Overview
Luxurious detached Villa on gated community. The property is a 5 bedroom two-storey house converted to 4 bedrooms which makes it so much more spacious than other 4 bedroom properties. It has conservation views at the rear, and hedges either side of the pool area to make it totally secluded and not overlooked.
The spacious house has been decorated and furnished to a very high standard to reflect an elegant home from home, with a 55" TV in the family room with state of the art Blu-Ray DVD and full Bose surround sound. Flat TV's are in all bedrooms with DVD's. 2 Master Bedrooms with en-suites and French doors leading to full length balcony overlooking stunning views, perfect for your morning coffee and late evening relaxation.
Fully air conditioned with additional ceiling fans in all rooms for extra comfort. Heated private pool with spa with a large pool deck and security screen for those with young children.
Facilities
Strictly no smoking is allowed in the Villa or the decking area. Property has a security alarm system if you choose to use it. Shopping available at Premium Outlets, Prime One, Mall of Millennia and Florida Mall all located within 30 minutes. Posner Park with Target, JC Penny, Hobby Lobby, Dickes Sport shop, Best Buy, etc within 5 minutes and local Supermarket, Publix, at Champions Gate 5 minutes away. Restaurants are abundant on US 27 as well at Champions Gate, not to mention the Piper's Grill at the Champions Gate Golf Club also 5 minutes away. Guests are also able to use the clubhouse which has a large swimming pool, tennis courts, volley ball court and small gymnasium.
Living
There are two living areas featured in the Villa. Main family area with U shape settee facing 60" flat screen TV, Blue-Ray DVD, CD, Radio with Bose home theatre surround sound. Selection of CD's and DVD's available. Ceiling fan with additional lighting. Access through patio doors to pool decking. Second area through archway from hall is a second comfortable seating area with 2 three seater settee's ideal for relaxation and reading. Alarm fitted to patio door for safety if small children exit and child lock chain on front door.
Kitchen
Fully equipped kitchen, stainless steel electric cooker, microwave, huge French door fridge/freezer, dishwasher and waste disposal. Smaller appliances include electric kettle, Ninja coffee maker, electric juicer, slow cooker etc. Features an island, breakfast bar with stools and breakfast nook again with stools.

Glass topped dining table with 6 chairs leading with overhead lighting with walkway to kitchen.
Bedrooms
Spacious Large Master King Bedroom with four poster bed, large flat screen 40" TV with DVD and docking station. Access onto private balcony with views. En-suite bathroom with twin basins, massive shower and bath leading onto walk in wardrobe. Second Master King with large flat screen TV, DVD and play-station 4, and en-suite again access leading out onto balcony with views. Queen bedroom with adjacent bathroom (with shower and bath). Flat screen TV with DVD. Double bedroom with twin beds with flat screen TV/DVD and adjacent bathroom. Alarms fitted to balcony door. Each bedroom effectively has its own bathroom and lends itself to parties of golfers who want to play the nearby Championship courses
Bathrooms
Master Bathroom with 2 vanity basins, full length mirror, large shower and bath. Second Master with en-suite with vanity basin, bath and shower. Two separate bathrooms, one downstairs one upstairs) with single vanity basins, shower and bath. Hair dryers in all bathrooms and lighting above all mirrors.
Games Room
Double garage. Enjoy all the facilities of a games room highlighting 7' pool table, 5' foosball, electric darts and go back in time looking at the Hollywood stars on the walls. Table with 2 bar stools. I
Pool
Fully heated pool with spa maintained on a weekly basis. Lights fitted in pool and spa for evening swimming. Fitted with security screen for families with young children. A covered lanai, for those wanting to escape the sun. Wall decorations to make you feel by the sea. Pool heating, which is advisable is an additional cost of £145.00 per week. Ideal area for spending a relaxing day away from the bustle of the parks and to recharge your batteries. Alarm fitted to patio doors for extra security for those with small children in addition to full security pool screen.
Outside
2 patio tables with 8 chairs. 4 comfortable loungers, 2 small tables, parasol and outside lighting. High speed wall mounted fan for those hot evenings. External lights. Overlooks conservation area with hedges down each side ensuring total privacy. Balcony overlooking pool equipped with patio table, 2 chairs, love seat and 2 rocking chair. B-B-Q's can be hired, delivered and cleaned on request by the Management Company. Enhanced by decorative features to give it a Floridian flavor.
Garage
Used as games room. See above. Double drive to accommodate 2 cars.

