Brand new to the rental market, this newly refurbished 4 bed / 3 bed villa can be found on the resort of Hampton Lakes, with direct access to Highway 27 it is ideally located for all of the attractions!
There is enough space to sleep 8, a large enclosed lanai with private pool.
Inside the home you will find new furnishing, new kitchen appliances and new quartz counters.
There are new ROKU TVs fitted throughout the home so you can sign in to your favorite streaming services and free wifi is available to all our guests.
Our West Facing Pool is equipped with table and chairs along with Loungers to enable you to enjoy the beautiful Florida heat, when its time to cool off, the lanai offers shade and cooling from a large ceiling fan.

Facilities
This property is self-service--meaning the guest will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. Any further items beyond this will need to purchased by guests as per their individual needs.
Vacation starter Kits are available via the Property Manager, please enquire before the commencement of your stay for full details.

The cleaning fee for this home is $150 and is payable at the time of balance.
Pool heat will cost $35 per night plus taxes, BBQ hire is available for $15 per day
A refundable security deposit of $400 is required at the time of booking, this will be returned up to 10 days post stay
Early check in and late check out may be available upon request. Fees may apply.
Living
Our stunning open plan family living areas boast two new large roku tv, fussball table with direct access to the pool and lanai.
The Living Area is large and "L" shaped with two distinct seating and entertainment areas, encompassing dining and seating areas.
Kitchen
Our Kitchen has been completed with stainless steel finish Fridge, Range, Dishwasher, Microwave, Toaster, Blender, Air Fryer and Coffee Maker and a Kettle.
All utensils and linens are also included.
The Washing Machine, Dryer and Ironing equipment can be found in the Garage.
Dining
Our open space living areas encompass two functional seating areas and can be used for both formal and informal dining.

Master Bedroom: King-sized Bed
With ensuite facilities, a large roku tv and celling fan with direct access to the Lanai and Pool situated towards the rear of the home.

The Twin Room is situated towards the front of the home and is equipped with a Roku tv
Bedroom 4: Convertible queen size bed
This bedroom comes equipped with a roku tv and a bed which can convert from single to double.

3 bathrooms, 1 ensuite.
All Bathrooms in our home are newly renovated and are of a high end finish.
The ensuite features double vanity sink areas, separate walk in shower and soak tub.
Bathroom Two and Three feature new vanity units along with a walk in shower.

The Fussball Table is situated within the living area.
Pool
Our large West facing pool is there to cool you down after a day at the parks. There is also a large bathing area complete with a table and chairs and four loungers. We have an oversize deck which will allow you the opportunity to move around at will!
All doors that lead on to the pool area are fitted with alarms that will alert you when the doors have been opened, our home isn't equipped with a pool fence.
Outside
The home is situated on a green corner plot towards the very front of the development.
The home space is 0.27 acres, so there is a great deal of green space towards the side of the home.
The proximity of Highway 27 can lead to an increased road noise at certain times of day.
Garage
A Garage is provided at the very front of the property, our driveway can accommodate two vehicles in comfort, if a third is needed, it can be accommodated in the Garage.

Free high speed internet is provided.

Driving Distances from Hampton Lakes to the Orlando Theme Parks
We have added the actual driving distances to all the main Orlando theme parks below, these are not the distances to the main gate which most people quote, as this would reduce the distance, but to the actual car park for each attraction. Most of the jouney to the parks are on highways or interstates driving between 55-65 MPH so it's pretty quick to get to all the parks.

Rental rates additional information
To secure your booking, an inital deposit of $250 is taken at the time of booking along with a $500 damage deposit.
Assuming there is no damage to our home, the damage deposit would be returned within 10 days of your departure.
Payment is preferred via debit / credit card (Quickbooks fees apply) or via Bank Transfer.
Pool and Spa Heating is $35 per night
BBQ Rental can be arranged for $15 per night
An additional 12% is added and collected to all bookings to cover Polk County Tourist Development Tax & Sales and Use Tax.

Wonderful Extended Stay
We originally booked to stay for 7 weeks and extended our stay another 4 weeks. The home is nicely renovated, including the kitchen with newer appliances. Everything is as described when booking. We prepared dinners in-house for the majority of our extended stay and had no issues doing so. The pool area is quite spacious and well laid out. There are times when the traffic can be heard (as stated in the description) but we have a blue-tooth speaker and listened to music, which helped with the noise. Pool and grounds are serviced weekly. The villa is located in a nice neighborhood which is nice for walking our small dog. Location is also convenient to parks and other area attractions.
We have had no real issues during our stay, but when we have had a need to contact the management company, Adrian has been very responsive and has dealt with any issues quickly.
