Overview

'Mickeys Floridian' is a fantastic updated 5 bed, 4 bath villa located within the renowned Formosa Gardens Estate, Kissimmee.  This is an established prestigious gated development consisting of large executive villas on plots typically of at least 1/3 of an acre.  It is one of the most attractive and closest developments to Walt Disney World (3 miles away), with wide boulevards and palm fringed streets.

This exclusive estate is situated near to the new Margaritaville Resort, Waterpark and Sunset Walk.  It is a quiet area, yet so convenient for all Orlando has to offer.

A  fabulous place to return to after a busy day at the parks, golf, the coast or one of the many other attractions in Orlando.  A great selection of restaurants, supermarkets and take aways are close by. 

Orlando International Airport is approx 35 minutes away, with Sanford Airport around 55 minutes.

Universal and Seaworld can be reached in approx 20 minutes with designer shopping at Orlando Premium Outlet or Mall at Millennia within 20 to 30 minutes.

Facilities

Our SOUTH FACING heated pool and spa have the benefit of all day sun and are extremely private as they are NOT OVERLOOKED.  There is a covered lanai with table and chairs together with plenty of sunloungers and reclining chairs.  A great place for relaxing and eating al fresco.

The pool deck extends outside of the pool screen, where a stainless steel gas barbecue can be found, together with a further table and chairs.

'The Floridian' is furnished to an extremely high standard and is fully air conditioned (new unit installed Feb 2019) and has a monitored security alarm.  The villa is 3100 square feet in size and sleeps 10 (there is also a sofa bed in the second master suite should it be required).  

The home has been professionally decorated inside and out, the pool has been re-surfaced and tiled, together with a speciaiist LED blue pool lighting system installed.  The front of the home has been professionally landscaped.

Some of the furniture has been upgraded, including new pool furniture.  Bedding, towels and pool towels are renewed regularly.

New window blinds and plantation shutters have been installed, as well as stainless steel kitchen appliances.  

Our fully licensed home is managed locally by ourselves, so in case of a query, or if help is needed a swift response is always guaranteed.

Parks, Golf, Mini Golf, Fishing, Shopping and Dining  are all within easy reach.

SMOKING is not allowed inside the home, but you are welcome to smoke outside.

Living

We have two living areas (both have floor tiles), one is a more formal setting which can be used for quiet time, entertaining or for that special occasion, the other is a family area used as a more relaxed setting with a large flat screen modern HD TV with 100's of channels, surround system and DVD player.

Both living rooms have french doors to the pool deck.

Kitchen

Fully tiled and equipped with stainless steel oven, microwave, dishwasher, American Fridge / Freezer with filtered water and ice.  All crockery, pots, pans and small appliances included.

Breakfast bar which seats 4.

Island.

We have a separate laundry room with a large washing machine, tumble dryer, ironing board and iron.

Dining

The formal dining area seats 6, informal dining can be found in the nook next to the kitchen which also seats 6.  Both rooms are tiled.

Bedrooms

5 bedrooms, sleeps 10.

  • Master bedroom one has a super king size bed, sitting area, two walk in closets, and a luxury en-suite bathroom with bath, separate shower cubicle and twin sinks, hairdryer.  Direct access to the pool deck.
  • Master bedroom two is upstairs and has a super king size bed, sitting area with new occasional chairs and sofa bed, closet, en-suite bathroom with shower cubicle, single sink.
  • The third bedroom has a queen size bed, closet and benefits from the sole use of the pool bathroom, which has recently had a new shower cubicle and rain shower installed.  Direct access to the pool deck.

The fourth and fifth bedrooms both feature twin beds, closets and share a bathroom with bath and shower over.

All bedrooms have flat screen HD cable TV's, ceiling fans and are carpeted and air conditioned.

Bathrooms

4 bathrooms, 3 en-suites.

  • The master bathroom has twin sinks, a bath and a shower cubicle.
  • The second master bathroom has a single sink and shower cubicle.
  • The Queen room has exclusive use of the pool bathroom which has a single sink, new shower cubicle with rain shower.
  • The twin rooms share a bathroom with single sink, bath with shower over.

All bathrooms are tiled,  have towels and hairdryers.

Games Room

The garage has been converted into a fully air conditioned games room.  We have a snooker / pool table.  The games room also has an air hockey table, running machine, exercise bike and sofa to relax on when required.

