Set atop one of the highest areas in the region, Highlands Reserve is not your typical Florida golf course. This championship design by Mike Dasher gives you tree-lined fairways reminiscent of the Carolinas, open spacious fairways likened to the great Scottish courses, and a bit of old Florida with citrus trees dotting the countryside.
Large, fast, undulating greens make this course challenging and fun for all levels of golfers. Water comes into play on just one hole and Mike Dasher's design has cleverly utilized the natural wasteland areas.

Living
There are two spacious living areas comprising of a large open plan living room with fully equipped kitchen and dining nook. This room enjoys wonderful views of the outside space and has reclining leather sofas to enjoy the large TV
The second living area - with large TV, also enjoys views of the fabulous golf course and is an idea area to chill out with a book or a glass of wine.
The adjacent dining area will accommodate your group to enjoy meals together.
Kitchen
The fully equipped kitchen is large and open to the family room. There is an American fridge freezer with ice and water dispenser, dishwasher and electric oven and hob.
There is plenty of dinnerware and glasses, both for inside and unbreakable ones for outside use.
There is a filter coffee maker and a pod machine, a blender, a mixer and lots of cooking equipment to cook up a feast or a snack.
Dining
Meals can be enjoyed outside on the pool deck, or in the formal dining area, or dining nook!
The large infrared professional gas BBQ is included in your rate (provided you clean it after use ready for our next guests, there is no additional charge).
Our electric awning gives shade during the day and of an evening the lights under the canopy makes for a magical dining experience in the Florida outdoors.
Bedrooms
Currently with 1 king master suite with access to pool area - large ensuire bathroom with separate shower and tub and walk in closet. Adjacent to this is a twin room which shares the master via separate access and is adjacent to half bath,
on the other side of the home is 1 king room with adjacent shower room in separate wing off the main living area, with door pool deck. in a separate section off the hallway are the remaining two bedrooms with jack and jill bathroom - these two rooms are flexible and can be set as king beds or two twins as required.
All bedrooms feature comfortable beds, luxury linens and Smart TV with Roku channels
Bathrooms
The main master bedroom has a large bathroom with separate vanities, a walk in shower and a soaker tub.
There is a half bath with toilet and basin which serves as a bathroom to the twin, alongwith access to the main ensuite.
The shower room to the other king room has a walk in shower and single vanity.
The Jack and Jill bathroom between the twin and queen room has a double vanity and a privacy door to access the bath with shower over and toilet.
Games Room
There is an outdoor ping pong table to enjoy on the pool deck and a newly installed fully airconditioned game room with pool table, air hockey and darts
Pool
Our large pool area with lagoon style pool and inground spa is a wonderful private oasis.
Situated on an end of cul de sac plot the home has plenty of room all around and hedges provide privacy between homes too. The 180 degree South and West facing views over the course offer wonderful sunsets over the distant trees.
We have plenty of comfortable furniture to enjoy the Florida outdoors - a seating area with chairs and footstools, a small bistro set idea for outdoor board games or a glass of wine! 6+ sun loungers, large diing table and chairs.
There are handrails in to the pool and spa and the pool has a shallow section at one end ideal for sitting in the shallow water.
The pool and spa can be heated at an extra charge and the spa can be heated separately if you would like to enjoy this during the summer evenings when the pool heat is not required.
Outside
Outside the pool deck is very large (around 60 feet wide!) It has open views to the rear over the golf course course - you can relax under the covered lanai, swim in the beautiful pool or relax on our comfortable seating (pictures of new furniture coming soon!) - our spacious cul de sac lot gives plenty of privacy, peace and tranquility.
The large lagoon pool with shallow sitting section at one end, can be heated on request and has a spa tub with waterfall feature. If it gets too warm there is a large covered lanai with fan to keep you cool.
The new pool handrails allows for easy access into the pool and spa.
The outdoor ping pong table provides fun for all the family

