Overview
Enjoy your dream holiday in Orlando whilst at this three bedroom villa on Tuscan Hills. The villa has a pool deck with an outside dining area, the perfect place to relax at the end of a fun day in the parks. When it gets too hot outside, head indoors to the lounge, or make use of the pool table in the games room. The property is on Tuscan Hills, a gated community with a on-site facilities for guests to use during their stay. You can let the little ones run about in their own dedicated play area, before facing off against family and friends in the volleyball or tennis courts. You can also maintain your fitness regime in the community's on-site gym. Tuscan Hills is along the US27 in Davenport, around 15-30 minutes from the major tourist attractions in Orlando, such as the Disney parks, SeaWorld and Universal Studios. A short drive from the US27 is the junction to the US192, a popular destination for those wanting to have time together away from the parks, or to splash some of their holiday cash in the many shops, bars and restaurants that line the street.
Facilities
For your conveience and so you do not have to take any washing home with you, there is a washer and dryer located in the hallway.
We supply tea, coffee, sugar and creamer for your enjoyment along with dishwasher and washing tablets, cleaning spray, washing up liquid, kitchen towel and cleaning cloths.
Tuscan Hills is along the US27 in Davenport, around 8 miles from Disney World and not far from the major tourist attractions in Orlando, such as SeaWorld and Universal Studios.
A short drive from the US27 is the junction to the US192, a popular destination for those wanting to have time together away from the parks, or to splash some of their holiday cash in the many shops, bars and restaurants that line the street.
Living
The lounge is near the entrance to property with seating for six guests on a super comfortable corner sofa, around a wall-mounted flat screen TV with built in Roku accompanied by a Nintendo Switch and games, as well as a set of patio doors leading out onto the pool deck, there are board games, playing cards and a large selection of books to keep you entertained during your stay.
Kitchen
The kitchen, with white appliances, with plenty of cupboard space and all the kitchen utensils you need if dining in and a breakfast bar for two, is to the rear of the property and adjoins the lounge.
Dining
The dining area comfortably seats 6 guests, has patio doors which overlooks the pool.
Games Room
For those who enjoy a little competition, the villa has a games room housing a [pool table] for your enjoyment during your stay.
Pool
Our rental rates do not include pool heat, this can be added at an additional cost of £140 per week for 2024 and £150 per week for 2025.
Rates shown included local taxes and end of stay clean.
In summary, to guarantee a nice pool you would want to have pool heating from Octber through to March. October and April are a conservative “yes” if you want to be safe rather than sorry.
Outside
Outside, the property has its own South East facing private pool with a shady lanai and comfortable seating, ideal for eating Al Fresco style whilst taking in the peaceful and tranquil surroundings. This area is fully screened and looks out onto manicured lawns and tropical planting. For that added security with young children around the pool is safely netted. The area enjoys [sunshine] on the deck throughout the day. There are sun loungers too for the serial sunbather.
During the evening the deck and pool light up so you can not only enjoy relaxing outdoors during the day you can also enjoy the seating area in the evening while enjoying a glass of wine or cool beer.
Internet
There is free WIFI at the home.
Baby Equipment
We have a travel cot with bedding, stroller and a highchair.
Location
Tuscan Hills Florida villas to rent in Davenport, just off HWY27 and only 15 minutes from Disney World, Orlando. Tuscan Hills is a small gated community of luxury Orlando vacation rentals in a great location from which to explore all the theme parks.
The Tuscan Hills clubhouse is open to all onsite guests. It offers an air-conditioned gym, tennis courts, kids play area and a beach volley ball court. As well as a games room with pool table, foosball and air hockey.
Next to the game room is a lounge area where you can sit and relax while the kids play. The Tuscan Hills resort clubhouse also has a small kitchen area which you can use to prepare snacks and drinks.

The Tuscan Hills community is located on HWY27 in Davenport just minutes from Berry Town Center. This shopping plaza has a number of restaurants including Mia Pizza (collection only no delivery). Sundays which is a British fish & chip restaurant, iHop (International House of Pancakes) and Applebees which serves burgers, steaks, seafood. So there should be something for eveyone.
There is also a chinese takeaway called Bamboo Wok and the Publix supermarket. I personally recommend the subs at Publix, they also do chicken tenders, wings etc to take out. Berry Town Centre is the nearest shopping plaza to Tuscan Hills. There is also a CVS pharmacy, petrol station, nail salon, hair salon and a bank.

