Overview
Family detached Villa on gated community. The property is a 4 double bedroom single-storey house. The rear of the property has a brick wall for privacy.
The spacious house has been decorated and furnished to reflect a family space, with home from home atmosphere. There is a large TV in the family room and Flat screen TV's are in all bedrooms with DVD's. Two King Master Bedrooms have en-suites.
Fully air conditioned with additional ceiling fans for extra comfort. Heated private pool with spa with a large pool deck and security screen for those with young children. Pool Heat is recommended in the cooler months October -March and carries a fee to cover the electricity.
Facilities
Strictly no smoking is allowed in the Villa or the decking area.
Shopping available at Premium Outlets, Prime One, Mall of Millennia and Florida Mall all located within 30 minutes. Posner Park with Target, Hobby Lobby, JC Penny, resaurants, etc within 5 minutes and local Supermarket, Publix, at Champions Gate 5 minutes away. Restaurants are abundant on US 27 and along the Champions Gate - Reunion road, now boasting Longhorns, olive Garden, Fords Garage, Outback, and Texas Roadhouse, not to mention the Piper's Grill at the Champions Gate Golf Club also 5-10 minutes away.
Living
The living area featured in the Villa. Large smart TV, DVD and Game consol. Selection of CD's and DVD's available. Ceiling fan with additional lighting. Access through patio doors to pool decking.
Kitchen
Fully equipped kitchen, electric cooker, microwave, fridge/freezer, dishwasher and waste disposal. Smaller appliances include electric kettle, coffee maker, etc. Features an island, breakfast bar with stools and breakfast nook again with stools.
Dining
Dining table with 6 chairs leading with overhead lighting with walkway to kitchen.
Bedrooms
Spacious Large Master King Bedroom. Access onto pool area. En-suite bathroom with twin basins, large shower and bath leading onto walk in wardrobe. Second Master Queen with flat screen TV and en-suite (with shower in bath). Two twin bedrooms with a shared bathroom (with shower - bath combi).
Bathrooms
Three full bathrooms and a toilet in the pool area.
Master Bathroom with 2 vanity basins, full length mirror, large shower and bath. Second Master with en-suite with vanity basin, bath with shower. A separate bathrooms with single vanity basins, shower - bath combi. Hair dryers in all bathrooms and lighting above all mirrors.
Games Room
Double garage. Enjoy all the facilities of a games room pool table, foosball table, electric darts. Table with 2 chairs. In addition there are family games available for our Guests's use and a selection of books.
Pool
Fully heated pool with spa maintained on a weekly basis. Lights fitted in pool and spa for evening swimming. Fitted with security screen for families with young children. A covered lanai, for those wanting to escape the sun. Wall decorations to make you feel relaxed. Pool heating, which is advisable is an additional cost of £145.00 per week.
A pool cover is provided to retain the heat overnight. Ideal area for spending a relaxing day away from the bustle of the parks and to recharge your batteries. Alarm fitted to living room patio door for extra security for those with small children in addition to full security pool screen.
Outside
A patio table with 4 chairs. 2 comfortable lounger, 2 additional chairs and small table with outside lighting and fan. B-B-Q's may be hired, delivered and cleaned on request by the Management Company. Enhanced by decorative features to give it a Floridian flavor.
Garage
Used as games room. See above. Double drive to accommodate 2 cars.
Please observe the 'No Overnight Parking in the Street ' Rule as towing is enforced if vehicles are parked in the street overnight. Lawns must not be parked on or sidewalks obstrucked please.

FREE Wi-Fi, high speed internet.
Baby Equipment
Pushchair (Stroller) and high chair for guests. Further baby equipment such as cots and bed linen can be supplied by Management Company for additional cost. Alarm on living room sliding door leading to pool to safeguard children
Location

The Sanctuary at West Haven offers luxury Orlando villas and vacation rentals direct from the owners. Located just off HWY54 in Davenport, Florida it's less than 15 minutes drive from Disney World.
West Haven is a large estate with six smaller communities within it, each with it's own gated entrance. With about 100 villas positioned around a central conservation area, this resort offers an ideal setting for spotting Florida wildlife. As you enter West Haven, the approach is exceptionally attractive as you drive down a beautifully manicured driveway towards the holiday homes. Many of the homes on The Sanctuary at West Haven are two story, with vaulted ceilings in the lounge area, giving the spacious feeling you would expect from a Florida villa. Rental rates additional information
THE RATES ARE FULLY INCLUSIVE OF THE 12% FLORIDA SALES AND TOURIST DEVELOPMENT TAX. A deposit of £150.00 per week (non-refundable) on booking. The full balance to be received 10 weeks prior to departure together with a security deposit. The security deposit will be returned within 2 weeks after departure from our Villa, following an inspection by our Management Company. Bookings within 10 weeks of departure will need to pay the full amount together with the security deposit at the time of booking. Fully heated pool and spa available at £145.00 per week. LOW RATES FOR LONG TERM RENTAL (SNOW-BIRDS ESPECIALLY) ARE NEGOTIABLE.

A dream 3 week holiday with an amazing villa
You cannot ask for more from a villa and owner. The villa is clean, tidy and well maintained, with plenty of space to relax and a great pool area. The kids loved the pool table and football table in the garage, along with the games consoles for quieter days. Everything you need is in the villa ready to use. Being situated close to Championsgate you have some great places to eat and easy access to the i4 highway to get to all the parks. Richard the owner was quick to respond to any queries via email while we were there and always happy to help. We could not have asked for a better place to stay while visiting our happy place.

Excellent Stay
My wife and i had an excellent stay at Richards villa. The will is well maintained, clean and well equiped. Great pool area. The gated estate is the lovely and is well positioned for access to theme parks , shopping etc. Richard is a fantastic host, quick to reply to any questions we had. The management company are also very quick to respond if anything crops up. We would not hesitate to book the villa again.

The Sanctuary at West Haven
As a family of 6 We've Had a fantastic 2 week stay in Richard and Tracey's Villa. A well equipped and modern Villa, well priced for the West Haven location it's in. We have stayed in the area several times and the Villa is as good as any that we have stayed in previously. Richard has been a great host and has answered all questions/emails promptly. Location of villa is just 20 mins or so from The Disney theme parks and about 35mins from the Universal parks. Publix supermarket less than 5mins away, Walmart on hwy 27 is about 15mins away. I would highly recommend Beef o Brady's bar/restaurant which is only 3 mins away on hwy27, also Manny's Chophouse on hwy 27 which just 15 mins away in Haines City. When we return to Florida in a few years time if Richards Villa is available we would have no hesitation in booking it again.
