There is plenty of room for the whole family to spread out inside this home which also features a large kitchen, full of new appliances and all of the essentials to easily prepare quick snacks or full meals for your family and/or friends.

When it is time to turn in for the night, everyone will sleep peacefully on new beds with new mattresses in each of the bedrooms. This home also boasts a screened, furnished lanai, a private, heated pool and spa, plus a game room with a foosball table in the garage.

Our stunning private pool with attached spa, is surrounded by large hedges to one side, a wall to the other and you'll find a covered lanai and a cooling fan to provide shade from the beautiful Florida sunshine!

Facilities

This property is self-service--meaning the guest will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc.

Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. Any further items beyond this will need to purchased by guests as per their individual needs.
You are welcome to purchase a Starter Kit at the time of booking with some of these supplies if you wish.

A clean fee of $200 applies to all bookings, in most cases this will be included as part of your booking, but please check!

Pool and Spa heating can be added to your booking. It will cost $35 per night plus taxes

The BBQ can be rented for $15 per day (minimum 7 nights)

A refundable security deposit of $500 at the time of booking.

Electric car charging is not allowed at this home.

Please confirm at point of reservation, extras such as BBQ hire (if the villa does not have one), welcome packs etc can be added for a small additional fee. Please ask for details.

Our large open plan living area overlooks the pool and spa with access available via the large patio doors, the room has everything you need, Roku Streaming TV, sofas and seating with lamps too!

We have recently fitted new wooden flooring throughout this open plan area.

The room is finished off by a large cooling fan

There is a Breakfast bar and table for 8.

We boast modern Stainless Steel Appliances: Stove, Microwave, French door refrigerator with automatic water and ice dispenser.

Tableware for 14, Cooking utensils. Coffee maker, kettle, blender & toaster are all available for your use.

Located downstairs, A large room that has been furnished well with sturdy bed and plenty of storage.

Upstairs, Another great room with an ensuite.

It has a King size bed with a top quality mattress and linen, Smart TV, large closet and drawer space.

Suite 3:
Another good size room situated upstairs to the rear of the property.
It has a Queen size bed, Smart TV, closet and drawer space.

Each room with 2 twin beds, Smart TVs and closet.

Quality linens are provided for each bedroom and all rooms are fully Air Conditioned.

We have converted our garage in to a games room this year and proudly boast a pool table along with Table Foosball!

We feature a beautiful large pool.

Our home faces East so benefits from being in the sun a lot of the day, but in the height of the afternoon heat and storms we thankfully see some shade!

Our Pool has a maximum depth of 6ft, the adjoining spa can fit up to 6 people in comfort,

The pool can be heated and we recommend this between November and April, the pool heat cost is $35 per night.

The doors that lead on to the pool deck are protected with alarms that will sound once the door has been opened to provide an alert, we prefer this to a pool fence though this can also be arranged should you prefer this.

Our secure and screened pool area is equipped with a pool and adjoining spa (heating optional), there is a large table with four chairs and six adjustable loungers

The covered lanai is equipped with a large ceiling fan to keep you cool on those hot Florida evenings!

An optional grill can be rented at an additional cost.

Our Garage has been converted in to a games room.

We have parking space available for two cars.

We are able to accomodate a van / minibus in one spot (no bigger than a ford transit) and a standard car / SUV in the other.

There is no overnight street parking on Tuscan Hills, so all vehicles have to be accomodated on the driveway.

Free high speed wifi is available to you free of charge throughout the home, this is supplied by xfiniti.

Location

Tuscan Hills Florida villas to rent in Davenport, Florida just off HWY27 and only 15 minutes from Disney World, Orlando. Tuscan Hills is a small gated community in a great location from which to explore all the Orlando theme parks.

The Tuscan Hills clubhouse is open to all onsite guests. It offers an air-conditioned gym, tennis courts, kids play area and a beach volley ball court. As well as a games room with pool table, foosball and air hockey.

Next to the game room is a lounge area where you can sit and relax while the kids play. The Tuscan Hills resort clubhouse also has a small kitchen area which you can use to prepare snacks and drinks.

The Tuscan Hills community is located on HWY27 in Davenport just minutes from Berry Town Center. This shopping plaza has a number of restaurants including Mia Pizza (collection only no delivery). Sundays which is a British fish & chip restaurant, iHop (International House of Pancakes) and Applebees which serves burgers, steaks, seafood. So there should be something for eveyone.

There is also a chinese takeaway called Bamboo Wok and the Publix supermarket. I personally recommend the subs at Publix, they also do chicken tenders, wings etc to take out. Berry Town Centre is the nearest shopping plaza to Tuscan Hills. There is also a CVS pharmacy, petrol station, nail salon, hair salon and a bank.

Rental rates additional information

To secure your booking, an initial deposit of $250 is taken at the time of booking along with a $500 damage deposit. Assuming there is no damage to our home, the damage deposit would be returned within 10 days of your departure. Payment is preferred via Bank transfer though we can arrange credit card payments with a 5% surcharge. All taxes and cleaning is included as part of our rates. Pool Heating is $35 per night BBQ Rental can be arranged for $100 per stay or $20 per night for shorter stays (minimum 5 nights) which includes a full bottle of gas and cleaning. Up to two pets can be brought to our home, this will be at a cost of $150 per pet, per stay to cover the cost of additional cleaning. All taxes are included as part of your quote.
