Overview
This fully air-conditioned villa has 4 luxurious bedrooms and 4 bathrooms. The large secluded private pool & spa overlook a natural lake and get the sun throughout the day. The pool is screened by planted hedging giving our guests complete privacy.
"The Shire" at West Haven is a wonderful secure gated community and is considered to be one of the very best locations in the Orlando area. The community is surrounded by wetlands, conservation areas and orange groves. Our guests have access to the main clubhouse (just a short walk away) which offers a range of recreational activities including a large swimming pool, two tennis courts and beach volleyball. All major attractions are easily accessed and the Disney gates are within 15 minutes and Universal Studios and Legoland Florida are approx. 30 mins away. Orlando International Airport is about a 60-minute drive.
Facilities
No overnight on street parking as per HOA guidelines. Towing is enforced.
Minutes from the I4 9Exit 58) at Championsgate, within easy reach of the local attractions.and either Florida coastline for the beach.
Nearby : Publix Store at Championsgate for your grocery shopping, as well as various resataurants and take aways. Chain restaurants are all a short drive away or call an Uber and be home in minutes.
NO hidden resort fees.
Amenities include a club house, communal pool, tennis courts and gym.
A number of championship golf courses can be found within a 5 mile radius, including Champions Gate which is less than 5 mins away, Reunion, Providence and Highlands Reserve.
Posner Park is the local shopping centre, located a five-ten minute drive away and has a number of large retailers, such as J C Penney, Ross, Dicks and Target, and also a Cinepolis cinema, various shops for clothing, sports wear, groceries and homegoods.
Living
The living room has two sofas and an additional chair, a coffee table, two end tables with lamps and a console table.
The family room has a large leather sofa, a loveseat and matching recliner arnchair. Enjoy your favorite TV show on the 65” 4K Ultra High Definition TV with HD cable channels. A ceiling fan, coffee table, two end tables with lamps are also featured.
The home also has an alarm system which may be used and the keypad is adjacent to the entrance to the kitchen. A 4 digit code will be supplied, plus door and gate code for your vacation.
Kitchen
The fully-fitted kitchen features a breakfast bar (with 4 bar stools) and stainless steel appliances - electric cooker, microwave oven, dishwasher and large fridge/freezer. Smaller appliances include toaster, electric kettle, blender, coffee maker and electric can opener.
The breakfast nook has a circular table and chairs for snaks, meals or just a social spot.
A separate utility area features a sink, washing maching and tumble drier. An Ironing board, Iron and clothes drying rack are also provided.
Dining
The formal dining area has a table with six chairs.
Bedrooms
on the ground floor is the first bedroom, with 2 twin beds, and adjacent bathroom. This bedroom and bathroom are accessed from a hallway which itself has a door which may be locked turning this area into a private en-suite facility.
Upstairs features a further twin bedroom and separate bathroom, and two king master bedrooms. The first master has a king-size bed with an en-suite bathroom with twin vanity areas, a spa bath, separate shower cubicle, toilet and a huge walk-in-dressing area. The sliding patio door provides direct access to a large balcony overlooking the pool deck and with views over the lake. The balcony features a table and chairs and has a light and ceiling fan.
The second king master also overlooks the lake with white bedroom furniture and similar en-suite bathroom with separate vanity units, a spa bath tub, separate walk in shower cubicle and toilet.
All of the bedrooms have ceiling fans and TVs.
With each bedroom effectively having its own bathroom, our home is the perfect base for either groups of golfers arriving to challenge the many superb golf courses or families wanting an early start to the major attractions that Orlando has to offer.
Bathrooms
The two en-suite bathrooms have two vanity areas, a spa bath, separate shower cubicle, toilet with bidet function and walk-in-dressing areas/ closet.
The two separate bathrooms (one downstairs and one upstairs) have single vanity units, bath with shower over, and toilet with bidet function.
Games Room
The games room features a full-size (8ft) pool table, air hockey and table football. There is a table with two bar stools, a wall-mounted fan and a flat screen HD TV with DVD player.
Pool
The pool deck has a good-size electrically heated swimming pool with raised spa area (protected by a safety net for the benefit of families with young children) and a large covered lanai and outdoor lights.
Two large ceiling fans are located above the covered patio area for added guest comfort.
The upgraded patio furniture consists of a large round dining table with 4 chairs, 6 sun loungers and two small drinks tables.
Shrub planting provides screening between neighbouring villas making our pool very private and not overlooked.
Outside
Our lovely home is situated on a very private plot at the end of a quiet cul-de-sac, overlooks a natural lake and has fantastic views from the patio, pool deck and upstairs balcony. There is an abundance of wildlife to view including Heron, Cormorant, Egrets, Turtles and, if you’re lucky, alligators - don’t forget to bring your binoculars! Relax in the spa or enjoy a glass of wine on the deck or upstairs balcony and watch the sunset.