Baby Equipment
Baby equipment such as high chairs, strollers, car seats, cots and bed linen can be supplied by Management Company for additional cost. Security system with alarms on all doors leading to pool and balcony to safeguard children
Location

The nearest course is Champions Gate which currently offers two Greg Norman designed layouts called the National and International with a third course called the Country Club at Champions Gate now open.
Next would be Highlands Reserve which is less than 5 minutes away and has only one water hazard so a great place to start before heading to one of the tougher Greg Norman courses.
Other golf courses within 15 minutes are Southern Dunes and Mystic Dunes all of which are great layouts and a challenge for golfers of every skill level.

Driving Distances from the Shire at West Haven to the Orlando Theme Parks
We have added the actual driving distances to all the main Orlando theme parks below, these are not the distances to the main gate which most people quote, as this would reduce the distance, but to the actual car park for each attraction. Most of the jouney to the parks are on highways or interstates driving between 55-65 MPH so it's pretty quick to get to all the parks.

- Magic Kingdom - 13 miles
- Epcot - 13 miles
- SeaWorld - 17 miles
- Universal Studios - 20 miles
While staying on the Shire at West Haven you will probably be looking for nearby restaurants. The closest place (less than 5 minutes) would be Champions Gate Village which has a number shops, gas stations and restaurants. We have put together a list of Champions Gate Restaurants so you know what's available.

THE RATES ARE FULLY INCLUSIVE OF THE 12% FLORIDA SALES AND TOURIST DEVELOPMENT TAX.
A deposit of £400 / $500 (non-refundable) on booking to secure your dates.
The full balance to be paid by 8 weeks prior to departure. Following an inspection by our Management Company any damages exceeding the insurance limited will be the responsibility of the guests. Bookings within 2 months of departure will need to pay the full amount `at the time of booking.
Fully heated pool and spa available at £170.00 per week.
LOW RATES FOR LONG TERM RENTAL FOR 8 WEEKS OR MORE (SNOW-BIRDS ESPECIALLY) ARE NEGOTIABLE.

Amazing Villa in a Wonderful Location
We have stayed at properties on The Shires development for many years but this was our first time at Nirvana and it definitely did not disappoint. Very easy communication with Richard and Tracey and an absolute pleasure to deal with. We stayed for three weeks over Christmas and the New Year and were welcomed with a lovely Christmas tree complete with candy canes in the family room and a very welcoming Santa in the hallway which the grandchildren loved. The Villa had everything that you needed for a very comfortable stay and the Pool and Spa were amazing. The full rear balcony has wonderful views if you want to relax for a while. The kitchen was very well equipped. The Management Company also did a fantastic job. The Villa is very close to local shopping facilities and a must stay for anyone wanting a quiet but convenient location. Thanks once again Richard and Tracey and we are looking forward to booking with you again in the near future.

Exceptional Villa
We have just returned from the most relaxing stay in the "Nirvana Villa"
Our 34th Stay in Orlando so we are seasoned villa renters, this villa ticks all the boxes, spotlessly clean and beautifully furnished throughout - the owners have thought of just everything you'd need and are so swift with any communication.
The villa is in one of our favourite locations, just around the corner from champions gate and equally as close to the 27 which also has many shops, restaurants and amenities.
If you're looking for to rent a beautiful and comfortable Villa with honest and trustworthy owners - you've found your villa!!

4th Stay at Nirvana
Another wonderful stay at Villa Nirvana. Our fourth stay and hopefully not our last. Truly feels like a home from home which makes for such a comfortable and relaxing stay. Richard & Tracey are an absolute pleasure to deal with and always make us feel so welcome to stay in their lovely holiday home. Spacious and well equipped with a peaceful and private pool area. We couldn’t wait to return and as always it did not disappoint. Don’t know what else I can say that I haven’t said before, great hosts, great spacious clean villa, very well equipped, super area, private pool area, close to great restaurants, close to supermarkets, great management / maintenance company, good location for parks and all Orlando has to offer. Can’t wait to visit again!!
