As owners, we love to spend as much time at our villa as we can. We spend our time painting and refreshing the villa, inside and out, plus painting the pool deck as required. We are constantly upgrading and updating appliances and furniture, bedding and towels.
We like to keep the villa in tip top condition, so that we and all our guests can enjoy their stay and leave with happy memories of a perfect vacation.
Our villa is fully air conditioned and heated and has been finished and furnished to a very high standard, providing our guests with luxurious comfort and surroundings.
On entering the villa into the welcoming tiled foyer area you have the wonderful open plan views of the large family room and pool deck beyond, through the large patio doors.
The family room is furnished with a love seat and two 3 seater sofas, so plenty of room to relax after a busy day. the sofas were bought November 2018.
Glass topped coffee tables and a variety of lighting options. An entertainment centre containing a plasma cable flat screen TV, Play station 2games console with 2 controllers, stereo centre with ipod dock, telephone.
Fully equipped kitchen with light oak cabinets, breakfast bar and a comprehensive range of appliances, including kettle, coffee maker, mixer, blender, slow cooker, toaster, full size cooker/hob, microwave, dishwasher, waste disposal unit and huge American fridge/freezer with ice and water dispenser. Also included is a large selection of pots, pans, tableware, glasses and cutlery.
Upgraded granite worktops above lots of cupboards. Large pantry with room for food, box of reading books and DVD's, children's toys, broom, dustpan/brush, mop and bucket.
Opposite the pantry is a discreet laundry area where you will find a washer, tumble drier, clothes baskets, iron and ironing board and 2 clothes airers.
Kitchen towels and tea towels supplied.
The dining area, with seating for 4 at a glass topped dining table, plus 2 at the breakfast bar, leads off the kitchen and overlooks the pool area. It is set off to one side of the main living area.
Master Bedroom with 7 foot wide King size bed, complete with new Sealy memory foam mattress, bought March 2019. Bedside tables, large set of drawers and walk in closet.
Flat screen TV and clock/radio.
Personal safe inside closet. Plenty of bathroom towels and bedding in closet.

The double garage is now a games room with full size pool table, full size air hockey table and table football.
There is also room to sit and chill out on three seater and two seater sofas, side table and 2 chairs.
Large electric fan to keep you cool.
There are 2 tennis rackets and tennis balls for use on the comunal tennis courts.
There is a set of golf clubs for your use if you fancy a round of golf.
You will also find 2 strollers in here, plus vaccuum cleaner.
Troonvilla has an extended pool deck and oversized pool which is amazing. The pool is north facing, so the sun rises on the right and sets on the left, which means that for most of the year the sun is on the pool the whole time. In the winter there is always somewhere to sit in the sun on the extended deck.
There are plenty of pool towels for your use, so no need to bring your own.
You will find 4 luxurious loungers with padded cushions to fall asleep on! There is also one other lounger, so 5 in total.
There is a large covered area, so in the heat of the sun you can find some shade. Here you will find a large 6 seater outdoor dining table and 6 chairs, perfect for eating all meals outside.
BBQ can be hired for $70 (£50) per stay.
There is also a spa attached to the pool which is great for unwinding at the end of a busy day.
Pool/spa heating is not needed from April to October, so is an extra fee if required, of £20 per day.
There is a pool safety fence that can be put in place if you have young children. There is no way they can access the pool with the fence in place, so that is peace of mind for you.
There is usually a selection of pool toys and floats, either left by us or our guests, so help yourselves to these and have fun.
Troonvilla is situated on a very quiet cul de sac road.There are gardens to the front and side of the property, and a garden area behind the pool deck. This area is mainly filled by a beautiful oleander tree which gives perfect cover for the nearest property behind.
The pool deck is very private, with white fences around 2 sides of the boundary and a tall hedge along the 3rd side.
Just a 5 minute walk along Troon Circle leads you to the golf course and club house. Just a few minutes further and you will reach the comunal pool, tennis courts and children's play area.

Highlands Reserve villas located in Davenport, Florida just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community, and pass the welcoming waterfall, you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve vacation rental community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
After a hard round of golf why not check out the locals favourite bar, the Paddy Wagon! Located at Berry Town Center, the nearby shopping plaza, the Paddy Wagon has quiz nights, ladies night and lots of drink specials. As well as multiple tv screens showing all your favourite sports and English Premier football.
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!

All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.

Highlands Reserve Villas: Driving Distances to the Orlando Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

25% non-refundable deposit to be paid within 5 days to secure booking. Balance to be paid 4 weeks before arrival date. Price to include everything except 12% taxes and pool heating at £20 per day if required. BBQ can be hired for £55 per stay. £200 security deposit to be paid with final payment,to be returned one week after visit has ended.
Payments can be made by bank transfer into our Lloyds Bank account in UK or into our SunTrust Bank in USA.
