Overview
The villa has one king master bedroom with a large en-suite, two queen bedrooms and two twin rooms sleeping a total of ten guests. There is a family bathroom with bath and shower. All bedrooms have TV's.
The villa has free Wi-Fi, a DSL modem providing high-speed wireless internet connectivity and free US telephone calls. A highchair, pushchairs and travel cots are available.
The fully equipped spacious granite counter top kitchen has stainless steel appliances, a microwave, coffee maker, dishwasher, garbage disposal unit and a toaster, The utility/laundry room is adjacent to the kitchen.
The villa has two large Italian marble floored lounges, each with wall mounted TV's, and comfortable corner sofas. In one lounge, there is a dining table and a Sony PS3.
A South-West facing extended pool area gives lots of sun throughout the day. There are four padded sun loungers, six padded chairs, foot stools, a small drinks table and a patio table with parasol.
The villa is wheelchair friendly, with a downstairs en-suite bedroom.
Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. We have a selection of Highlands Reserve vacation rentals from 3 to 7 bedrooms so somethings to suit all guests. Highlands Reserve is very popular with snowbirds from up north who love to winter in the sunshine. Most owners are happy to take snowbird bookings from 30 - 90 days. Just send them an email to get a quote but don't hang around these vacation rentals book up fast for the winter months.
The Highlands Reserve villa community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve vacation rentals are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it's easy to see why!
Highlands Reserve: Driving Distances to the Theme Parks
We have added the actual driving distances from our Highlands Reserve vacation rentals to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Shops and Restaurants near Highlands Reserve
Highlands Reserve is located along HWY27 in Davenport. Right next door is Berry Town Center which has lots of restaurants from Applebee's Bar & Grill, Paddy Wagon Irish Pub, IHOP, Adlers Burgers, Mia Pizza, Sundays Fish and Chips as well a number of takeaways.
There is also a Publix supermarket for all your groceries and a couple of banks. On the corner just in front of Berry Town Center is a Circle K gas station.
Across the road are a number of new businesses including a Starbucks, 7 Eleven store / gas station, Twistee Treat ice cream, Jersey Mike's Subs and the recently opened (October 2024) Giovanni's Pizzeria & Kitchen which is great.
If you drive out of the main Highlands Reserve community entrance and then go straight across the lights then turn left they have added a number of other new businesses including a car wash, dental care and a number of fast food restaurants including Wendy's, Chipotle Mexican Grill and Mc Donalds. There is a also a Dollar Tree and Dollar General and a CVS pharmacy so you are pretty much covered for everything you need within 2 minutes from the Highlands Reserve community.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Amazing relaxing villa
We have been visiting America (particularly Orlando) for over 30 years and have stayed in many villas. Upon arrival at Highlands Reserve and into Joan's property we could see how comfortably furnished and spacious it was. The view from the pool was heaven. We spent several days just chilling there. The master suite was huge and beautifully decorated. Everything you could possibly need on your vacation is provided. Communication from the host was extremely responsive and professional. We would have no hesitation in recommending and will certainly be returning ourselves.

We knew from the pictures it was
Nice but when you get there it’s even nicer, very clean and well kept, everything you would possibly need .
We went to Disney and universal during our stay and found the villa just in the right place , with easy access to both.
We all enjoyed the pool and trips out in the surrounding areas visiting the Ford garage (food was fab) , IHOP, Applebees and many more.
Would highly recommend to others as they won’t be disappointed.
We are even discussing come back again soon

Comfortable Home on HR
Stayed here in June 2026 for 2 weeks - everything was as described - the villa was well maintained and exactly what we needed as a base to explore Orlando, Disney and Universal.
We would happily recommend this villa to anyone seeking a relaxing place to stay with a large pool at the back and views of the golf course too - so not overlooked.
All in all an excellent choice and we would stay again the future.

Amazing
We recently enjoyed a wonderful stay at Highland Reserve in Florida.
The villa was spacious and clean and had everything we needed, providing the perfect base for our holiday. Our favorite feature was definitely the location. The pool and outside area to chill., which offered a lovely place to relax after busy days. Even though it is located on a golf course it was still very peaceful.
The location was excellent, giving us easy access to the theme parks and local restaurants and everything is right on your door step
We would highly recommend this villa to anyone looking for a comfortable and convenient family stay. We look forward to returning!

Perfect Stay
My wife and I have recently returned from a 9 night stay at this villa. Every aspect of it from the location to the decor and cleanliness was outstanding. This was our first stay and we are already planning our return. We encountered no issues during our stay but the management company supporting the owner was local and first rate. Apologies if this sounds too good to be true - but it was.
Many thanks to the owner as well for her patience answering our initial questions during the booking process and her keen attitude to ensure we had a perfect stay. We did !

Great Time
The wonderful pool area is lovely and peaceful overlooking the golf course. The pool is so warm it’s like swimming in a bath. We had a great time staying in this lovely villa. We loved the decor from the floor tiles to the gorgeous dining table. The colour of the walls went with everything. We didn’t want to leave but will definitely book this villa when we next visit Orlando.

Wonderful Villa
Well our holiday is nearly over. I am just sitting here by your wonderful pool looking at the golf course. The pool is so warm it has been like swimming in a bath. We have had a great time staying in your lovely villa. We love the floor tiles and the colour you have painted the walls is so nice. It goes with grey and beige. We really don’t want to leave. Hopefully we can book again when we visit Orlando next.

Just as close to the 192 as you are to Posner Parker retail area. Additionally there are plenty of grocery stories and food outlets just a stones throw. In terms of the villa itself, it was very spacious and comfortable. Well equipped kitchen, enough seating, laundry facilities, TV,WiFi, plenty of towels. Couldn’t fault it.
In terms of completing the booking, Joan was very responsive and easy to deal with. On our stay, the battery for the door to the patio area ran out and Graham at the management company came out immediately and sorted. Again he was lovely and full of useful local knowledge. Wouldn’t hesitate to recommend this villa.

Gorgeous Villa
We visited Orlando for 15 days over July and booked this gorgeous villa. It is a modern, well kept and well equipped house. Lovely high ceilings and spacious rooms. It is in a perfect location to both the parks and local restaurants. Situated on a golf course with break taking sunsets. Communication with the owner was excellent and the villa had every home comfort you could need.
