Welcome to our spacious, fully air-conditioned two-storey villa, comfortably sleeping up to 10 guests.
During Spring and Summer 2024, we carried out extensive refurbishment throughout the property. The exterior received a beautiful new Krypton paint finish, together with a freshly painted pool deck.
Inside, we refreshed the living areas and bedrooms with new paintwork, installed new televisions, beds, kitchen appliances, furniture and furnishings, as well as new carpets and bedding.
In 2025, we completed the transformation with a stunning new floor and updated décor throughout the ground floor.
For 2026, we have completed another exciting upgrade...Our pool has been completely resurfaced and now features a beautiful new finish, new tiles, a new handrail and LED lighting. It looks fantastic and provides the perfect setting for relaxing in the Florida sunshine!

Facilities
This property is self-service, meaning except for your initial supplies, the guest will need to provide their own additional toiletries as needed, such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc.
Upon arrival, this property will have the advertised supply of Toilet paper, a trash bag in each trash can and a soap in each bathroom for your use. We will leave some additional items in the home for you to use.
Any further items beyond this will need to be purchased by guests as per their individual needs.

Living
Our beautifully furnished and well-equipped villa has everything you need for a relaxing Florida holiday.
The spacious main family room features a brand-new wooden floor, comfortable new sofas and a 65-inch wall-mounted Roku TV, together with cable TV.
Large patio doors provide direct access from the living area to the pool deck, allowing plenty of natural light into the room and making it easy to move between the indoor and outdoor living spaces.
Kitchen
Our kitchen has been recently updated with brand-new stainless-steel appliances and new flooring.
You'll find everything you need for preparing family meals, including a large refrigerator with freezer, oven and hob, microwave, dishwasher, coffee maker, kettle and blender, along with a full range of cutlery, cooking utensils, crockery and glassware
The 50/50 sink includes both a conventional sink and a waste disposal unit.
Dining
The formal dining area is located towards the front of the home and provides plenty of space fo the whole family to sit down and enjoy a meal together.
A light and airy breakfast area can also be found next to the kitchen, providing the perfect spot for a relaxed morning coffee or casual family breakfast.
All dining linens, silverware and glassware are provided for your use.
Bedrooms
ur villa offers five comfortable bedrooms, providing plenty of space for families and groups of up to 10 guests.
Ground Floor Master Bedroom - The spacious ground-floor master bedroom features a new king-size bed and a wall-mounted 55-inch television with drawer space and a large built in wardrobe. There is a large en-suite bathroom comprising of a bathtub, walk-in shower and twin vanity basins. This bedroom has direct sliding-door access to the pool deck.
Upstairs Master Bedroom - The second master bedroom is located upstairs on one side of the home and features a comfortable king-size bed. We have recently fitted a new mattress to make sure you get an even better night's sleep.
This bedroom shares a Jack-and-Jill bathroom with one of our twin bedrooms.
Queen Bedroom - Also upstairs, you'll find a further bedroom featuring a queen-size bed, luxury bedding and gorgeous new carpeting. This bedroom shares a jack and jill style bathroom with our 2nd twin bedroom.
2x twin bedrooms - (1 either side of our home) Our twin bedrooms are perfect for younger (and older!) guests with a variety of Disney, Avengers and Mickey and Minnie features. They both feature new beds, luxury bedding and attractive furnishings.
All upstairs bedrooms have flat-screen televisions.
Every bedroom also benefits from ample closet and drawer storage, fresh bed linens and soft furnishings.
Bathrooms
The Ensuite Bathroom features a large tub, large walk-in shower cubicle, and twin vanity basins and has direct sliding door access to the pool deck.
Upstairs on one side of the home is the second master bedroom featuring a bath / shower, sink and toilet.
Also upstairs on the opposite side of the landing you will find a further bathroom, featuring a bath / shower, sink and toilet.
Additionally on the lower level we have a half bathroom featuring a toilet and sink.
All towels and linens are supplied and in each main bathroom, you will also find a shower.
Games Room
Games Room and Leisure Landing
We've converted our garage into a fantastic Games Room, giving everyone somewhere to have a little fun and friendly competition when you're not enjoying the Florida sunshine!
The Games Room features a pool table and table tennis, providing entertainment for both adults and children alike.
Upstairs, on our Leisure Landing, you'll find the PlayStation, complete with comfortable gaming chairs. This the perfect spot for some downtime and a little friendly gaming competition.
The Leisure Landing isn't just for gamers! We've also added a bookcase with a selection of books to enjoy during your stay, along with a few toys to keep our younger guests entertained.
Pool
Our south-facing 30ft x 15ft private pool is a real highlight of the villa. The extended pool deck provides all-day sunshine, while the spacious covered lanai offers a lovely shaded area for alfresco dining, relaxing and poolside entertaining.
For 2026, our pool has had a complete makeover! It was resurfaced in May 2026 and now boasts a stunning new pool surface and tiles, together with a new handrail and LED lighting.
Around the pool area, you'll find a comfortable outdoor dining table and chairs, along with loungers — the perfect place to relax, soak up the Florida sunshine and unwind after those long days at the parks.
For peace of mind, the pool is protected from the home by pool alarms. We also retain a removable pool safety fence, which can be set up upon request.
Please note - if you opt for pool heating it is set to 86 degrees main pool.
The pool heater will operate 8am - 8pm as required.
Outside
The areas immediately surrounding our villa are grassed, giving the property a lovely open feel.
At the front of the home, there is a paved driveway with space for a maximum of two vehicles (cars, small trucks and SUVs only)
Garage
The garage has been convered to a games room.
Internet
Free high speed Spectrum wifi is provided throughout our home.