Pool

Beautiful newly tiled and re-surfaced extremely private SOUTH FACING pool and spa with plentiful sun loungers, reclining chairs and foot stools.The pool deck has been professionally painted also.

Gas pool heater which is the fastest type of pool heat and doesn't rely on the ambient air temperature to heat the water.

Shaded lanai with table and chairs and a ceiling fan.

All pool deck doors have child safety door alarms fitted.

Outside
  • Wonderful SOUTH FACING fully screened pool which is NOT OVERLOOKED.
  • Specialist LED blue pool lighting system - amazing for an evening swim.
  • Jacuzzi spa with LED blue light.
  • Plenty of sunbeds, reclining chairs and foot stools for those relaxing times by the pool.
  • Designer pool towels are provided.
  • Table and chairs for eating outside under the covered lanai which has a ceiling fan.
  • The pool deck extends outside of the pool screen where the stainless steel gas barbecue can be found for al-fresco dining.  A further table and chairs is located here also.
  • Professionally landscaped gardens.

The garage has been converted into a fully air conditioned games room.

Formosa Gardens gated community is located off Kissimmee's Hwy 192 West at Mile Marker 4 - less than 3 miles from the Disney theme parks, so that you can be first in the gates each morning!

What makes Formosa Gardens sought after is the size and layout of the homes as most of them have larger than average plots, private pools and general living spaces. All set in a gated community.

Once inside the gates of Formosa Gardens you will feel a world away from the busy Orlando theme parks. After you’ve had some chill time by your pool and feel ready for dinner and drinks, you have a huge choice of bars and restaurants right on your door step.

Restaurants near Formosa Gardens Kissimmee

Less than two minutes in the car on Formosa Gardens Blvd which is right out of the gates and you have an Adega Gaucha Restaurant, which is a Brazilian steakhouse.

Just a bit further down the road you have a sports bar called Buffalo Wild Wings which serves burgers & fries plus pitchers of beer and is a great place to watch all of the days games and has a great atmosphere when the matches are live so if sports are your thing this is the place for you.

Less than 5 minutes from our Formosa Gardens vacation rentals is Rolling Oaks Commons which has a number of restaurants as well as a Super Target super market. From Formosa Gardens head back out to HWY192 and then turn left and head about about a mile down where you will come to some traffic lights, either side you will see a number of restaurants. Located here you have Millers Ale House which is another sports / family restaurant which have nightly specials so check out menu to see whats cooking.

On the opposite corner is an Applebees, and then across the road you have Hooters which although you may not think so is family friendly. There is also a Bahama Breeze, Olive Garden, Rock & Brews plus a few other like Flippers Pizzeria.

As you can see you have access to more than enough restaurants while staying at Formosa Gardens to keep everyone in the family happy. There are of course the usual fast food restaurants nearby like McDonalds, Taco Bell, Burger King for that late night snack or 4th meal as Taco Bell call it and if you love subs you have Subway right there, my favourite is a meatball sub!

We have put together a blog post listing over 50 restaurants along HWY192 in Kissimmee. It has all the details like phone numbers, links to menus and google / tripadvisor reviews. All of these restaurants are between mile marker 4 and 6 and just a few minutes from Formosa Gardens.

Orlando International Airport (MCO) to Formosa Gardens

Directions via the 417 Toll Road

The closest airport to Formosa Gardens is Orlando International Airport (MCO) which is 28 miles away. There are a number of different ways to get from the airport to Formosa Gardens but I find the best way is via the 417 Toll road.

Once you have picked up your hire car and left the carpark look for the 417 South Exit Toll road. The sign should be brown and might also have Disney – Kissimmee listed on it. You may have to do a loop of the airport to get the right exit but just keep following the signs.

Follow the 417 South Toll road for about 16 miles until you see signs for Interstate 4 West (I4). The 417 toll road should cost about $4 so make sure you have some cash on you.

Join I4 West and follow for 3.5 miles then take Exit 60 onto the 429 North. Take the first exit off of the 429 which is Exit 1A (Sinclair Rd). This has a cash only toll booth so you will need exact coins. I think it is currently $0.75. Take the blue lane and chuck the coins in the bucket, be careful not to miss!!

Once you are through the toll booth go straight over at the lights and follow the road (Connector Rd) around for 2 miles. The Formosa Gardens Estate is on the righthand side. Make sure you have the gate code to get in.

