Overview

With 3,300 sq. ft. of living space, Villa Belvedere is one of the larger Watersong villas comfortably sleeping 10 guests and boasting a ‘beautiful view’ of wildlife around the lake from the south facing pool deck with nature as your back door neighbour.

With a large 30x15ft pool, adjoining jet spa and a covered ventilated lanai/patio for shade, the pool deck seating comprises sun loungers, patio seating and tables for al fresco dining.

The light and airy air conditioned villa has a well-equipped kitchen, breakfast area, 2 lounge/family rooms and separate dining area. 5 large bedrooms include 2 master king-size suites (one on the ground floor), one queen-size ensuite; and two twin bedrooms with shared bathroom.

Free WiFi + local US calling and Roku equipped TVs allow access to guests’ own video streaming accounts such as Netflix, Amazon etc. For added entertainment, the garage has been converted into a games room with a pool table, table football and an air hockey table.

Facilities

Watersong benefits from a secure gated entrance which is manned 24/7.

In case of issues, we offer 24-hour emergency contact with our excellent on-call Management Company.

For the comfort of all of our guests, our home is non-smoking. 

Living

The main living area’s open plan design is spacious allowing everyone to remain connected whether in the formal dining area, kitchen, breakfast nook area or the lovely relaxing lounge/family area with comfortable seating and a large flat 65″ 4k ulra HD wide screen cable TV.

For those special dining occasions, adjoining the lounge, we have a beautiful separated dining area with seating for eight in style and comfort. It is ideal for special occasions such as Easter, Thanksgiving and Christmas and of course for those special family get togethers.

On the first floor, you will also find the ‘loft’ area, which provides a second family seating/lounge area with a large comfortable corner sofa and a 55″ flat screen Roku enabled TV, so two lounges to allow guests to spread out with no need for arguments over what to watch or play.

Kitchen

High specification modern kitchen with granite work surfaces, a multi-functional oven, a ceramic hob, an overhead microwave, a dishwasher, sink with waste disposal and a large American style fridge/freezer that dispenses refreshing filtered ice cool water and ice for those hot days and evenings!

In addition, at your disposal is a pantry for your food and appliances including: coffee filter machine, kettle, toaster, blender, sandwich toaster/waffle maker, and smoothie machine.  There are ample cupboards containing a full range of pots, crockery, utensils, glasses and cutlery. We also have ‘patio safe’ tableware for your use whilst outside.

The kitchen has a breakfast bar seating four people and off the kitchen, overlooking the pool deck is the breakfast area with an informal dining table with seating for four. A door leads out to the pool and deck where you can also choose to take advantage of the outdoor shaded lanai with seating for ten.

We know that you are on holiday, but if you need to do any laundry, we also have a separate well equipped laundry/utility room conveniently situated between the games room and kitchen area housing a large washing machine, tumble dryer, iron and ironing board along with other cleaning items should you require them.

In addition, there is a table seating 4 and 4 bar stools for breakfasts and light meals as well as al fresco dining on the pool deck with seating for 10

On the ground floor, privately situated on one side of the villa and ideal for guests with limited mobility, we have the first of our two spacious luxury master bedroom suites, with a U.S. king-size bed, 40″ flatscreen TV, large chest of drawers, wardrobe and bedside cabinets, ensuite with ‘his and hers’ double vanity/washbasins, large walk-in double shower and toilet.

Upstairs, we have four further bedrooms; the second of our master U.S. king size suites to the same specification above with the addition of a walk in wardrobe; a U.S. queen size double ensuite; and two twin bedrooms with a shared bathroom.

Bathrooms

4 bathrooms, 3 en-suites.

There are 4 bathrooms in total, of which 2 are master en-suite, 1 further en-suite for the queen bedroom and a shared family bathroom.  There is also a cloakroom on the ground floor close to the pool deck.

Games Room

The garage has been converted into a games room equipped with a pool table, table football and an air hockey table along with seating making it yet another great space for keeping everyone entertained.

Pool

Large 30x15ft pool with adjoining jet spa on south facing lake view pool deck.  Both the pool and spa have recently been equipped with hand rails for ease of access (not yet shown on photographs).

The pool and spa can be heated (optional extra) so the water will be warm during the winter months. (Max temp: Pool: 88°F/31°C and Spa: 101°F/38°C).

