A local Publix and various restaurants within a few minutes at Championsgate.
Living
A sitting room is situated next to the formal dining area and has two large sofas, and coffee table.
The family room has direct access to the pool deck. The family room has a flat screen TV, two large sofas, and a coffee table, and a ceiling fan for additional comfort.
Kitchen
There is a lovely fully-equipped kitchen with white appliances, including cooker/stove, microwave, American Refridgerator, plenty of cupboard space and a breakfast bar with seating for 3.
Dining
Off the kitchen there’s a breakfast nook set within a bay window with seating for 4. The formal dining area offers seating for a further 6, seating for 3 at the breakfast bar.
Bedrooms
The home has five bedrooms, consisting of one downstairs and four upstairs.
The twin bedroom downstairs has 2 twin beds,(singles) furnishings and a flat screen TV, ceiling fan and closet. This bedroom has an ensuite bathroom.
The main master bedroom has a king-size bed, large flat screen TV, ceiling fan and en-suite bathroom.
Guest bedroom with a king bed, furnishings and a flat screen TV, ceiling fan and closet.
Guest bedroom with a queen bed, furnishings, flat screen TV, ceiling fan and closet.
Twin bedroom with 2 twin beds, (singles), furnishings and a flat screen TV, ceiling fan and closet.
Bedrooms 2, 3 and 4 are all close to the upstairs family bathroom.

Pool
Lanai for shade, and for dining alfresco and relaxing, Sun loungers for enjoying the Florida sun. Pool and spa, which can be heated upon request. Please enquire at time of booking. The lower level of the pool screen has been replaced with Florida Glass, which gives privacy to you whilst around the pool, without reducing the level of sun onto the deck. There's also a pool safety fence for the young children, which is easily put up and taken down.
Outside
Community with shrubs and trees, grass areas around the homes.
Driveway parking for 2 vehicles.

Location
The Hamlet at West Haven offers luxury Orlando villas to rent located just off HWY54 in Davenport Florida. West Haven is a large estate made of six smaller communities, each with a gated entrance. As you enter West Haven, you drive down beautifully manicured driveways, maintained throughout the year with new shrubs for each season. West Haven is close to Champions Gates golf club and hotel, where you have restaurants, shops and a Publix supermarket on your doorstep. The Hamlet is the 2nd from last subdivision on the estate. The Hamlet at West Haven is a small gated communities, consisting of just three roads. As you enter the community, to the right is a communal pool and childs play area. All RATES ARE EXCLUSIVE OF THE 12% FLORIDA SALES & TOURIST DEVELOPMENT TAX FOR 2024/25.
Deposits - 20% to secure dates (non-refundable)
Balance is due -8 Weeks Prior to Departure.
Pool heating is available at an additional cost of $30 per day, plus tax. (recommended between October and April). This can be purchased upon arrival, made payable to the Management Company. In cooler months it is advised to pre-arrange the Pool Heat so it can be switched on prior to your arrival.
IMPORTANT NOTE: In the event of very unusual adverse weather conditions, pool heaters do not operate effectively when the air temperature is below 55 degrees.
B-B-Q grills with Gas may be hired locally. Crib and Highchair rental are also available upon request at the time of booking and payable locally.
Accidental Damage insurance is added at the time of booking to cover incidental damages, per vacation stay. This is a mandatory fee.