Directions via the 528 Toll Road

If you would prefer to avoid a few tolls you can take the North Exit when leaving MCO. It would be sign posted as North Exit (528 Toll). Look for the 528 Toll (West) To I4 (International Dr). I don’t often take this route as the 528 is a busier road.

Follow the 528 Toll and then join I4 West. Stay on I4 West for 7 miles and take Exit 64. It will read 192 Kissimmee / Magic Kingdom, follow for a few miles and then take 192 West (Magic Kingdom / Wide World of Sports). Stay on the 192 West for 3.5 and then turn left on to Formosa Gardens Blvd. There is a Red Lobster restaurant on one corner and Harley Davidson on the other.

Follow Formosa Gardens Blvd for about 1 mile to the 4 way stop. Cross over and then the Formosa Gardens Estate in on the left.

As you pull into the community there is a key pad on the left where you enter the access code provided by the villa owner.

Sandford International Airport (SFB) to Formosa Gardens

Again there are a number of ways to get from Sanford International Airport (SFB) to Formosa Gardens but I think the best way is via the 417 Toll Road (55 miles). When leaving Sanford airport you want to take 417 South and just follow it all the way until you reach I4. This is a toll road and will cost you around $9.

Tampa International Airport (TPA) to Formosa Gardens

As with all of American there are a number of ways to get everywhere but I have hopefully listed the quickest way. It is 70 miles from Tampa airport to Formosa Gardens but it’s a very easy drive.

When you leave Tampa International Airport (TPA) you will be taking I-275 North / Tampa via the 60 East. Once on I-275 North towards Tampa look for the I4 East (Orlando) Exit 45B. It’s a very straight forward drive but the traffic can be heavy especially if you arrive during rush hour so take your time and don’t panic. You should get plenty on warnings for your junctions as they are very well sign posted.

Once you are on the I4 East follow this for around 55 miles and then take exit 60, which is the 429 Toll North to Apopka. Take the first exit off of the 429 which is Exit 1A (Sinclair Rd). This has a cash only toll booth so you will need exact coins. I think it is currently $0.75. Take the blue lane and chuck the coins in the bucket, be careful not to miss!!

As you pull into the community there is a Video monitored entry system to the left. When you press the button, an agent will assist you to get in the gate. Only registered guest could enter.

Pool Safety Fences

Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. We have also included brief details below.

These are in sections and can be taken down by unclipping and rolling the fence up. Obviously taking the system down will mean you have removed the safety defence and are now susceptible to accidents happening. We recommend that you keep this in place at all times when you have children in the party that are not capable swimmers, and adults are not able to supervise children by the pool area.

Pool safety is extremely important to prevent drowning. The first and best rule to prevent drowning is constant adult supervision for both children and the elderly.

The pool is cleaned on a weekly basis, access to do this is via outside doors within the pool screen.

We also recommended taking out adequate holiday/vacation insurance to cover possible cancellations such as illness and testing positive for Covid 19/having to isolate abroad.

A refundable security deposit is held and released within 14 days of departure inspection. Charges will apply for instances needing extra cleaning, detection that someone was smoking in the house, or to repair damaged items.

The location was 100% perfect.

Our family did a week at Disney and the house was the perfect fit for our family of 6 adults and 2 kids. The hot tube and pool were a major hit after all day walking at the Disney parks. The location was 100% perfect, close to all good options, and basically 10-15 min in traffic to Disney which was perfect! Highly recommend!

The hot tub is one of our favorite items also any time of day or night with the privacy fence and not being only feet from the next door. Your right about the traffic getting to and from Disney in the traffic is no joke it's why we brought the house in the first place and knowing the secret back roads to Disney helps also. Many say they are close to the parks but that extra few mile makes al the beginning of the morning, afternoon, or evening. The house is set up for families to enjoy themselves all year round. This home is beyond perfect for a family stay.

This home is beyond perfect for a family stay. Rooms are very spacious and comfortable. Everything was super cleaned, organized, and labeled. Very easy to check-in. Love the alarm on the pool door for small kids. The kitchen was very well equipped. We stayed a whole entire week (10 people) and we loved it! Would definitely recommend them. They are very responsive to messages just in case you have any questions. Area is a tourist area so plan with time as traffic can be overwhelming. Overall just the perfect vacation home ??.
