Cherwell Manor 3 Bedroom 1 Bath Gulf Coast Villa

The main living room has a large patio door opening onto the lanai/pool area with a lovely view of the large pond/small lake with its variety of wildlife found there.

The furniture includes a large corner sofa with two footstools and coffee table, side tables with lamps as well as a two seater chair; large 48” smart TV (just remember to remove your own accounts before you finish your holiday). There is cable tv available and a Dvd, Xbox with kinnect and a sound bar with blue tooth connectivity.

The large ceiling fan and light is remotely controlled and there is also an additional standard lamp for reading. There is also a comfy cane circular chair for reading near the dining area. Separate dining area close to the kitchen has a large table which seats 8 comfortably.

The kitchen is light and airy and furnished comprehensively:-

• Large American style fridge freezer with filtered water and ice making facility.
• A large oven and ceramic hob with microwave above;
• Dishwasher 
• Keurig coffee maker as well as conventional coffee maker;
• English style kettle,
• Four slice toaster,
• Blender, Broiler, eEectric steamer, Small food mixer and Handheld blender.
• Full complement of crockery, crockery and cooking utensils;
• None breakable plates and tumblers suitable for use on the lanai (prevent any glass getting into the pool).
• Small breakfast table for four at the end of the kitchen;
• Washing machine
• Tumble dryer
• Ironing board and iron.
• Shoulder cool bags
• There is an abundance of tea towels as well as oven gloves, napkins and picnic paper plates kept in the kitchen larder cupboard. There is also a small first aid kit and sewing kit kept in the kitchen.

There is a large 8 seater dining table in the main living area as well as a four seater breakfast area in the kitchen. The lanai dining table sits 6. Place mats are provided to prevent any damage to the tables.

There are three bedrooms -  Master bedroom with Ensuite and walk in closet. The bed is an American king size bed with remote controlled ceiling fan, large dresser, bedside tables, lamp and with patio doors directly onto the lanai/pool area. A large TV with DVD and cable tv. The ensuite has a double sink vanity unit, walk in large shower, separate wc and towel closet. There is also a walk in dressing room with plenty of hanging space. 

Bedroom 2 has an American Queen bed (king size in UK) along with ceiling fan, dressing table with large mirror with TV, cable tv and DVD player. There is a large hanging closet.

Bedroom 3 is a  Twin bedded room with plenty of room for two occupants. A ceiling fan, large closet as well as TV with cable tv. Window onto lanai. There is also a box of childrens toys, eg tea party set, lego and lorry transformer as well as many other. The four tennis rackets and balls are kept in this closet for use at the community tennis courts.

The main house bathroom has bath, wall shower as well as sink and wc. There is a vanity unit with large mirror, one sink and hair dryer for guests use. There is a towel closet right next to the bathroom.

The ensuite is attached to the Master bedroom and has a double vanity unit with large mirrors and excellent lighting and seating area. Hand mirror and hair dryer kept in the unit for guests use. There is a large walk in shower with two seats, a large towel closet and separate wc. The walk in closet has plenty of hanging space and shelving.

The Den has an occasional sofa bed (not suitable for adults or more than couple of nights).

There is a ceiling fan, wall unit with tv with cable tv, DVD player as well as retro PS2 player with games and two controllers. The DVD library is kept in the unit as well as a book library for both adults and children as well as a cupboard of many board games for family fun.

There is high speed wireless internet access throughout the villa as well as ceiling fans and air conditioning throughout.

The house phone has free local calls as well as inter-state free calling (and also to Canada) for UK calling purchase a telephone card from the local supermarkets.

The pool is 28’ long with a shallow end of 3’ where there are steps going into the pool. The pool is not suitable for diving in and the deep end is 5’.There is a pool blanket for use during the winter months.

There is also additional electric heating which can be purchased if guests request.

There is a child safety net which should be used with young children but even then no young child should use the pool without the supervision of an adult.

On the lanai there is a 6 seat dining table, 4 loungers as well as 2 easy chairs. There are many pool toys for guests use kept in the garage.

Do not use beach toys in the pool as this can damage the filter.

The villa is located on a small peaceful walled community only fifteen minutes from I75 and approximately 20-30 minutes from the closet beach. It is very well suited to gain access to the local Bradenton beaches (Anna Maria Island) or to go on the I75 to the world famous beaches at Siesta Keys and Turtle Beach (our favourite).

There are many golf courses within a few minutes of the villa and the nearest shops and eateries are one mile away (dependent on heat though you may still wish to drive).

The villa has a very private pool/lanai area which is not over looked at the back and 6’ hedges to each side, and has the sun on it from 9/10ish in the morning (dependent on time of year), until the sun sets at night.

The lanai is fully screened for insects and overlooks a small lake/large pond (depending on your point of view) and enables you to watch the array of wildlife you get throughout the day. We do have a pair of binoculars for guests use. We have even seen a baby alligator (only once in thirteen years though so a rare occurrence).

The sunsets are wonderful and eating alfresco is a perfect end to a day. There is a large table with chairs for 6 as well as 4 loungers and two easy chairs. A gaz bbq is available for hire and we have provided none breakable crockery and tumblers for use on the lanai.

The Sabal Harbour Community also has a large community pool with an area for water volleyball; a separate sand volleyball court, childrens’ play area; basketball court as well as two floodlit tennis courts;

There is room in the garage for you to keep your car out of the heat of the day. There is a medium size table tennis table which can be used either in the garage or on the lanai (we ask that this not be left out in the rain) and to be replaced in the box on your departure. There are four bats and plenty of balls.

We keep a large umbrella and base in the garage for use on the lanai (for those who would like a little shade in the afternoon), but ask that it not be left up unattended to prevent any damage caused by wind, as well as many toys for both the pool and for the beach.

There are beach umbrellas, chairs, mats, beach trolley, fishing gear, boogey boards, there are plenty of children’s spades, buckets, spade models also kept in a box and string bag (so we don’t get the beach back in the garage!). There is also a large cool box on wheels for those wishing to picnic. Ice bags are kept in the freezer for this, as well as paper plates, napkins, cutlery, plastic tumblers for use on a picnic.

We also have a basketball and volleyball for use at the community area –not for use on the lanai – as well as four tennis rackets and plenty of balls.

There is high speed WiFi available throughout the villa, as well as a printer and keyboard for guests use (a screen will be available from January 2019 onwards). We leave paper and ink, just ask if you use up an ink to please replace it prior to your departure).

There is also a landline which is free to use for local and inter-state calls as well as Canada. To phone the UK you need to obtain a phone card from a local supermarket.

We do have a travel cot along with bedding. We also have a high chair seat attachment for use on a normal chair. If used we do ask that they be thoroughly cleaned prior to your departure and put away. Clear instructions are kept with these items.

You could get a wheel chair into the villa however there are low steps in and out of the doors and the shower does have a step into it.

We do allow pets under strict rules. They are not allowed to be left in the property unattended and have to be crated overnight.

They are not allowed on any furniture and not allowed into the bedrooms.

A one off additional payment is required for having a pet and an additional security bond would be needed in case of any damage caused by the pet. We have two large dogs ourselves so welcome conscientious pet owners.
