need any assistance whilst in Orlando, there is also a manager for the property who can sort any issues you may have.
This is a superb villa in a lovely quiet gated location, about 5 mins from Champions Gate and the I4 and about 2 mins from the I27 and numerous shops and eateries including x2 large Walmarts. The secluded pool is fantastic and the villa is very clean, spacious and decorated to a high standard.
In short, we had a great time at the property and would not hesitate to recommend a stay here!

Brilliant villa, nice people to deal with.
We have had many villa holidays around the Disney Area, and this villa was one of the best! The accommodation is well laid out and spacious, and the owner has made sure that guests are left wanting for nothing. There is no feeling of being overlooked at the back and the lanii is a great place to relax. There were a couple of isolated thunderstorms during our stay and the lanii was ideal for weather -watching while staying dry. Look out for the feature palm tree at the head of the path to the front door - unusual to see and definitely a “wow!” feature.
The owner was pleasant to deal with and prompt at responding to emails.
We definitely hope to return for another holiday at this villa.

Excellent experience in beautiful villa
We are just back from a 3 week stay in this beautiful villa. The villa was just perfect for our needs and we found it to be maintained to a very high level. First impressions on arriving at the villa were excellent with the property and surrounding neighborhood being kept in excellent order by the management company. The area felt very safe and was only a few minutes from Champions gate and the I4 making days out around Orlando easy.
The villa itself was large and spacious with the rooms all a great size. We particularly enjoyed the open plan layout and the tall height ceilings which gave the property a grand and inviting feel. The pool area was well appointed and was just perfect for cooling off after visiting the parks or on a more restful day. The home itself was well stocked with every kitchen item imaginable, laundry room and even a games room in the garage.
Lastly we found the owners an absolute pleasure to deal with. We had to reschedule our visit twice due to the COVID pandemic but this was never any bother and the owners were lovely and very accommodating regarding this. All information was provided promptly and professionally and they were more than happy to answer any questions and provide handy hints.
Thank you once again for allowing us to rent your beautiful home and hopefully we'll be able to visit again one day.

Have stayed at this Villa on 3 occasions now , lovely villa in great , quiet location , close enough to parks, shopping & golf etc but also far enough away for peaceful rest days, restaurants and shops close by in Champions Gate, the villa is of a high standard, clean, spacious & definitely has the wow factor it has a large pool & Lanai area so great for families. Beautiful, comfortable home
We loved our stay in this home, it was light and airy, with the best couch I've ever sat on! Beds were comfortable, thick fluffy carpet in the lounge and bedrooms, and the separate desk area was a real bonus.
The pool was large and well-maintained, we used it and the hot-tub a lot. The gated community was immaculate and we felt safe and content stayinghere. A reasonable 20 minute distance to the parks in general, and very close to Publix for supplies.
Kitchen and laundry were well equipped, and loads of clean towels were provided for bathroom and pool use.
We wouldn't hesitate to rent this home again, and Deanne was extremely friendly, helpful and responsive to any questions. She even arranged for a decorated Christmas tree to be ready and waiting for our holiday stay!

Lovely villa and a great location.
What a wonderful villa and location, we love this area of champions gate as its very quiet and peaceful, the villa was huge for the both of us but perfect for our holiday back to florida, the sofa was very comfy and a great place to chill and watch a good hallmark Christmas film, we enjoyed sitting outside around the pool on the days the weather was over 25c, we have recommended this villa to friends and family and hopeful to be able to stay here again when we plan another trip to florida.

The Slight's Covid-19 Nightmare but 100% owner
Well i'm not sure where to start!
Firstly can we say the biggest thank you to the owner Deanne and fantastic family, as we booked there villa around a year ago to take our children to Florida on a holiday of a lifetime in November 2020! then Covid-19 hit the world and put a stop to many holidays sadly.
We remained positive that we would still be going but have very sadly had to admit defeat and cancel our Virgin holiday and what im 100% sure was going to be a fantastic villa!
Now Virgin would not refund any of our money! BUT Deanne was the most understanding person/family ever and refunded us 100% of our booking. We are so sad not to be going but so very grateful of some very nice people and understanding peoples worries.
we are not sure when we will rebook or when the pandemic will be over but rest assured we will 100% be booking this villa just because of the owners friendliness and understanding.

Ordinarily we do not refund the booking deposit but on this occasion there were extenuating circumstances as if we did not refund 100% they would not be refunded in excess of £200 in additional fees charged by a well known booking site - which was NOT VR360.
Outstanding
A truly outstanding property in a fantastic part of the world. Nothing is too much trouble for the owners happy to answer questions and quick responses when booking. On walking through the doors you`re instantly hit with the wow factor. Beautiful set out large rooms fully furnished with everything you need or want, from a safe to kettle everything is provided, perfect pool area too. The place was immaculately clean. The property is a 15 minute drive from the Disney parks, with local amenities 5 minutes away. Brilliant property in a brilliant holiday destination. 5 star all round.