With safety in mind, the pool and spa are separated from the lanai area by safety fencing.

Outside

The south facing paved pool deck is fully screened to help keep the pool clean and bugs out.

A small lake is located behind the villa attracting wildlife and is perfect for a stroll for photographs.  Please note that fishing is not allowed and animals should not be fed.  

Watersong community is set in a tranquil setting, abundant with natural flora and fauna surrounded by lush greenery, woodlands, lakes and conservation areas. It is tucked away from the hustle & bustle of Kissimmee, yet only a short distance from Disney and the many other magical Florida delights.

Villa Belvedere is just a short 2 to 3 minute walk (approx. 350m) from the resort clubhouse with its large beautiful resort style zero entry (no steps) pool and spa open each day from 08:30 until dusk.

The Clubhouse also includes a cybercafé with high speed internet access; a well-equipped gymnasium with a range of cardio vascular equipment; a spacious lounge area with large screen TV; local information and attraction brochures a sand volleyball court; and a children’s play area. All of this is free of charge to all our guests.

Garage

The garage has been converted into a games room equipped with a pool table; table football and an air hockey table along with seating making it yet another great space for keeping everyone entertained.

There is parking on the drive at the front of the villa for two family sized vehicles.

Location

Watersong Resort villas in Florida to rent direct from the owners. Located just off the HWY 17/92 in Davenport the Watersong Resort is an ideal place to explore all that the Orlando theme parks have to offer.

Something that I was only recently made aware of is that pretty much all of the Watersong Villas back on to conservation area. This is very unusual and means you are not overlooked by other homes. So if you are looking for a private pool area then the Watersong Resort is the place to stay.

Watersong Resort is a gated community set back from the HWY so very quiet yet still only minutes from shops and restaurants.

The great thing about staying in one of our Watersong Villas is the 6,700sq ft clubhouse which is open to all guests and features a cyber cafe, fitness center, volleyball court, kids play area and large resort style pool and hot tub. We have privately owned Watersong villas ranging in size from 3 bedrooms to 7 bedrooms. Watersong Resort is a great place to rent your families self catering villa. Update April 2023: There is a now a Publix supermarket at Loughman Crossing and two gas stations located on the juction of HWY54 / HWY1792. There are also a few food options from Burger King and Hungry Howies as well as an Asian restaurent called Lins Asian Bistro which serves Japanese, Chinese & Thai mains, along with sides, starters & drinks.

If you are looking for more restaurant options then Champions Gate is your best option which is 6 miles away. Just drive up HWY54 for about 5 miles and then turn right to Champions Gate. Here you have about 10 different restaurants to choose from.

Rates

Rental rates quoted in (approx)

£980 - £1925 / week

Rental rates additional information

Rental rates for 2025 and 2026 vary throughout the seasons and range from approx. £140 to £275 per night (£980 to £1,925 per week) with minimum rental period of 7 nights except for Easter and Christmas holidays where the minimum stay is 10 nights. Discounts are available for long duration bookings (over 3 weeks duration) and for repeat guests.

A cleaning charge to cover cleaning on departure of £150 will be applied to all bookings. For long stay bookings a mid-stay clean can be arranged at a similar cost.

Pool heating is available at a cost of £30/day.

U.S Sales & Tourism tax at a rate of 12% will be added to the total cost of the villa rental.

Whilst our rates are quoted in Pounds Sterling, we can accept payments in either Pounds Sterling or U.S. dollars. The conversion rate will be taken at the time of the booking.

Lead guest for bookings must be at least 25 years of age (U.S. State Law).

Unless otherwise agreed, Check In time is 4.00pm and Check Out is 10.00am on the morning of departure.

A non-refundable deposit of 20% of the total booking value is due within 7 days of your booking to secure your dates. Upon receipt of your deposit, we will send confirmation of your booking with payment dates and cost at the current rates of exchange.

Please note that payment of 50% of the full booking fee is due 26 weeks prior to your date of arrival with the remaining balance paid 12 weeks prior to your date of arrival.

The amount that you pay will also include an additional £280 security deposit which will be returned to you after your stay once we have received confirmation from our Management Company that all post departure checks are complete with no issue.
