Very well stocked kitchen with many appliances. Plenty of bedding, towels and lots of pool towels.
On site communal swimming pool, tennis courts, children's play area, golf course and club house.
20 minutes from Disney parks, 30 mins from Universal and Sea World parks.
Facilities
As owners, we love to spend as much time at our villa as we can. We spend our time painting and refreshing the villa, inside and out, plus painting the pool deck as required. We are constantly upgrading and updating appliances and furniture, bedding and towels.
We like to keep the villa in tip top condition, so that we and all our guests can enjoy their stay and leave with happy memories of a perfect vacation.
Living
Our villa is fully air conditioned and heated and has been finished and furnished to a very high standard, providing our guests with luxurious comfort and surroundings.
On entering the villa into the welcoming tiled foyer area you have the wonderful open plan views of the large family room and pool deck beyond, through the large patio doors.
The family room is furnished with a love seat and two 3 seater sofas, so plenty of room to relax after a busy day.
Glass topped coffee tables and a variety of lighting options. An entertainment centre containing a 50" Smart flat screen TV. There is a modern hifi system with CD player and telephone with free calls to mainland USA and Canada.
Kitchen
Fully equipped kitchen with light oak cabinets,granite worktops and breakfast bar and a comprehensive range of appliances, including kettle, Keurig coffee maker, mixer, blender, slow cooker, toaster, full size cooker/hob, microwave, dishwasher, waste disposal unit and huge American fridge/freezer with ice and water dispenser. Also included is a large selection of pots, pans, tableware, glasses and cutlery.
Upgraded granite worktops above lots of cupboards. Large pantry with room for food, box of reading books and children's games, jigsaws.
Opposite the pantry is a discreet laundry area where you will find a washer, tumble drier, clothes basket, iron and ironing board and 2 clothes airers.
Kitchen towels and tea towels supplied.
Dining
The dining area, with seating for 4 at a glass topped dining table, plus 2 at the breakfast bar, leads off the kitchen and overlooks the pool area. It is set off to one side of the main living area.
Bedrooms
Master Bedroom with 7 foot wide King size bed, complete with Sealy memory foam mattress. Bedside tables, large set of drawers and walk in closet with personal safe.
Flat screen Smart TV and clock/radio.
Personal safe inside closet. Plenty of bathroom towels and bedding in closet.
Patio doors to pool area.
Large en suite with his and hers sinks set in granite surrounds, toilet, walk in shower and garden bath.
Double room with queen bed, large closet, bedside tables and chest of drawers.
Flat screen 32" Smart TV and clock/radio. Lots of spare bedding and towels.
Garden view from window.
Twin room with 2 single beds, each with new mattresses, large closet containing high chair, cot for baby plus lots of baby items and bedding at no extra cost.