Family Holiday
Beautiful property in a really nice area. This was our third visit to Florida and we always stay in this area.
The villa was exactly as described, clean and comfortable we opted for the pool heating as it takes the chill off the water in the evening when you fancy a dip after a hard day hitting the parks. All the parks are close by and Tampa is only an hour away. We had to contact the owners once about a minor issue and it was sorted in a matter of hours....can't ask for more than that. Would recommend the villa to anybody looking for a base near all the attractions

Everything you could possibly need
Didn’t look too good on the approach as TomTom brought us through a less than positive area.. when we approached the gates the whole image changed ??.
Smoothly through gates to the house, great looking place, nice big drive to boot.
Followed instruction and straight in no issues, WOW, not expecting that.....what a size, it’s massive, bedrooms everywhere (we only used one btw) fabulous kitchen area with everything you need.
The next time we’re in Florida we will seeing if this place is available again.
Nice pool area, so quiet through the day as most people are away doing stuff, very relaxing.

Beautiful Villa
This is a fantastic Villa in a beautiful well kept gated community. It's spacious and has got everything you need for your stay including a great swimming pool. We went as a family of 3 but there's more than enough room for 8 people. We came to Orlando for the theme parks which are all a short drive away on easy to navigate roads so positioning of the property is ideal. There are plenty of local shops, restaurants nearby so you can't go wrong with this Villa. Also the owners are lovely and answered any questions i had before we arrived very quickly. If my family and i get the opportunity to travel to Orlando in the future this will be the first place i look for.

This was our 2nd stay at this lovely villa and it definitely has the wow factor. It’s very spacious and extremely spotless. Everything you need for the perfect stay is in the villa including a coffee machine. West haven is a great location for parks, shopping and restaurants. The Property owners Deanne and Graham are always helpful from the start to the end of the holiday as are the management company. I would highly recommend the villa you won’t be disappointed.

Amazing Vacation Home

It was exactly what it said on the website
The villa felt from home to home. It had everything you needed. The pool and outside sitting area was much larger than most villas although a few extra loungers would be useful if more people were staying there.
We have stayed in West Haven before and it is a quiet area with Publix etc. 3 or 4 minutes away at Championsgate.
We find that coming off at exit 58 on the I 4 is easier.
To access the wi fi we obtained the password off the hub which sits at the desk as you head down to one of the master suites.
We would have no hesitation in returning to this villa and thankyou for letting us use it. Many thanks Roger

The owner Deanne was absolutely wonderful
We loved our stay in West Haven. The home was absolutely beautiful and clean. The swimming pool and hot tub were very clean and we enjoyed using it with plenty of space outside in the shade to watch the kids play and swim. The outside bathroom was a plus. The home was very close to Walt Disney World and many great shops and restaurants. We will be returning for a future visit.

Just back from staying in this lovely villa. This is our 7th villa rental in Davenport/ Kissimee area and this was our favourite. The pool heating was the best we have ever had, the outside toilet and covered seating area was a real bonus. The 2 master suites have large walk in showers and huge baths. Kitchen well stocked with everything we needed. It was such a nice quiet neighbourhood. We would return in a heartbeat. Thank you

The outside toilet is very handy, especially with smaller family members and for those of us who like to be outside but burn very easily the covered area is a real bonus
Very clean, comfortable and quiet
Good location in close vicinity to grocery store and many restaurants. Easy to get too and beautiful home would definitely stay here again. Loved having multiple bathrooms and the pool is just big enough to enjoy with the peace of mind of an outdoor bathroom as well.

Very clean, comfortable and quiet
We felt right at home in this clean, large house. We loved the fact that there are 2 master bedrooms, each with a king bed and ensuite. The location was very close to Disney. Everything we need in the kitchen is there. We do think there should be more than just one roll of toilet paper in each bathroom. We feel we got our moneys worth in this rental.

We are very grateful to these guests for their feedback. We do provide one toilet roll in each of the four bathrooms for guests convenience to give them time to go shopping. We will discuss this with our Management Company to see if we need to change our procedures.

This is our second stay at the house in as many years and yet again it did not disappoint. For a family there is nothing better than a reasonably priced home that has everything you could need.
The kids loved the pool and that is all that really matters.
We would have booked for next year but full already! we will be back.......

We were impressed by the owners attention to detail and the communications with Deanne.
The villa is a wonderful relaxing haven after days spent enjoying the sun.
We were unfortunately caught up in hurricane Irma during our stay and whilst being very frightened we knew we were safe in the villa. The community of West Haven suffered varying forms of damage but with tireless work was returned to its usual pristine state by the end of the week. The management team ensured that the minor repairs were completed within two days.
Would highly recommend this villa as a holiday home from home.
