Facilities
Located on the US27 in Davenport, this privately owned 5 bedroom vacation villa sits on the golfing community of Highlands Reserve, popular with many returning guests each year. Features include a games room and a large South-facing private pool and spa area with outdoor dining space and gorgeous views across our Tropical Gardens & community golf course and abundance of wild life. Guests staying on Highlands Reserve have access to all community facilities, including the swimming pool, outdoor sports courts and play area Ideally located for many of Florida’s attractions. Disney, SeaWorld and Discovery Cove can all be reached in as little as 20-25 minutes from here. Universal Resorts, home to The Wizarding World of Harry Potter, Volcano Bay water park and Islands of Adventure is 30-35 minutes away and Busch Gardens is an hour’s drive from here. Posner Park, an outdoor shopping and dining development is just 10 minutes from the community, with a wider selection of dining options available at nearby Champions Gate Village.

Living
The first of the 3 lounges is at the front of the villa and contains sofa seating for five guests leading to the kitchen family room, Moving through to the rear of the property gets you to the 2nd lounge.
Here you will find sofa seating for 8/10 people around a 75" flat screen TV with 110 streaming chanels including Discovery, Disney, History, A&E, Bravo, ID, Nat Geo, Comedy Central, Lifetime Movies, MTV, Paramount, TNT, ESPN Sport, Golf channels & many more with patio doors to the pool deck area.
Lounge 3 is our Loft room with 2 large sofas, 75" Roku streaming TV with a large selection of chanels and own A/c unit.
Kitchen
The open-plan kitchen with white appliances, Corean worktops and a breakfast bar for four guests overlooks the rear lounge.
The fully equiped kitchen area is very spacious with everything you need to prepare your family meal to enjoy in the dining area or by the pool, it also has a large breakfast bar with stools and separate nook with table and 4 chairs. Appliances include, oven, microwave, dishwasher, large fridge / freezer with ice and filtered cold water dispenser,Kurig coffee machine & food mixer.
Dining
As soon as you enter the villa you will come into our stunning entrance hall leading to our formal dining area boasting a high table and chairs seating for 8 people, with patio door to the pool deck.
Bedrooms
The luxury furnished Master bedroom is at the left side of the villa with a Super King-size bed,50" flat screen TV with Roku streaming chanels, large En-suit bathroom to the front, patio doors to the pool deck at the rear & ceiling fan.
Bedroom 2 has a Queen-size bed and windows overlooking the front garden, Bedrooms 3 conataining twin beds, seperated by Bathroom 2 giving privacy for a family unit.
Bedroom 4 has a Queen bed with side view window, Bedroom 5 containing twin beds rear view window to pool deck are near each other off the kitchen at the right side and rear of the villa next to the pool access bathroom 3 once again giving privacy for a family unit.
For the comfort and convenience of guests, all bedrooms have flat screen 32" fTVs with Roku streaming chanels and ceiling fans.

The villa has a large 30' South facing pool / spa giving sun from morning to sunset in the evening, there is also a large undercover lanai area, overhead fan, Dining table and seating for 8 with 2 corner sofa seating for those nights you decide to stay in and enjoy the long warm evenings. Plus 6 cushioned sun loungers for you to relax on and soak up the Florida sun.

Location
Highlands Reserve villas located in Davenport, Florida just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve villa community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it's easy to see why!
Highlands Reserve Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Shops and Restaurants near Highlands Reserve
Highlands Reserve is located along HWY27 in Davenport. Right next door is Berry Town Center which has lots of restaurants from Applebee's Bar & Grill, Paddy Wagon Irish Pub, IHOP, Adlers Burgers, Mia Pizza, Sundays Fish and Chips as well a number of takeaways.
There is also a Publix supermarket for all your groceries and a couple of banks. On the corner just in front of Berry Town Center is a Circle K gas station.
Across the road are a number of new businesses including a Starbucks, 7 Eleven store / gas station, Twistee Treat ice cream, Jersey Mike's Subs and the recently opened (October 2024) Giovanni's Pizzeria & Kitchen which is great.
If you drive out of the main Highlands Reserve community entrance and then go straight across the lights then turn left they have added a number of other new businesses including a car wash, dental care and a number of fast food restaurants including Wendy's, Chipotle Mexican Grill and Mc Donalds. There is a also a Dollar Tree and Dollar General and a CVS pharmacy so you are pretty much covered for everything you need within 2 minutes from the Highlands Reserve community.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

A pleasure of staying at this beautiful property
We had the pleasure of staying at this beautiful property in Orlando, and it truly exceeded our expectations. The home was incredibly spacious, with tasteful and thoughtfully arranged décor that made it feel both luxurious and welcoming. The highlight of our stay was undoubtedly the pool area. It was expansive and surrounded by lush plants and vibrant flowers just outside the lanai, creating a serene and picturesque setting. It quickly became our favourite spot to relax at any time of day, whether enjoying morning coffee, an afternoon swim, or a quiet evening. The management team was excellent, promptly assisting with a few minor niggles we encountered, ensuring our stay was as smooth and enjoyable as possible. I wholeheartedly recommend this property to anyone looking for a wonderful stay in Orlando, and I wouldn’t hesitate to book it again for a future visit.

Gorgeous Villa
Mark - Just a quick note having just returned from your gorgeous villa in Davenport - I have to say after 44 years in the travel business I have never seen such a well appointed property. It has everything one would require for a dream holiday. We had a little trouble with the pool the first week that was resolved very quickly by Steve.
Fantastic stay although my wife was unable to travel at the last minute due to Anemia following her hip replacement. Thank you once again for letting such a great villa.

Paradise
I’ve got to say that this was so close to paradise! The house, the pool, the location are stunning! Everything you seem to need was in the house, location was superb for Disney and Universal theme parks, golf courses, restaurants and nothing was too far away. If you don’t want to Drive one day you can always catch an Uber, they’re very cheap and efficient . We will definitely be coming back !
