Welcome to our beautifully furnished single-story home on the gated community of Tuscan Hills
Our home is modern and open plan, featuring 5 bedrooms, 4 bathrooms, large living and dinning rooms, additional living space featuring a pool and spa, outdoor table and chairs with optional BBQ.
The screen enclosed pool and spa are surrounded by bushes for privacy, ideal for relaxing after a day at the attractions.
We are pet friendly and are happy to welcome your furry friends in to our home!

Facilities
This property is self-service--meaning the guest will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. Any further items beyond this will need to purchased by guests as per their individual needs.
You are welcome to purchase a Starter Kit at the time of booking with some of these supplies if you wish.

A clean fee of $150 applies to all bookings.
Pool and Spa heating can be added to your booking. It will cost $35 per night plus taxes
The BBQ can be rented for $15 per day (minimum 7 nights)
A refundable security deposit of $500 at the time of booking.
Electric car charging is not allowed at this home.
Please confirm at point of reservation, extras such as BBQ hire (if the villa does not have one), welcome packs etc can be added for a small additional fee. Please ask for details.

Our large open plan living area overlooks the pool and spa with access available via the large double patio doors, the room has two comfortable sofa beds, rug, occasional tables and lamps.
It is the perfect place to relax whilst enjoying the entertainment center that features a 65 inch 4K Smart TV.
Kitchen
Our beautiful, well equipped modern kitchen comprises of 10 ft. bar quartz countertop, 50/50 sink, waste disposal, and pantry.
There is a Breakfast bar with 4 stools plus Table with 4 chairs
We boast modern Stainless Steel Appliances: Stove, Microwave, French door refrigerator with automatic water and ice dispenser.
Tableware for 14, Cooking utensils. Coffee maker, kettle, blender & toaster are all available for your use.

Our stunning dining area is situated within the open plan living area with tableware for eight.

Master Bedroom 1:
A large room that has been furnished well with access to the spa area.
The large King-size bed has a quality mattress and superior linen, and Smart TV., closets and drawer space.

Another great room with the bathroom with access to the pool area.

Suite 3:
Another good size room situated to the front of the property allowing.
It has a Queen size bed, Smart TV, closet and drawer space.

Our secure and screened pool area is equipped with a pool and adjoining spa (heating optional), there is a large table with four chairs and two adhustable lounge chairs.

The covered lanai is equipped with a large ceiling fan to keep you cool on those hot Florida evenings!
An optional grill can be rented at an additional cost.

Pets
Cats and Dogs can be considered up to 20lbs in weight.
Location
Tuscan Hills Florida villas to rent in Davenport, Florida just off HWY27 and only 15 minutes from Disney World, Orlando. Tuscan Hills is a small gated community in a great location from which to explore all the Orlando theme parks.
The Tuscan Hills clubhouse is open to all onsite guests. It offers an air-conditioned gym, tennis courts, kids play area and a beach volley ball court. As well as a games room with pool table, foosball and air hockey.
Next to the game room is a lounge area where you can sit and relax while the kids play. The Tuscan Hills resort clubhouse also has a small kitchen area which you can use to prepare snacks and drinks.

The Tuscan Hills community is located on HWY27 in Davenport just minutes from Berry Town Center. This shopping plaza has a number of restaurants including Mia Pizza (collection only no delivery). Sundays which is a British fish & chip restaurant, iHop (International House of Pancakes) and Applebees which serves burgers, steaks, seafood. So there should be something for eveyone.
There is also a chinese takeaway called Bamboo Wok and the Publix supermarket. I personally recommend the subs at Publix, they also do chicken tenders, wings etc to take out. Berry Town Centre is the nearest shopping plaza to Tuscan Hills. There is also a CVS pharmacy, petrol station, nail salon, hair salon and a bank.

Rental rates additional information
To secure your booking, an inital deposit of $250 is taken at the time of booking along with a $500 damage deposit.
Assuming there is no damage to our home, the damage deposit would be returned within 10 days of your departure.
Payment is preferred via Bank transfer though we can arrange credit card payments with a 5% surcharge.
All taxes and cleaning is included as part of our rates.
Pool Heating is $35 per night
BBQ Rental can be arranged for $100 per stay or $20 per night for shorter stays (minimum 5 nights) which includes a full bottle of gas and cleaning.
Up to two pets can be brought to our home, this will be at a cost of $150 per pet, per stay to cover the cost of additional cleaning.
All taxes are included as part of your quote.

The place was fantastic. Plenty of room the house. Adults and kids loved the pool too. Property in a perfect location to access the Disney area.

Perfect in every way!
Just back from a two week stay, can only say it’s been great! Adrian was very helpful before and during our stay. The villa is in a great location for Disney parks, shops and restaurants and easy to find on the first night! The villa was clean and had everything you would need to feel at home! The pool was a great size and really clean! We will definitely be coming again!!
