Overview
Diane's Highlands Villa is in the golf community of Highlands Reserve, it is within easy driving distance to the Disney parks and Universal with access to both the US27 and I-4. It has a private south west facing pool & spa which overlook a conservation area, with no rear neighbours.
The location of the villa is ideal for visiting the parks or to just relax by the pool. There is a pickle ball/tennis court and communal pool.
Facilities
We continue to upgrade and improve our villas so they maintain a higher standard than most in the area. Our furtniture and beds are high quality and we replace and replenish bedding, towels and kitchen items regularly, so you can relax and enjoy your holiday from the minute you arrive. The location is convenient to Disney, Universal and the shopping outlets. It sits on a golf course and has many restaurants and smaller malls closeby. We pride ourselves in providing everything guests will need to make your holiday a truly home from home experience. We have many returning guests who book a few years in advance, so please enquire early so you will not be disappointed. I can take bookings up to two years in advance.
Living
The living room is a large and bright open plan room, connected to the kitchen and dining room. It has double size patio doors with a view to the pool and beyond to a conservation area. We have a large sectional sofa that seats at least 10 people, 75" smart TV and occasional furniture to make your stay like home from home. The living space is big enough for families to sit comfortably but it is also cosy enough for couples and smaller families. We have a number of lamps for mood lighting and a ceiling fan.
Kitchen
The kitchen has an open aspect to the living and dining rooms, so you can enjoy the company of others while preparing meals. It is very well equipped, including a double fridge/freezer with ice maker, a range cooker, microwave, dishwasher and smaller appliances. It has a Keurig coffee machine and an airfryer. The kitchen is well stocked with glassware, plasticware, crockery and utensils.
There is a separate laundry room off the kitchen with large Samsung USA top loading Washer and large Dryer. There is an iron/ironing board, vaccum and clothes airer.
Dining
The dining room is very bright and has a large window and patio door to the pool deck. The table seats 8 comfortably. We use the patio doors in the dining room for handy access to the pool.
Bedrooms
All our bedrooms have high end furniture, with very comfortable beds and bedlinen. The Primary Master Bedroom en-suite has a US King/UK Superking bed, walk-in closet, 43" smart TV and a walk-in shower, with double vanity sinks. The second master suite has a US King/UK Superking bed, walk-in closet, 43" smart TV and a walk-in shower. The third bedroom has a US Queen/UK King bed, 40" smart TV and an office desk and chair to use your own device for online meetings. Finally, we have a twin Disney-themed room with a 40" smart TV and a large closet. Both these bedrooms share a bathroom with a bath/shower and vanity sink. All bedrooms have ceiling fans and the primary master has direct access to the pool deck.
Bathrooms
We have three bathrooms, including en-suites in the primary master and second master and a shared bathroom between the third and fouth bedrooms. All are well equipped having walk-in showers in the primary and second master bathroom. There is a bath with a shower shared by bedroom 3 & 4. All bathrooms have luxury towels and a hairdryer for guests to use.
Games Room
The garage is used as a gamesroom with a pool table and high table/chairs to enjoy relaxing nights in. There is a selection of books, games, nursery items and beach chairs for guests to borrow. There is also a fan to keep cool.
Pool
The pool & spa overlook a conservation area with no rear neighbours. It is SW facing and have spectacular sunsets in the evenings. We have a selection of seating areas, included a shaded porch for those who like to have a break away from the sun. There are comfortable sun loungers and handrails into the pool/spa for those who need a little extra help getting in and out.
Outside
We have a pool & spa overlooking a conservation area with no rear neighbours. It is SW facing and has spectacular sunsets in the evenings. We have a selection of seating areas, included a shaded porch for those who like to have a break away from the sun. There are 5 comfortable sun loungers and we have handrails into the pool/spa for those who need a little extra help getting in and out. The community is residential and very quiet. There is a large private driveway that can take 2 cars.
Garage
The garage is used as a gamesroom with a pool table and high table/chairs to enjoy relaxing nights in. There is also a fan to keep cool.
Internet
We have fastspeed internet provided free of charge in your booking. It is suitable for those who wish to work from the villa (hopefully not too much though!)
Baby Equipment
We have a highchair, a travel cot and buggy free of charge upon request.
Accessible
The villa is on one level and step free (very small lip at the front door). The front door opens on both sides to allow for accessibility. We have handrails at the pool and spa.