Baby Equipment
We have a Crib and pack and play available and two high chairs - if you require a 2nd crib we can arrange this.
Accessible
Property is all on one level, please note there is a step over threshhold over patio doors and into the shower (not roll in) A shower stool and grab handle can be provided. One step into property at front door.
Pets
We accept one or two dogs by prior arrangement. Doggy blankets are provided for our furniture, there is a small additional charge.
Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community, and pass the welcoming waterfall, you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve Orlando community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
After a hard round of golf why not check out the locals favourite bar, the Paddy Wagon! Located at Berry Town Center, the nearby shopping plaza, the Paddy Wagon has quiz nights, ladies night and lots of drink specials. As well as multiple tv screens showing all your favourite sports and English Premier football.
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it’s easy to see why!
Highlands Reserve Orlando Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Fantastic villa
3 generations of our family stayed in this beautiful villa for 3 weeks, plenty of activities for the 16 year old with the pool table and table tennis and excellent WiFi (thank goodness) the 3 year old spent most of her time in the pool, we took a pushchair and baby monitor but we could have easily used the ones supplied by Pat at the villa, the villa looks better than the pictures if that is possible, this was our 4th visit to Florida, first time in this villa but we would definitely stay again, Pat was a perfect host, answering queries and letting us change our dates by a couple of days due to changes in flights, we also had late check out and the whole experience was perfect. We had to contact the management team about the pool and they got back to us straight away and the pool guy came the next day. Definitely book this villa you won't be disappointed. Highway 27 and the 192 have lots of fantastic restaurants and if you take Avalon road to Disney it's alot quicker.

This house is conveniently located to parks / interstate. Golf course on site .
The actual house is laid out very well . The pool deck and lanai are outstanding.

Beautiful villa!
Right as you walk into this villa, you are greeted with the stunning view of the golf course through the wall of windows overlooking the pool deck. We loved the setting, in a quiet neighborhood with safe streets to take walks around. The home is arranged so that the bedrooms each have privacy since they are spread out in opposite wings, and the high ceilings throughout the home give a grand feel to the place. The beds are comfortable, the home was immaculately clean, the kitchen very well supplied with all dishes and cookware that we needed, and the master suite especially is very large! We loved the spacious pool deck with many areas to sit and relax, and the games room was also a hit with our kids. We will definitely stay here again! The owner, Pat, is very easy to reach when needed and has accommodated our every need. The local management company was also quick to respond to any questions we had. We would highly recommend this villa to anyone wanting a vacation in the Disney/Orlando area!

A great family holiday at Highlands Reserve
This wonderful home housed our multi-generational family with no difficulties. We had room to spread out which is so important. All of the furniture was extremely comfortable which doesn't happen too often in my experience The pool was absolutely delightful as well as the lanai with plenty of seating The neighbourhood was quiet and peaceful, close to stores, restaurants and disney.
Dealing with the host was easy and stress free.
All in all a perfect holiday at a great location.

Another wonderful stay
This is the second stay we stayed in this amazing home! We booked this stay while sitting in the home the first time- and it did not disappoint again. The property is perfection. You cannot beat this pool. And the view! Watch the sun set every afternoon over the golf course. The layout of the home is great and it truly has all the comforts of home. This is not in a neighborhood of rentals so you don't have to worry about loud music and annoying neighbors next door. Just enjoy a quiet, relaxing vacation. Thanks for another lovely stay.

Fantastic villa
We had booked another villa which turned out to be awful. We found this villa and Pat was extremely helpful straight away. Removed villas and it was wonderful to walk into this perfect villa. It was so clean and had everything you could possibly need. We met Lee from the Management Company and he was lovely. The views from the outside are fantastic. Spacious, beautifully presented holiday home
Fantastic. Pat provides a friendly booking service, professional communication, and most importantly provides a luxurious home for you to enjoy your holiday. It's clean, nicely furnished and the basic cleaning essentials are most welcome. The villa provides enough space for a large family, the pool is superb, and the overall location provides peace and quiet following a hard day around the theme parks. After 20 years of renting in the USA this is the best, we have stayed in.

Amazing home and hosts
What a beautiful home! we are a family of 6 adults, 2 children and an 11 month old. The home was equipped to suit all of our needs. So much space and lots to do (even during a hurricane!). The owners and the management company were so friendly and there for our every need, we stayed during hurricane Ian and both were extremely helpful, ensuring we were safe during our stay.
The home is beautiful and so relaxing, exactly what you need before and after a long day at the parks.
The location is brilliant for both Disney and Universal. Plenty of eateries and grocery within a short distance.
Thank you so much for our stay, we enjoyed every moment! We will certainly be visiting again in the future.

Another great vacation!!
Would highly recommend this home for a vacation in Orlando. The home was clean and beautifully furnished. Able to accommodate a large group with bedrooms in different wings, providing privacy at night. Outdoor deck was fabulous! We all loved the pool, hot tub and large sitting area. Furniture and beds were very comfortable. Everything from the booking process to management company was easy and great people to deal with. Disney and tons of restaurants within a 30 minute drive. Would definitely return when back in Orlando. Thanks Pat for sharing another of your wonderful homes with our family!

