Two living areas

The Great Room is the main living area with large patio doors to the pool/lanai area. There is a modern unit containing 55" 4K SMART TV with on-demand cable and a 5.1 surround soundbar and DVD Player. Connect any bluetooth device to the soundbar to listen to your own music. Sign into your own streaming services and enjoy them whilst on holiday (just don't forget to log out!) 

We have a comfortable corner sofa which comfortably seats seven with a chaise to comfortably sit and watch a movie on. With the coffee table, and side tables and lamps, its a comfortable living and relaxing area if the weather takes a turn. 

The second living area contains a two seater and three seater sofa, of which the three seater converts into a Queen Size (UK King Size) Sofa Bed. 

Our kitchen is central to the home and overlooks the Great room and the Nook. There is a breakfast bar with two stools. 

The kitchen is very well equipped with a large gas cooker, side by side fridge freezer with water and ice dispenser, built in microwave and dishwasher. Small appliances include, electric kettle, coffee maker, blender, toaster.. There is a plentiful supply of crockery, glassware, cutlery and bakeware for all your needs.

Just off the kitchen is the laundry room with large washer, tumble dryer, iron and ironing board.

There are two dining areas in addition to the breakfast bar.

The nook is an informal area off the kitchen and great room overlooking the pool/lanai areas. There is a glass topped table with four chairs.

The formal dining area is to the front, overlooking the garden. There is a beautifully carved large dining table with six well padded and comfortable dining chairs.

There is also a patio table and chairs on the lanai, perfect for breakfast in the sun or alfresco dining at any time.  

First Master bedroom with access to the pool/lanai:-

King bed (UK super king), 32" wall mounted Roku HD TV, Large luxurious ensuite with garden tub, walk in shower, separate WC, twin vanity basins and walk in closet. The closet contains a travel cot/playpen for babies. 

Second Master bedroom with access to the pool/lanai:-

Queen bed (UK king), 32" wall mounted Roku HD TV, ensuite shower room with WC and vanity basin, large closet. Door to Pool/Lanai

Twin bedroom:-

Twin beds with cable HD TV, large closet and shared bath/shower, WC and vanity basin with triple bedroom.

Triple/bunk bedroom:-

This room has a bunk bed with lower double and upper single, hence sleeping three. There is also a cable HD TV and large closet with selection of childrens games and toys. This shares the bathroom with the twin room.

An occasional bedroom can be made from the second lounge which houses the Queen size (UK king) sofa bed

The large ensuite for the first master bedroom has a large walk in shower and large garden tub/bath. The twin vanity basins each have their own mirror, lighting, wall and base cabinets and drawers plus there is a separate toilet cubicle.

The second master bedroom has a shower room with direct pool access. There is a large walk in shower, single vanity basin with large mirror, lighting, wall and floor units and toilet.

The third bathroom is shared by the twin and triple bedrooms and situated between them. There is a bath with shower over, toilet and single vanity basin with large lighted wall mirror and wall and base cabinets.

All bathrooms are equipped with hair dryers.

The garage has been converted into a games room for those of you that have the energy after the parks or perhaps on a rest day.

There is a full size table tennis table, a pool table, and a foosball table. There is also a selection of beach toys available for your use.

The garage also houses the Gas BBQ which must be wheeled to the hard standing to the rear of the villa, outside the pool cage, for use. 

The pool has been extended to a large 30' X 15' as opposed to the standard 26' X 13'. There is also an inground spa/jacuzzi which seats six (8 at a squeeze). If you wish to swim after dark the underwater pool lighting illuminates the pool and jacuzzi, and can even change colour.

The pool and deck is screened by a large cage which lets through the sun but keeps out the bugs. The lower panels are screened with 'Florida Glass' (frosted pool cage mesh) for extra privacy. The pool area faces south and gets sun from early morning until just before setting in the evening. There is a patio and small occasional table with selection of sun loungers and chairs giving seating for up to 12 guests.

The pool and spa have a gas heater, which can be turned on for your stay (at an additional cost) and heats the pool to the high 80's and the spa to the high 90's. 

The villa is sutuated on a large corner plot on the quiet development of Countryside at Tuscan Ridge.

The plots here are larger than usual giving you more space but also we have installed Florida Glass (frosted pool cage mesh) in the lower panels to give you more privacy when relaxing.

There are two lanai (covered) areas (L shaped) each with a ceiling fan and light to shelter from the heat of the sun. 

Our Zen Garden at the end of the pool promotes stress relief and offers a nice focal point. 

Large gas BBQ grill available for guest use

There are three CCTV cameras on the property, covering the driveway, Front Door and Side of our home where pool & AC equipment are. These record when triggered by motion, and only cover outdoor areas. No indoor or pool area is recorded. 

 Double garage converted to games room.

Free high speed WiFi internet access is available throughout the villa.

Direct dialled calls to the US are free up to 120 mins per month. Hopefully you'll be too busy enjoying yourselves to surpass this allowance.Remember for mobile users calls are free via Whats App or Messenger when connecting via our WiFi.

Baby equipment of travel cot/playpen and high chair are included free of charge.

There is also a selection of childrens toys in the triple bedroom wardrobe.

Although the property is located on a single level and does not have any stairs, there are no specific adaptations to assist with wheelchair access.

There is a small step into the villa by the front door, and a small step down onto the pool deck from the home.