Rental rates additional information
A non-refundable deposit of £150 per week is required to secure your booking. Balance payment along with a refundable security deposit of £250 will be required 12 weeks before your departure.
The security deposit will be returned 30 days post departure providing there is no damage to the villa.
If you wish to add pool heat onto your booking, this is an additional £120 per week - pool heat is recommended during the months of April and October.

Just had a wonderful 8 days in Toni’s villa its absolutely spotless great location and some nice touches with welcome pack and even a Nintendo switch for the kids pool area was great'

Amazing Villa
Amazing villa. Spotless and comfortable. The kitchen is very well equipped. The pool is well heated and well maintained. Beds are comfy - the master bedroom bed is massive! ??
A quiet, gated community that felt very safe. Neighbours were friendly.
We had a fantastic stay. Highly recommend!

Loved everything about out stay.
Just back from a 3 week stay at Toni's villa and loved everything about this stay. The photos on fb don’t do this villa justice the rooms are massive lol. From the booking process throughout Sam has been great and always got back to us quickly. The pool is a great addition we couldn’t get my son out it. There are plenty of shops, restaurants and bars near by which was great. The villa has a pool table, board games and a Nintendo switch for your use and a great selection of channels on the tv. The WIFI worked great also. We were lucky enough to see a rocket launch from the pool area of the villa which was fantastic. Defo recommend this villa for your stay in Florida. It is roughly 20-25 mins to Disney depending which park you are visiting that day and roughly 40 mins to universal depending on the traffic which was ideal for us.

100% would recommend Toni's villa. Sam was brilliant from enquiring. There was a massive downfall in staying here. It was too homely and went too quick! beautiful gated community, only 20 mins to Disney, incredibly clean and spacious.

Incredible 3 week stay
Just returned from an incredible 3 week stay at Toni’s Villa - it was so fantastic that we booked again for next year before we had even left! Sam was brilliant from the moment we booked, all communication was answered quickly and nothing was too much trouble. The villa itself was perfect - clean, a beautiful pool area, so well equipped and in a perfect location on a gated communication. We loved having lazy days or relaxing after busy days in the parks! Thank you Sam and team. We are already counting down the days until we are back!

Fantastic Stay
We have just returned from a fantastic stay at Toni’s Villa. Tuscan Hills was a lovely estate, it felt very secure, safe and clean with plenty of shops just round the corner. The villa was absolutely perfect, it had everything we needed and more and the beds were so comfortable! Sam was a great host, her communication from when we booked until we checked out was amazing. She was really helpful and answered any questions I had really quickly. Thanks for having us!

Amazing
Just arrived home after a lovely 16 night stay at this beautiful villa. As soon as We entered you could smell the cleanliness the home is immaculate. Little extras for the kids with a games room, board games and a Nintendo switch. Tuscan hills is an amazing resort and we all felt very safe and secure. Sam was amazing from start to finish with our booking. Was in contact loads and was on hand for any queries we had. Her management company were also excellent. 100% recommend this villa ??

Lovely Stay Again
After staying at this villa in 2023 we could not wait for return and booked to stay again. Another great stay at Toni’s Villa, Tuscan Hills, Davenport lovely clean villa with a fab pool loads of wee extras in cupboards in case you run out quiet area just what you need after a day in the parks . Would recommend this villa to anybody loved our stay .

Can't recommend enough
Just home after 3 weeks at Toni’s Villa and can’t recommend enough. Right from our first engagement with Sam, booking, lead up to our holiday, during and after, the communication has been amazing. Nothing has been too much trouble.
The villa is in a gated community close to Disney and all local supermarkets and restaurants. We have stopped at a few places in Orlando and this is by far the best for location, space and who can fault a pool right outside your door.
Villa is spacious, tvs in all rooms, washer, dryer, pool table, Nintendo switch and well stocked kitchen. Can’t wait to return, thanks Sam and family

Home from home
Well 2 weeks have passed since we left the villa and still have the holiday blues. From the very first message enquiring to the last I have nothing but praise and thanks to give to the owners. The villa was more than we expected with my husband commenting as soon as we walked in to how much more spacious it felt compared to the photos and the girls "screaming" as they went in to the twin room. The home from home feel of the villa made me feel comfortable, safe and relaxed. I mean who wouldn't when you can wake up and sit with a coffee at your own personal pool - which may I add has been the best pool with a villa size and depth wise we have ever experienced. We would definitely consider returning just wish you could add 2 extra rooms so we can bring extended family. Thank you ever so much xx