Bathrooms
Family bathroom conveniently situated between double and twin rooms.
Bath with shower over, single sink with granite surrounds,and toilet. Hairdrier provided.
En suite bathroom in master bedroom with large garden bath, walk in shower, toilet and his and hers sinks with lots of storage cupboards below. Granite tops plus full length mirror behind sinks.
Hairdrier and hair straighteners provided.
Games Room
The double garage is now a games room with full size pool table, full size air hockey table and table football.
There is also room to sit and chill out or play cards at a side table and 2 chairs.
There are 2 tennis rackets and tennis balls for use on the comunal tennis courts.
Also 2 pickleball bats, as the tennis courts now have a pickle ball court as well.
There is a set of golf clubs for your use if you fancy a round of golf.
You will also find 2 strollers in here, plus vaccuum cleaner.
Pool
Troonvilla has an extended pool deck and oversized pool which is amazing. The pool is north facing, so the sun rises on the right and sets on the left, which means that for most of the year the sun is on the pool the whole time. In the winter there is always somewhere to sit in the sun on the extended deck.
There are plenty of pool towels for your use, so no need to bring your own.
You will find 4 luxurious loungers with padded cushions to fall asleep on!
There is a large covered area, so in the heat of the sun you can find some shade. Here you will find a large 6 seater outdoor dining table and 6 chairs, perfect for eating all meals outside.
BBQ can be hired for £99 per stay.
There is also a spa attached to the pool which is great for unwinding at the end of a busy day. The spa is only heated if pool heating is paid for..
Pool/spa heating is not needed from April to October, so is an extra fee if required, of £20 per day.
There is a pool safety fence that can be put in place if you have young children. There is no way they can access the pool with the fence in place, so that is peace of mind for you.
There is usually a selection of pool toys and floats, either left by us or our guests, so help yourselves to these and have fun.
Outside
Troonvilla is situated on a very quiet cul de sac road.There are gardens to the front and side of the property, and a garden area behind the pool deck. This area is mainly filled by a beautiful oleander tree which gives perfect cover for the nearest property behind.
The pool deck is very private, with white fences around 2 sides of the boundary and a tall hedge along the 3rd side.
Just a 5 minute walk along Troon Circle leads you to the golf course and club house. Just a few minutes further and you will reach the comunal pool, tennis courts and children's play area.
Garage

Troonvilla has internet connection and free WIFI throughout, including the pool area,

We provide the following, free of charge;
2 strollers, high chair, seat pad, fold up cot plus cot bedding, play pen, baby swing to hang from door frame.
Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. We have a selection of Highlands Reserve vacation rentals from 3 to 7 bedrooms so somethings to suit all guests. Highlands Reserve is very popular with snowbirds from up north who love to winter in the sunshine. Most owners are happy to take snowbird bookings from 30 - 90 days. Just send them an email to get a quote but don't hang around these vacation rentals book up fast for the winter months.
The Highlands Reserve villa community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve vacation rentals are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it's easy to see why!
Highlands Reserve: Driving Distances to the Theme Parks
We have added the actual driving distances from our Highlands Reserve vacation rentals to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Shops and Restaurants near Highlands Reserve
Highlands Reserve is located along HWY27 in Davenport. Right next door is Berry Town Center which has lots of restaurants from Applebee's Bar & Grill, Paddy Wagon Irish Pub, IHOP, Adlers Burgers, Mia Pizza, Sundays Fish and Chips as well a number of takeaways.
There is also a Publix supermarket for all your groceries and a couple of banks. On the corner just in front of Berry Town Center is a Circle K gas station.
Across the road are a number of new businesses including a Starbucks, 7 Eleven store / gas station, Twistee Treat ice cream, Jersey Mike's Subs and the recently opened (October 2024) Giovanni's Pizzeria & Kitchen which is great.
If you drive out of the main Highlands Reserve community entrance and then go straight across the lights then turn left they have added a number of other new businesses including a car wash, dental care and a number of fast food restaurants including Wendy's, Chipotle Mexican Grill and Mc Donalds. There is a also a Dollar Tree and Dollar General and a CVS pharmacy so you are pretty much covered for everything you need within 2 minutes from the Highlands Reserve community.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

£200 non-refundable deposit to be paid within 5 days to secure booking. Balance to be paid 4 weeks before arrival date. Pool/spa heating is an extra £25 per night. BBQ can be hired for an extrs fee. £200 security deposit to be paid with final payment,to be returned one week after visit has ended.
Payments can be made by bank transfer into our Lloyds Bank account in UK or into our Truist Bank in USA.

Fantastic, home from home.
You won’t be disappointed should you choose to rent this villa. Sue, the owner was fantastic from initial enquiry to even after our holiday had finished. We spent two weeks here and it soon felt like a home from home, which is what you want went renting a villa. It has all the amenities you could possibly need, and we even used the air fryer. All local shops for your basics are close by including petrol/gas station. It’s very easy to get out and about and length of journey will simply be dependent upon traffic. Would recommend the local Chinese at Berry Town Centre. Thank you.