Location
The Sanctuary at West Haven offers luxury Orlando villas and vacation rentals direct from the owners. Located just off HWY54 in Davenport, Florida it's less than 15 minutes drive from Disney World.
West Haven is a large estate with six smaller communities within it, each with it's own gated entrance. With about 100 villas positioned around a central conservation area, this resort offers an ideal setting for spotting Florida wildlife. As you enter West Haven, the approach is exceptionally attractive as you drive down a beautifully manicured driveway towards the holiday homes. Many of the homes on The Sanctuary at West Haven are two story, with vaulted ceilings in the lounge area, giving the spacious feeling you would expect from a Florida villa. This Orlando vacation rental community is a perfect base for your holiday with everything that Central Florida has to offer being close by, including Champions Gates where there are restaurants, shops and a Publix supermarket. Rental rates additional information
Our rate covers all taxes, fees and departure cleaning, also covering the exclusive use of all of our facilities and equipment.
To secure your booking, an initial deposit of $250 is taken at the time of booking along with a $500 damage deposit.
Assuming there is no damage to our home, the damage deposit would be returned within 10 days of your departure.
Payment is preferred via Bank transfer though we can arrange credit card payments with a 5% surcharge.
All taxes and cleaning is included as part of our rates.
Pool Heating is $35 per night
BBQ Rental can be arranged for $100 per stay or $20 per night for shorter stays (minimum 5 nights) which includes a full bottle of gas and cleaning.
All taxes and departure cleaning are included as part of your quote.

Fantastic stay !!
Really enjoyed our stay here , didn’t have to contact the management once as everything was clean , tidy and paperwork well organized. The oversized pool was used daily and the kids just loved it !!
Upstairs there’s a gaming knook which also got used , while I enjoyed the downstairs master suite which included 2 hairdryers and even straighteners .
The English kettle was a plus as we are tea drinkers .
I would highly recommend this place easy to get to and only a few miles from all the parks .

Great villa, fantastic pool - 10/10
Fantastic stay in this great villa, have used home owners villas before and as always they are as promised. Great set up in really good locations and any issues (rarely any) always resolved very quickly with fast responses.
A villa always plays a huge part in our family vacations and its a pleasure to say we would highly recommend this villa to anyone, pool is best we have had in our many visits to Orlando and would happily visit again. Just sad we had to leave.

Thoroughly enjoyed our stay.
Thoroughly enjoyed our stay. Had an issue getting in the gate at first but figured it out. The air also wouldn’t go under a certain temp upon arrival but host was immediately responsive and fixed it quickly.
The pool water was amazing temp! I asked if we needed to heat it and host was very honest and saved us money that way which we appreciate.
Layout of the home was great as we felt like we all had space :)

Great Stay
We stayed for just about two weeks, and it was a great stay. The house was as described with plenty of extras. Towels for all plus many extras. Bring your own cleaning supplies to clean up after yourself as you would want to have done if it was your own home. We treated this place as if it was ours and we would hope you would too. The pool was the best pool we had for the many years we have been vacationing in Florida. The pool cleaning crew was so very friendly. We had great conversations with them the two times we saw them during our stay. Highly recommended and if we come back the area we will definitely look up this home. Thank you so very much!!

We had such an amazing stay at this property!
We had such an amazing stay at this property! The home itself was absolutely gorgeous — very clean, beautifully maintained, and had more than enough space for our entire group to be comfortable. The location was also perfect and made it easy for us to enjoy everything the area had to offer. What truly made our experience exceptional, though, was our host, Adrian. Unfortunately, our return flights were unexpectedly canceled due to weather, and Adrian went above and beyond to assist us during what could have been a very stressful situation. He was incredibly accommodating, responsive, and understanding while helping us arrange an extended stay on short notice. We are so grateful for his kindness and hospitality. It made all the difference, and we would absolutely stay here again without hesitation. Highly recommend!