Highlands Reserve to Disney World and the Orlando parks
Plan your drive from your chosen villa to the specific park's guest parking entrance. Disney World covers a large area: reaching its boundary is different from arriving at Magic Kingdom, EPCOT, Hollywood Studios or Animal Kingdom. Journey times vary with traffic, your starting address and the route.
For Magic Kingdom, allow time after parking to reach the Transportation and Ticket Center and continue to the park by monorail or ferry. Check Disney's parking guidance before your visit.
Check Universal Studios Florida, Islands of Adventure, Epic Universe and SeaWorld separately when planning your itinerary. A route to one park is not an estimate for every attraction. Use live navigation before departure and allow time for parking and security.
Shops and groceries near Highlands Reserve
Berry Town Center is a useful nearby stop for groceries and dining. The Publix at Berry Town Center is at 2424 Sand Mine Road, Davenport. Check its current opening hours when planning your arrival-day shop.

Rental rates additional information
The villa starts from £160 per night plus US taxes and fees. We ask for a 20% deposit at time of booking and balance due at least 8 weeks before check-in. We also ask for a refundable breakage deposit of £200 paid with your balance.

Diane's Place was Amazing and Exactly as Described
Diane’s place was amazing! Exactly as described !My family was comfortable and safe. The villa is clean and spacious and looks just like the pictures .We felt we were truly able to relax. The pool was a huge plus after long days of walking in the parks. What made the stay the most was Diane really she was super responsive and accommodating and just really kind. She provided detailed instructions and answered any questions we had promptly and it made all the difference. I hope to stay again soon!

One of the best villas we’ve ever stayed in!
We had an absolutely wonderful holiday at Diane’s villa in Highlands Reserve. After a long journey, arriving late at night to a beautifully lit home made such a difference – it immediately created a warm, welcoming atmosphere that helped us relax straight away.
The villa itself is spacious and immaculately clean, with a real sense of care and attention in every detail. The beds and soft furnishings were incredibly comfortable, and we really appreciated the abundance of extra bedding, pillows, and towels available.
The kitchen exceeded all expectations, especially the addition of an air fryer, and it was fully equipped with everything you could possibly need. The quality crockery and utensils made catering effortless and enjoyable. Discovering the pool table and a selection of novels in the garage was another delightful touch, giving us even more ways to unwind and spend time together.
The location was ideal - peaceful and relaxing, yet perfectly convenient for everything we wanted to do in Orlando.
It’s clear that Diane has put a great deal of thought, care, and pride into creating such a special place for her guests. We left feeling truly refreshed, happy, and already talking about when we can return.

LOVED Diane's home!
My family LOVED Diane’s home!!! The house was beautiful and well maintained. Each room was meticulously cleaned! We paid to have the pool heated and it was THE PERFECT TEMPERATURE throughout our stay. Diane was great about communicating when the pool cleaner and a contractor were popping by. Amazing views from the pool
We loved our stay at Diane’s villa. So many extras in the kitchen that made our stay enjoyable. We also unexpectedly arrived before check in and Diane did her best to ensure she had recommendations for us until the villa was ready. The open space behind the house was great for viewing wildlife (deer, turtles and birds). Diane was very responsive before, during and after our stay. What a great host!!

Great private pool area with a Spectacular View
It is a lovely house, great private pool area with a spectacular view. The beds and furniture were good quality and very comfortable, it was truly a home from home. Loads of TVs and good internet. One of the daily joys was getting into the pool. Very warm and welcoming - and that is in February! Diane was a pleasure to deal with, always responding quickly. Peaceful neighorhood, felt right at home
Diane was an absolutely wonderful host and her villa was amazing. It was clean, welcoming, and we felt right at home. It was just my boyfriend and I so we didn't need all of the space that was available, but if I had been traveling with friends, there is more than enough space to accommodate a group comfortably. The neighborhood was peaceful, quiet, and close to town. I would not hesitate to rebook with one of Diane's properties in the future should I be in the area again!!