Location

The nearest course is Champions Gate which currently offers two Greg Norman designed layouts called the National and International with a third course called the Country Club at Champions Gate now open.
Next would be Highlands Reserve which is less than 5 minutes away and has only one water hazard so a great place to start before heading to one of the tougher Greg Norman courses.
Other golf courses within 15 minutes are Southern Dunes and Mystic Dunes all of which are great layouts and a challenge for golfers of every skill level.

Driving Distances from the Shire at West Haven to the Orlando Theme Parks
We have added the actual driving distances to all the main Orlando theme parks below, these are not the distances to the main gate which most people quote, as this would reduce the distance, but to the actual car park for each attraction. Most of the jouney to the parks are on highways or interstates driving between 55-65 MPH so it's pretty quick to get to all the parks.

While staying on the Shire at West Haven you will probably be looking for nearby restaurants. The closest place (less than 5 minutes) would be Champions Gate Village which has a number shops, gas stations and restaurants. All RATES ARE EXCLUSIVE OF THE 12% FLORIDA SALES & TOURIST DEVELOPMENT TAX FOR 2025/26.
Deposits - $500 to secure dates (non-refundable)
Balance is due -8 Weeks Prior to Departure.
Pool heating is available at an additional cost of $30 per day, plus tax. (recommended between October and April). This can be purchased upon arrival, payable to the Management Company. In cooler months it is advised to pre-arrange the Pool Heat so it can be switched on prior to your arrival.
IMPORTANT NOTE: In the event of very unusual adverse weather conditions, pool heaters do not operate effectively when the air temperature is below 55 degrees.
B-B-Q grills with Gas may be hired locally. Crib and Highchair rental are also available upon request at the time of booking and payable locally.
Accidental Damage insurance is added at the time of booking to cover incidental damages, per vacation stay. This is a mandatory fee.
There are NO extra resort fees.

Amazing Property and Amazing Property Management
We had an amazing stay in this villa and spent 2 weeks here; it had everything we could ask for, and it was outstanding. The kids loved the pool along with the games room. The bedrooms are huge, the second bedroom is big but wow the master room is huge. The balcony in this room is stunning, its lovely to sit here in the morning/ evening and just watch the world go by. We will 100% return to this villa. The property management company (Christine & Ivan) are amazing as well. We saw Ivan a few times during our stay. The booking process was brilliant, and Christine was so helpful and was available if needed during our time at the villa.

Fantastic holiday at St Andrews villa
This is our 4th stay at this villa...
Westhaven is in great location.
The villa itself has everything you need for a perfect holiday.
Spotlessly clean and all rooms are incredible, suitable for families and the pool and games room will keep children amused for hours.
Loved the fans in the covered lanai, nice to cool off on a hot summer night after a dip in the pool.
The location is ideal for the parks, petrol stations, supermarkets bars and restaurants are all close by....and if you are a golfer there are loads to choose from.
Ivan and Christine the property managers are fabulous to deal with very courteous and are always available should you need them.
Look forward to stay number 5.

Perfect end to a perfect holiday
We go to Florida virtually every year and have done for the last two decades so feel we know what we want when it comes to villla’s. This ticked all of the boxes. It was lovely and clean, plenty of kitchen ware, huge comfy bed in the master, well kept pool and spa and a great games room. Would highly recommend. The owners were great at sending out information and keeping in touch. Would definitely stay again.

Beautiful villa
We stayed at this stunning villa for a week in May 2019 and have to say that it is probably the nicest one we have rented over the 24 years we have been holidaying in Florida.
It has everything that is needed to let you have a relaxing time after a busy day either at the parks or shopping.
We will definitely be back.