Second Stay
Recently back from our second stay at Troon Villa and again everything was perfect.
Sue is great to deal with and very responsive to any questions or queries.
The villa is great, has everything you need for a home away from home stay and the location is ideal for doing the parks.
theres a good selection of restaurants close by and a publix within waking distance.
Already booked for next year and cant wait for our next stay.

Absolutely fantastic!
Just returned from a 17 night stay at Troon Villa. Villa is fantastic, immaculately clean and well equipped. Best villa we have ever stayed in after 15 years of holidays in Florida. The pool deck and pool is the biggest we’ve ever seen in a villa. The hosts Sue and Dave were great, from a smooth booking to quick responses to any questions we needed answering. What a gorgeous villa!
We have just come back from an incredible 2 week holiday at Troonvilla. What a beautiful villa and great owners - every little question was answered quickly - nothing was too much trouble. The pool and spa were great after a busy day at the parks. Beds were very comfy, air conditioning very welcome and there was lots of little touches included to make our stay delightful. We would definitely recommend.

Brilliant home from home!
We have just returned from 2 weeks staying at Troonvilla. Sues communication is great, and the villa is so well looked after, nothing has been overlooked. We went to Disney, Universal and gatorland over the 2 weeks which weren’t too far away. The kids loved having the pool to jump into at the end of the day and the beds were the comfiest. Thank you!

Holiday June 2025
The home was perfect for our family! It had everything we needed and was set up perfectly, with just a short walk to the shops , which was wonderful!
Everything was immaculate and the kitchen was well stocked with everything we needed. The beds were very comfortable and we slept great! The location was ideal for exploring the area.
The hosts were incredibly helpful and responsive to all our questions. They provided great recommendations for local restaurants and activities.
We loved everything about our trip and would recommend to anyone!

Fantastic Stay, Fabulous Home
We have just returned home from a 3 week stay. It was a fabulous home and had everything we could ask for. We really felt at home, loved the sun loungers and the hot tub was fabulous. We loved the whole area, it felt very safe and great for disney and universal. We will definitely recommend the villa to family and friends, and hope to stay again in the future .

Excellent stay at a beautiful villa
We have just returned from our stay at this wonderful villa! We are a family of 3 and we all loved it, it was spotlessly clean and very well equipped.
We all made full use of the pool and comfortable loungers which was great after a full day at the parks.
A great base to explore the area.

Lovely, well equipped villa in quiet area
Stayed in Troonvilla for the 3rd week of a recent visit to Florida. The first 2 weeks were very busy with park visits, and the third week was a nice relaxing week, and a chance to get out and view other areas of Orlando other than the parks. This villa was perfect for this, it was very well equipped, in a nice quiet location. The pool heat was requested and came in handy for a couple of colder evenings, but the pool was warm and the kids were often in it until 10:30/11 every night. The bedrooms were a good size and the beds were really comfortable. Wish we had the chance to stay there longer. Great communication from Sue and she responded to emails very promptly.

Fabulous Stay
We are just back from a fabulous 2 week stay. It was our first trip to Florida but certainly won't be our last. The villa is in a very quiet neighborhood and is close to supermarkets etc. There is a great golf course onsite where my son spent some time on the driving range.
We didn't use the communal pool or tennis courts but these looked lovely. The villa was gorgeous and had everything that you would need. We arrived late in the evening and the internal lamps were turned on, this a nice touch and made the house feel very homely right from the beginning. The pool area was amazing and after long days at the parks this was the perfect place to unwind. It was very private and the pool is a great size with comfy sun loungers. The games room was also a huge hit with my husband and 2 sons who loved the pool table. It is very obvious that Sue and Dave put a lot of money and effort into maintaining their home. Sue was amazing to deal with throughout and even made contact with me to give me an update on the house when hurricane Milton had passed. Sue and Dave are excellent hosts and go above and beyond to ensure each guest has a great stay. I can see why this villa books out so far in advance.
