Facilities
Located on the US27 in Davenport, this privately owned 5 bedroom vacation villa sits on the gated golfing community of Ridgewood Lakes, popular with many returning guests each year. Features include a games room and a large North West-facing private pool and spa area with outdoor dining space and gorgeous views across the conservation area and the community golf course and abundance of wild life. Guests staying on Ridgewood Lakes have access to all community facilities, including the swimming pool, outdoor sports courts, play area and fishing lake. Ideally located for many of Florida’s attractions. Disney, SeaWorld and Discovery Cove can all be reached in as little as 20-25 minutes from here. Universal Resorts, home to The Wizarding World of Harry Potter, Volcano Bay water park and Islands of Adventure is 30-35 minutes away and Busch Gardens is an hour’s drive from here. Posner Park, an outdoor shopping and dining development is just 10 minutes from the community, with a wider selection of dining options available at nearby Champions Gate Village.
Prince Villa is fully equiped for all our guests needs including linens, towels and pool towels ect.
Living
The first of the two lounges is at the front of the villa and contains sofa seating for five guests around patio doors to the pool deck. Moving through to the rear of the property gets you to the second lounge. Here you will find sofa seating for six people around a 75" flat screen TV with Cable TV and Blu-Ray DVD player and another set of patio doors to the pool deck area.
Kitchen
The open-plan kitchen with stainless steel appliances, granite worktops and a breakfast bar for four guests overlooks the rear lounge.
The fully equiped kitchen area is very spacious with everything you need to prepare your family meal to enjoy in the dining area or by the pool, it also has a large breakfast bar with stools and separate nook with table and 4 chairs. Appliances include, oven, microwave, dishwasher, large fridge / freezer with ice and filtered cold water dispenser,Kurig coffee machine & food mixer.
Dining
Opposite the front sitting room is the formal dining room, boasting a high table and chairs seating for 8 people.
Bedrooms
The luxury furnished Master bedroom is at the left side of the villa with a Super King-size bed,50" flat screen TV with Roku streaming chanels, large En-suit bathroom to the front, patio doors to the pool deck at the rear & ceiling fan.
Bedroom 2 has a Queen-size bed and windows overlooking the front garden, Bedrooms 3 conataining twin beds, seperated by Bathroom 2 giving privacy for a family unit.
Bedroom 4 has a Queen bed with side view window, Bedroom 5 containing twin beds rear view window to pool deck are near each other off the kitchen at the right side and rear of the villa next to the pool access bathroom 3 once again giving privacy for a family unit.
For the comfort and convenience of guests, all bedrooms have flat screen 32" fTVs with Roku streaming chanels and ceiling fans.

Our newly refurbished Granpa's Garage themed Games Room boasts a profesional 8' slate pool, Basketball and Foosball,32" flat screen TV with Roku streaming chanells and wall and ceiling fans.
Pool
The villa has a large 30' North West facing pool / spa giving sun from morning to sunset in the evening, there is also a large undercover lanai area, overhead fan, Dining table and seating for 6 and corner sofa seating for those nights you decide to stay in and enjoy the long warm evenings. Plus 6 cushioned sun loungers for you to relax on and soak up the Florida sun.
Pool & Spa heat is recommended Oct / April (extra charge applies)
Outside
The north and west-facing pool deck benefits from having no overlooking neighbor's and views of conservation to the rear. There is also a table and chairs where you can enjoy a meal together out in the Florida sun at the end of your busy day in Orlando!

Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community, and pass the welcoming waterfall, you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve Orlando community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
After a hard round of golf why not check out the locals favourite bar, the Paddy Wagon! Located at Berry Town Center, the nearby shopping plaza, the Paddy Wagon has quiz nights, ladies night and lots of drink specials. As well as multiple tv screens showing all your favourite sports and English Premier football.
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it’s easy to see why!
Highlands Reserve Orlando Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Fantastic stay in Davenport
We had a wonderful stay at this property in Davenport. The description of the the house is very accurate and has everything you need to make your stay comfortable. Our family really enjoyed the outdoor space in and around the pool. The owner and property management were quick to respond to our questions. Overall I would highly recommend.

The house I cannot say enough about.
Mark was simply wonderful. The house I cannot say enough about. The two separate areas for each daughter to have their family sleep and their own washroom. Master was stunning. Kitchen was beautiful. Two separate sittings areas was nice. The pool setting was beyond our expectations. We are all our meals at the table by the pool and spent a lot of our time around the pool. It was beautiful. Lots of room for the kiddies to be near the pool but no fear of them falling in. The pool alarm was a good idea. It was just simply a beautiful house and Mark was beyond fantastic. 5 Star Villa
This property has 5 very comfortable bedrooms, 3 bathrooms, a game room, and an amazing outdoor space with a pool and jacuzzi. This place has everything you and your guests will need and want. The kitchen is well stocked and there’s even a gas grill. The property is 20 minutes from Disney springs and super close to a Publix and other great shops. The gate at the property is sometimes troublesome; they didn’t allow our Publix delivery from entering, this is my only complaint. If you need a spacious property for your next Orlando vacation, this is the place!

We had an excellent and wonderful stay. On day 1 we had some minor issues but Marc informed the service team and it was taken care the same day. Never experienced such a fast and nice service. Will definitely stay here again

If you book this property you will have NO regrets at all! My family & I stayed here for a week & we all enjoyed our staying. The house is just like the pictures, very clean & beautiful villa. Wildlife abundance in a gated community.
Everything was excellent. Woods behind house/pool was a definite bonus - owls, cranes, etc. in view in a daily basis, nice unexpected bonus in a terrific house. Golf course was nice, greens were in bad shape - but they gave a nice discount knowing they were in rough shape.

Great location very nice villa
All loved the villa and the location. Few minor issues which were sorted out quickly and efficiently with the property management company so overall very happy. Great pool and jacuzzi with safety fence which was ideal with a 3 year old.

We love this home away from home !
This is my family and i second time staying at this property! We love it so much! The house is beautiful and very clean ! The owner of this home was amazing and always able to reach! My family loved our stay here and was able to relax enjoy the pool and the tv was so nice and big so we were able to just have chill nights at the house if we weren’t out ! I totally recommend and definitely making this our always stay when we go to Florida! Thank you mark for always making it a comfortable stay !!! We love it !

Amazing House!!
The house was exactly what we were looking for! Spacious with everything we needed. There was an issue with the pool heat but Mark took care of it promptly and even refunded us for 2 days of heat cost!! Communication with Mark was easy and all our needs were met! The house even had a pack n play for our infant and a small rocker! Would definitely rent this house again and recommend for anyone looking!