"St Andrews" The Shire
One of the best villas we have stayed in, well equipped and beautifully furnished. On arrival the villa was spotlessly clean and had everything and more. The information and correspondence we had with the owner was excellent and helpful, taking there advise and visiting a fantastic beach.
Excellent villa and would recommend to anybody, cant wait for the next time.

One of the best in Orlando!
We have stayed in many villas in Orlando and this simply has to be one of the best! The villa is immaculate and very well appointed; the view is fantastic especially from the upstairs balcony; the pool area is totally private and catches the sun all day; the entertainment inside the villa is first class and the Shire is a very quiet and very secure development. The whole thing is topped- off by Ivan and Christine providing an excellent and friendly estate management service. If you want the best at a great price - look no further!

Another fantastic stay at St Andrews Villa
Well another fantastic stay at St Andrews Villa. This villa has everything you need and everything you don't think you need but actually do. The villa is immaculate inside and out. As soon as you get inside it feels just like home. Having 4 bedrooms with 4 bathrooms is great as everyone can be ready without waiting for showers or bathrooms. The 2 seating and dining areas are super for 2 families visiting. It enables those that want to sit quietly in a space away from the TV and chill out after a busy day in the parks. We all love the games room, although we only use it a couple of times on holiday. Each bedroom has a television and the WiFi is great throughout the whole house and is strong wherever you are in the house. Outside is a great sized pool with spa to soak away the aches and pains of walking around the parks. The pool is very secluded and is not overlooked by anyone and has great views over a marsh lake. Part of the outside is covered so even if it does rain you can still sit outside and watch the lightning storms in the distance. The beds are really comfortable and the bedding and linen is very good quality. The kitchen has everything you need. We love the big fridge freezer as there is plenty of room for frozen water and ice lollies. The driveway is big enough for 2 cars. There are 2 safes in the house which is fantastic. The balcony off the master bedroom is great for alligator spotting and for generally relaxing either late at night or early in the morning. Each bathroom has a shower and bath and hairdryer! The area of West Haven is beautiful and not far away from anything. The parks are relatively close and easy to find. There is a Publix within a few minutes and a good old fish and chip shop too! Dunkin Donuts is very close, which makes us all happy. There is a Walmart within 15 minutes drive. There are plenty of eateries around too Chilis, IHOP, Cracker Barrel and Applebys which all are great. Posner Park isn't far either with a Target and a few other shops. Clive and Shirley keep you up to date with things and are happy to answer questions. The villa really is a home from home. All in all we would thoroughly recommend this villa to anyone. We are already booked to go back in July 2020 for 21st and 50th Birthday celebrations.

First Class Villa
Everything about this villa is first class. Great location, fixtures and fittings and the pool area and balcony are superb, not overlooked at all. This was one of the reasons we chose this villa. It was just the two of us so we didn't need all the bedrooms but it was nice having the space to do what we wanted. We did make use of the games room in the garage and it was great to be able to do all my laundry before we went home! (Would love a washing machine like that at home, so quick) The air conditioning wasn't working correctly when we arrived, we waited until the morning to make the phone call and Ivan arrived and all was soon sorted. He actually said we should have rung the night before! It was nice that the control was so easy to adjust and that we could adjust the air conditioning ourselves, within reason, as some villas we have stayed in have been a bit too chilly!

St. Andrews review
This is really a lovely villa. Immaculate and very well maintained. Dealing with Clive was super easy right from the beginning through to the end. Thank you. Location was perfect and we loved the wildlife; although I didn’t expect the birds to be so loud in the evening! Not that it bothered us though.
We had everything we needed in the villa and particularly enjoyed the balcony from the master bedroom. Also the bed in the master is so comfy!
I would absolutely recommend this villa and have no negatives

Fantastic Villa
We have just spent 3 weeks at this lovely villa, I am not sure I can do justice to this lovely home it's wonderful!!
Booking was easy and the owners always answered any questions straight away, the villa was very clean with everything you could want for a great holiday.
The villa is at the end of a quiet cul de sac in a gated housing area, and it backs on to a large lake which is lovely.
Driving to the villa from the airport is no problem and takes about 30 minutes.
It is within easy reach of all the theme parks so is an ideal location.
Your local Publix supermarket is only a five minute drive away.
We have stayed in many villas but this is our favourite, you will be hard pressed to find a better villa at such a great price.
