1) Is there a BBQ grill?
A BBQ grill is not kept at the home. Please inquire when booking for a list of local rental providers.
2) Is pool and spa heat extra?
Pool and spa heat can be added for $30/day + tax. The pool heater heats the pool to ~88 degrees.
3) Does the home have a child safety fence blocking the pool?
There is a child safety fence which meets local safety code requirements.
4) Is the kitchen fully stocked?
The kitchen is fully stocked with pots and pans, cooking utensils, flatware, plates, glasses, etc.
5) What type of coffee maker is in the home?
Drip coffee maker is provided.
6) Are linens and towels provided?
Linens and towels (including pool towels) are provided.
7) What paper products and cleaning products are provided?
Only starter amounts of paper towels, toilet paper, garbage bags and cleaning products are provided. The home is otherwise self-catering.
8) Is Wifi provided for free?
Complimentary wireless internet is provided.
9) Is smoking allowed? Are pets allowed?
Smoking is NOT allowed in the home; smoking outside on the pool deck is permitted. Pets of any kind are NOT allowed.
10) What are the times for check-in and checkout?
Check-in is at 4 PM. Checkout is at 10 AM.
11) Are there limits on the number of cars guests can have?
Emerald Ilsland limits the number of cars per reservation to 6 cars maximum.

We have a selection of luxury Emerald Island villas from 4 to 8 bedrooms. The Emerald Island Resort is a secure gated community with a manned 24/7 entrance. Located in Kissimmee just off HWY 192 the Emerald Island Resort is an ideal base to explore all the Disney / Orlando theme parks and attractions. It has a large clubhouse with communal pool and clubhouse facilities. These clubhouse facilities are free to use for all onsite guests.
Restaurants near the Emerald Island Resort
All our Emerald Island villas are ideally located close to lots of restaurants, shops. As well as being within 20 minutes of all the Orlando theme parks including Universal Studios. Within 5 minutes drive you have access to over 50 different restaurants from TGI's Fridays, Bahama Breeze, Longhorn Steakhouse, Applebee's, Millers Ale House, Logan's Roadhouse, Bonefish Grill, Red Lobster a number of pizza parlours, there are also the usual fast food restaurants like McDonalds, Burger King and Taco Bell.
We have put together a list of over 50 restuarants along HWY192 in Kissimmee. All of these restaurants are just a few minutues from the Emerald Island Resort. With this much choice you will be able to eat somewhere different every night even if you are staying in Orlando for over a month!
Shopping Malls near the Emerald Island Resort
If shopping is your thing then whilst staying at one of our luxury vacation rentals and villas on Emerald Island Resort why not visit one of the nearby malls. Three of the best that we visit on a regular basis are the Florida Mall which has all the big department stores (Macy's, Dillards, JC Penny, Nordstorm) and some great sales at certain times of the year.
Next is the Orlando Premium Outlets where everything is on sale all the time and you can get some amazing bargains but don't end up buying clothes just because they seem like a steal. Lastly is The Mall at Millenia which has all the high end brands like Tiffany & Co, Apple, Breitling, Coach, Rolex, Burberry, Cartier and many more so if you are looking to spend some serious money this is the place for you.
The Mall at Millennia also has some of the best restaurants in Orlando like The Cheesecake Factory, PF Chang's and Brio Tuscan Grille so why head there for an early dinner and late night shopping.

Would highly recommend this villa to anyone!!!
Just back from our wonderful holiday in Orlando at Paul Brooks 7 bed villa in Emerald Island.
The villa was fabulous and in a great location next to the 192 for Disney with close access to the I4 for Universal. We didn’t really have any issues except for a broken blind which Paul and the management co. were very quick to resolve. Paul was very helpful during the booking and was available for any queries during our stay.

I recently had the pleasure of staying at this holiday property, my family and I had a wonderful stay. We loved the individually styled bedrooms, that was a really nice touch. Would highly recommend
We stayed at this beautiful villa in May this year and was absolutely perfect for all our needs. There were 10 of us, 6 adults and 4 toddlers under 4 years old. The room configuration was spot on , the children loved their character bedrooms. Theresa and Paul had thought of everything and communication with them was great. We were very close to all the parks and thoroughly enjoyed our rest days by the pool. The added bonus for us was the extra safety of the screen within the pool area.