Amazing stay!
I can’t recommend this villa enough. It is exactly as pictured, beautifully decorated and extremely comfortable. The cleanliness was outstanding hats off to management! Pat has been a joy to deal with, easy to get hold of and very helpful. The personal touches from start right up to being in the villa really add to this amazing stay. Our party of three generations ages 6-67 all fell in love with the villa and we spent most our time outside. Pool and spa were perfect and views were lovely. Lots of comfortable seating outside. Talking of comfort - the beds! So important for the busy holidays that you have in Orlando. Thank you for the unforgettable stay we will be back! X

Beautiful villa
We stayed in this villa for 14 nights and I honestly cannot fault it.
The south facing garden shows sun rise and sun sets, with an awesome and private view of the golf course. The pool, loungers and outdoor furniture made for lovely and relaxing evenings.
Inside, the rooms are modern and spotless. You are provided with pool towels and bath towels as well as hair driers, dishwasher, laundry machines and coffee machines.
It was a pleasure to deal with Pat, she was very easy to contact.
I would recommend this villa to all of my friends and family.

Lovely Retreat!
When entering this home, I was first struck with the beautiful view directly out the living rooms wall of doors....so stunning and refreshing! It is obvious this home has been recently upgraded, and the furnishings are top notch quality. The layout of the home is unique from others we have stayed in, with lots of privacy in separate wings of the house. The kitchen is well stocked with dishes to cook and dine with, and all of the furniture is comfortable. The best part: the pool deck overlooking the golf course! The pool was nice and warm (with heat) and the pool furniture new and comfortable. Many many extra little touches throughout the house make this place our favorite! This home sits in a quiet neighborhood on a cul-de-sac. The owners of the home gave clear directions to the home and about use of items (unlocking front door, using Roku TVs, using spa heat, etc). The management company is equally helpful and the home was sparkling clean. We cannot wait to stay again next year!

Beautiful home, nicer than pictures. Plenty of room, we have rented many VRBO’s this one was super clean!!

Exquisite experience, even better than advertised.
We had a marvelous stay here. From the moment we walked into the Villa we were absolutely wowed. The views, house, and especially the pool area are breathtaking. The house was extremely clean and well prepared for our stay. The owner was extremely accessible and invested in our vacation being phenomenal. Once on site the property manager was prompt in addressing all of our questions and concerns. This property is an excellent value. I'd highly recommend it for a family vacation.

Beautiful Property
Our 3 generation family stayed in this home for our FL vacation getaway this year and everyone loved it! The property was clean, conveniently located, and exactly as shown in the photos. The pool is so large and beautiful, we spent a lot of time in it during our week stay. The home is spacious, well laid out, and everyone had their own space and privacy. The kitchen was abundantly stocked with everything from a blender for margaritas to storage containers for leftovers. They also had plenty of pool towels AND regular bath towels to accommodate our large family - rarely have we found this in most rental properties. The golf course view from the pool area was relaxing and beautiful and we saw lots of Sand Cranes each morning. We had a wonderful stay and will definitely seek out this property again when we vacation in Florida!

Beautiful home right on the golf course!
We had a wonderful vacation at your home! We didn’t want to leave. This home is situated on one of the largest lots in this development and it had great privacy from the neighboring homes. We are all golfers so being right on a course was very nice! The accommodations were top notch, from the beds to the patio furniture. Pat and Clive did a beautiful job of making their home so inviting. We hope to return again next year!

Perfect choice
We spent 7 weeks at this beautiful home. Highlight for us was the lanai area. We spent most of our time out there either swimming, eating, working, exercising or watching the beautiful sunset. Very peaceful and fun! House was perfectly situated for our family of 5. Very spacious and clean. Never had any issues the whole time there. And if we had any questions management was quick to respond. You won’t regret renting here. Great experience!

Amazing Getaway!!!!
We had such an amazing vacation. This home is wonderful and the pictures don't do it justice. It had everything you could want and need for the perfect getaway!!!! Pat has a wonderful guest who thought of everything. I would go again. I went with my son and nephew and they could not stop talking about how great it was. The pool was amazing, it had darts, pool table, grill. The rooms were so spacious. It was just perfect. Thank you Pat for an amazing vacation!

Best experience ever
House was amazing, very spacious with rooms distributed so that everyone had privacy, very quite which was very important to us. We found the house super clean, very well decorated and equipped with everything we could have needed. The pool was great , my kids wouldn’t get out of it. it was a delight to be there, so much so that we extended our stay twice and tried for a 3rd time but it was booked already.
Pat was amazing from the beginning, very helpful, she answered all my questions fast and everything went very smooth.
Location is great, very close to all parks and attractions, but still away from traffic and noise so you can relax and enjoy a quiet day at home if you choose so.
I would absolutely recommend this house and am sure to be back there next time we are in the area.
